The additional N350,000 added to the rent is likely to be for Agency, Agreement and refundable deposit.
Now that he has given them his house without agreement and caution, hope he will not complain if something is damaged tomorrow? Secondly, whenever there is any trouble with the tenant, hope he will also not call the agent to intervene?
The truth is that the additional fees are for the professionals he engaged or how does he intend to pay for the services of the Agent that brought the tenant and the lawyer that will prepare the agreement? The caution deposit is for a security that the landlord will keep to be refunded whenever the tenant is moving out if nothing is damaged.

I just came to Nairaland now and I saw about 34 mentions full of insults except one person.
Let me state that:
I am not an agent
I am a lawyer and I have practiced law for at least 21 years.
I am a landlord in Lagos and Ogun State.
I have about 23 tenants in my residential and commercial apartments.
I also own and developed a gated estate.
Agents have stolen and diverted my money before.
What I posted above is just for educational purposes and what I have experienced in my over 21 years of practice as a lawyer and dealing on properties.

I understand your anger and I expect the insult I got as a result of my post especially from people who do not understand how the business works.

I have worked with several agents and even though the story is not complete, I only brought out the possibilities for educational purposes.

I just checked my son's jamb results now and the response I got was "Result: Underaged and Under-performed"

How? No breakdown of the results to even know how he performed. Jamb's rule is that you must be 16 years on or before 30th September 2025, my son will be 16 years by October 9th 2025, just 9 days away and jamb wants my son to wait for another 365 days because of 9 days.

My plan was to ask for special consideration and exceptional permission. How do I do that when I don't even know how he performed in the exams? Jamb should please give us the full results. We paid for it and we need to see our results.

It is normal in civil proceedings, the Plaintiff and Defendants are not necessarily needed in court at this preliminary stage until trial day unlike criminal proceedings where the defendant must be present in court through out except on special circumstances.

Deji Adeyanju, legal counsel to activist Martin ‘Verydarkman (VDM)’ Otse, has responded to the bail conditions granted to his client by the Economic and Financial Crimes Commission (EFCC).

PREMIUM TIMES earlier reported that the anti-graft agency, in a statement issued by its Head of Media and Publicity, Dele Oyewale, on Tuesday, claimed that VDM was granted administrative bail and would be released upon meeting all conditions.

The Commission’s statement followed widespread criticism of the activist’s arrest and five-day detention without any public disclosure of his alleged offences.

Mr Adeyanju confirmed on Friday that EFCC operatives arrested VDM at a Guaranty Trust Bank (GTBank) branch in Abuja.

Regarding the EFCC’s confirmation of VDM’s arrest over alleged financial crimes and bail conditions, Mr Adeyanju denied ever receiving any bail documents from the agency.

“Bail granted VDM, social media bail as we are yet to receive any bail document from the commission.

“We have made several repeated demands in this regard since yesterday that we were informed about the decision to grant bail,” Mr Adeyanju wrote on his Facebook page.

Interrogation, not bail
Meanwhile, VDM’s lawyer, in a statement signed by Zainab Otega on behalf of his law firm, revealed that Steven’ C-Pack’ Avuara was the only person granted bail and released by the EFCC.

C-Pack, who was arrested alongside VDM, was released the following day.

Mr Adeyanju noted that the anti-graft agency’s only action regarding VDM was subjecting him to several hours of interrogation.

VDM’s lawyer noted, “Mr Otse remains in the Commission’s custody and was interrogated for several hours yesterday, May 5 2025, in the presence of our founding partner, Marvin Omorogbe, Esq. Our interaction with Mr Otse essentially confirmed the version of events previously communicated to us by Mr Avuara as they relate to the circumstances surrounding their arrest.

“We note with grave concern that four days after officers of the EPCC arrested Mr Otse, the Commission has yet to formally inform him of the specific allegations against him or provide him with any petition that necessitates his arrest. Rather, the interrogation by the Commsnon’’s Special Duties Committee (SDC) 4 officers yesterday was primarily focused on our client’s handling of Naira notes at a club, alleged monetisation of his social media accounts, his public comments about Nigerian Gospel Artist, hes tax records, and source of income.”

Additionally, Mr Adeyanju stated that the EFCC’s continued detention of VDM violates the fundamental human rights enshrined in the constitution.

“Notwithstanding the Commission’s powers to investigate financial crime, as streamlined by the Supreme Court in Nwolnke v F.R.N Nwaoboshi v F.R.N., Its refusal to inform our client of the specific allegations against him not only constitutes a fundamental breach of our client’s constitutional right but also suggests to us that this is a case where the Commission has effected an arrest and is now fishing for evidence to justify the arrest.

“We are, therefore, by this statement calling on the Commission to immediately release Mr Otse or charge him to court if it has any case against him, as his continuous detention beyond the constitutional limit of 24 hours is now illegal”, he noted.

Mr Adeyanju further appreciated Nigerians’ interest in the case and urged them not to take the law into their own hands.

He also commended them for staging protests to demand VDM’s release, describing it as ‘their constitutional right’ to peaceful assembly.

Meanwhile, this newspaper gathered that the peaceful protest, which began on Monday, continued on Tuesday as demonstrators took to the streets of Abuja and several other states.

Deji is wrong on this. Once a matter is subjudice, everyone wait for the court to decide. The judges are among us and could be distracted with the discussions on the media. We should all be patient for the evidence to be presented in court.
For example, look at all we are hearing and seeing now in court since Kanu's trial began.... As a lawyer, Deji should know this.

Government too should reduce the fees they collect on building approval and C of O processing. It is crazy. I am currently building some flats now, 6" blocks alone is N700 per block while cement is N10,500 per bag aside other very expensive materials.

Sincerely, government is not sincere. The cost of building expecially in Lagos is high.

On caution fee, the landlord collects the money in case of any damage when the tenant is leaving and if no damage, his caution deposit is refunded.

I do not support the inspection fee because the agent will still collect his expenses from agency fee charged.

My recommendation
Recovery process should be simplified, if your rent expires and you failed to renew before expiration, your load should be thrown out within 48hrs of expiration. No need for quit notices or court processes.

Government should regulate building materials and cost of labor too. To build 4 sets of two bedrooms flats to lintel level, the cost of bricklayer alone is costing me about N3.5M.

However since the Supreme Court has assumed jurisdiction on the matter even when the subject was not before it, her decision is final and binding on all and that was why Fubara was ready to recognise them and willing to represent the budget unfortunately, the powers that be was not expecting him to comply and were disappointed.

Chief Olusegun Obasanjo, a former President of Nigeria, has berated the Nigerian National Petroleum Corporation (NNPC) Limited over an invitation extended to him to inspect refineries, noting that it is disrespectful.

The state oil company had through its spokesperson, Olufemi Soneye, invited the former president for a tour of the Port Harcourt and Warri refineries.

The corporation’s invitation followed an interview on Channels Television on Thursday, during which Obasanjo recounted failed efforts to privatise oil plants in the country.

The former president expressed frustration over the mismanagement of refineries, noting that despite significant expenditure since 2007, no results had been achieved.

He explained that his successor, Musa Yar’Adua, rejected a $750m offer from the Chairman of the Dangote Group, Aliko Dangote, to manage the Port Harcourt and Kaduna refineries.

According to Obasanjo, the NNPCL was aware of its limitations in managing the nation’s refineries but informed Yar’Adua that the corporation could operate them, leading to the rejection of Dangote’s offer.

“When I was president, I wanted to do something about the three refineries we have: Port Harcourt, Warri, and Kaduna. Aliko got a team together after I asked Shell to come and run it for us. And Shell said they wouldn’t. I said, ‘Please come and take equity’, they said no. I said, ‘Okay, don’t take equity, come and run it’, they said no,” he explained.

“Aliko got a team together and they paid $750m to take part in PPP (Public–Private Partnership) in running the refineries. My successor refunded their money, and I went to my successor; I told him what transpired; he said NNPC said they wanted the refinery and they could run it, and I said, ‘But you know they cannot run it.”

Obasanjo added, “But I was told not too long ago that since that time, more than $2bn had been squandered on the refineries, and they still would not work.”

Since the refineries were not sold and the sales were canceled, are they better now?

Have they not spent tripple of that amount of state money on the so called turn around maintenance without a drop of fuel?

Even if OBJ sold them for 1k each and the refineries are managed well by private companies, I am not sure we will be where we are now.
