How about greedy landlord/landlady who are fond of evicted tenant yearly, so they can collect another agency and agreement fee from their new tenant. If you give me a quit notice 6 months before my tenancy expires, sorry i won't take it. Bring it back after my rent expires and you will have to prove to the court that i was unable to renew my rent or any other reason you want to put out....

Whether you gave him/her the notice 1 week after paying a yearly rent, the notice can only take effect at the expiration of the the current rent. So 6 months still applies, some greedy wicked landlord won't like it but its the law....
