I am a Realtor, I practice in Abuja. I brought a buyer who bought a property owned by a Retired Army . Though I never met him in person but we were communicating on phone from 2019 which is the year I started marketing the property. I call him from time to time to present prices and offer made by prospective buyers. Sometimes in June 2022, a buyer showed up that eventually became serious. I started as normal, I got a call from a guy who saw my advert online, we arranged for the viewing, he brought an Hajia along whom she introduced to me as the buyer. We went round the house together and Hajia said she was interested but that she would want to bring the husband before they make decision to buy. The Hajia asked me to allow her have the number of one of the landlords domestic staff who were living there. I granted the permission. That was how my ordeal started. By the time Hajia came back to inspect the house with the husband, nobody informed me again. Hajia and the husband collected the sellers number and started dealing with the sellers without my knowledge. I only got to know all these when their representative (the guy that called me having seen my advert online) called me to say that they couldn't reach the seller on phone after they and seller agrees to meet on a particular day which has passed. That I should confirm from the seller's driver to confirm if his Boss (the seller was in town). I made call to the driver and I confirmed to them that he is available. Later the buyers representative called me to say that the buyer has met the seller and price has be agreed. In a nut shell, the buyer made the first part payment and information reached me. I then placed a call to the seller to tell him that I have been reliably informed that part payment has been made to him. That he should know he is responsible for the payment of my agency fee. He fled up and started insulting me, asking how am I involved in this deal. I told him I brought the buyer. He said if I brought the buyer like I claimed, why didn't I come with them to the meeting. I told him that I was not informed by the buyer that they were coming for a meeting. After much argument to establish my involvement, he reluctantly said " i will only pay you welfare and not fee. He didn't define how much. He further said that for me to be entitled to the welfare, that the buyer must bring me to him for introduction when final payment will be made. I accepted. To cut long story short. Balance payment was made last week. And I made a request to the buyer to take me to the seller's place. He agreed. The buyer later called back to say the seller said he doesn't want to see me, that he doesn't want any agent. Surprised, I called the seller to remind him that he texted me to say he would pay me welfare and that I must be brought by the buyer to introduce me. He denied he never said so. I then forwarded his text message to him where he mentioned it. He cut the phone on me, I then text him to say I am the one that made the sale of that house and I need to be paid. He texted back that if I feel he breached any agreement with me, I should go to court. Please Lawyers in the house I need help. |

I too is having same problem right now. I have a 2004 Toyota avensis, two weeks ago my a/c pulley got damaged that it condemned my compressor and required a change. I searched for the new compressor of my car but could not find, so i resorted to the direct foreign used ones at Ikoku PH. After the installation of the compressor, my car A/C came back to normal and i was happy. Two days later, I noticed that my a/c was blowing cold air for 20sec and hot for 5min. i took it back to the technician who checked for leakage ,but there was none. He later discovered that the gas in the a/c system was black and concluded that the system was dirty. So on Saturday (just this Saturday),i bought another compressor, a brand new condenser with other accessories that was used to flush the system . I was made to understand that my compressor was the automatic (sensor) compressor and was advise to change to manual compressor. Well for me, I felt since i had changed the compressor for the second time, with a new condenser, i have nothing to fear. So it was fixed and my car cooling system came back to life. Just this morning, the cooling system stopped, a check on the gas in the system showed same dirty, black fluid mixed with the a/c gas in the system. Infact it looks as if there is a grinding wire and seals . Am just tired ,i have spent over 140k already ,yet no head way. Please let's share ideas on this solar installation, cost implications, down side and many more. I neither sell nor have knowledge of solar system but on 24th December 2022 I engaged someone to install solar for me due to the power situation here in Abuja especially during dry season. Well to cut the long story short, I decided to go for 3kva inverter with inbuilt charge controller, 4 280w felicity mono panel with 2 200amh dry cell battery with a cost implication of around 1 million Breakdown: 1. 280w felicity mono panel 84,000 per 1 ( note: the person promised me 300w for 84,000 only for him to bring 280w and the excuse he gave me was that the 300w is not a strong product but felicity product is durable) 2. 3KVA 24V inverter with inbuilt charge controller 290,000 3. Battery 200amh 160,000 per 1 dry cell 4. Battery rack, installation kits and installation charge 150,000 Mind you, I base in Abuja where things are a little expensive, so i believed its possible to get it at a cheaper rate elsewhere. I did not connect my fridge at all but lighting points are connected, smart TV of 55inche and 45inche are connected and I can use any depending if I am in the seating room or inner room. DISCOVERY: once it is 6:30pm the solar stop charging via panel and i can use my bulbs and TV and 2 fans for hours (i.e i watch TV from 6:30pm to maybe 9pm before going to bed and i switch on at least 8 bulbs from that 6:30pm till 6:30am the following day when the inverter automatically starts charging again via solar. I also discover that in this solar installation, having a very good battery will safe you alot and also dry cell battery can go bad even within 2months if installed before and then you disconnect and reconnect after like 2-3month probably due to relocation issue. Just a few talk or teach coding. You hardly see Nigerians teaching coding or talking about programming related stuff on on social media, especially on Youtube. This is because this is actually a legit way to be a successful person and it involves a lot of hard work, determination and consistence. Nigerians only like to propagate get rich schemes and fraudulent stuff like plagiarizing books to post on Amazon or some rubbish Ponzi scheme. The common thread that links all these is that they don't involve much work and all you have to do is just do the little, then sit and wait for money to start pouring into your account. I admit there are a tiny minority of people who make money from these, but it's usually for a short period of time until it crashes or they get banned from Amazon, or get arrested, but the majority of people don't get shit, rather they jump from one get rich scheme to the other until they realize they've wasted their time. Programming will never be saturated with competent programmers especially in this country because majority of people don't have the discipline and delligence to actually become competent programmers. For the past month I've not been on social media. I deleted my Twitter, Facebook Tiktok, Instagram and vowed to never check status on WhatsApp because that's a very huge distraction. I only use Nairaland and Reddit, particularly for programming related information. I deleted every movie from my laptop and haven't watched TV for weeks. How many people can do this? How many people can sit at a desk staring at a computer screen for 12+ hours everyday? Note: I am writing from experience as poultry farmer with 7 years experience Let us go straight to the point. What you are about to read here would open your eyes in this poultry business forever. Knowledge is power. I was reading my Bible this morning and came across a verse in Proverbs that I want you frame it and keep in your house. Hang it where you can see it daily. Here is the wise saying by King Solomon. “Always remember what you learnt. Your education is life, guard it well”. What you are going to learn here is life. Every intending “Poultry Farmer” should remember and guard it well. Pay close attention now. Alot of vet doctors do not want you to know this secret. And few successful and profitable poultry farmers are ashamed to tell you. But today, I want you to know everything. It will save you a lot of money. And you will be a profitable poultry farmer once you apply the knowledge you have got here. Here is the secret knowledge; “Your broilers/layers birds do not need drugs everyday to give you result”. The statement above is unpopular. I know you have never heard of such proposal. You have read different articles and spoke to numerous poultry farmers and what they normally complain about is how expensive birds drugs cost. And it makes you scared of starting due to low budget. For the experienced poultry farmers. Majority do not know the fact that their birds can grow and produce result without drugs. For vet doctors, they know for sure that your birds don't need daily drugs to grow. But they have intentionally hidden it from you. Because they need your money to survive. No insult to them� They are in the business of selling Poultry drugs. And your constant patronize is what will keep them in business. Therefore, blame yourself for not getting the required knowledge. Leave your Vet doctor and that poultry farmer alone. I am here to help you. Now, you will agree with me that birds are living things. Just like human beings. The difference is, their body system differs from yours. Birds have respiratory system Birds have reproductive system Birds have digestive system. And many more. As a human being, you'll agree with me that you don't take drugs daily. You only visit your doctor, get prescriptions (after proper check-up), buy drugs as told. And take it as instructed. And you only visit the hospital when you are sick. Your doctor might ask you to take the drugs only 7 days or 14 days and come back for check up. Follow me closely. I am insisting that you understand what you need to be a successful poultry farmer. Now, if you wake up in the morning. Decide to buy paracetamol and tramadol and consume 6 tablets morning, afternoon, and evening. You'll get sick within 30 days maximum. You wouldn't only get sick. You might have spend thousands of your heard earn money buying and taking drugs that are not necessarily for your body system. Remember, you were not sick initially. You decided to be taking drugs daily for pleasure. Or taking it so you wouldn't fall sick. But now, you are sick and plenty of money wasted. And more money is needed to bring your health back to normal. Now, use this example to match up with your birds. Why give them drugs daily when they are not sick? Why? Note that chicken drugs are expensive in Nigeria and Africa at large. Let me tell you how some vet doctors bank on your ignorance to make money. You venture into rearing birds newly and want to push your birds to grow faster than normal. You want to make quick sales (Quick sales doesn't equal PROFIT) within 5-6 weeks from broilers. Since you want abnormal growth of your birds. Your vet doctor would sell a drug that could help you achieve that goal. They are zillions of boosters drugs available for impatient farmers. So, one or two drugs would be recommend to you. They are usually not cheap. You will buy plenty sachets or bottles and be advise to be dropping in their water or mix with feed. To fasten their growth. Let me inform you that birds consume plenty of water in a day. So, they would consume plenty of that boosters. Which directly means you are spending plenty of money daily on drugs for birds that are healthy. At the end of 5-6 weeks, you big birds are ready for sales. But also remember that your cost of production too is big. So, you will struggle to sell your broilers at a reasonable price so you can make profit. Note: Excessive use of boosters to increase birds growth causes incurable disease to human beings who consume the meat. And you are not coming into business to sell poison to your fellow human. And that is where you will understand that poultry business is not as profitable as some bloggers makes it look. You need a lot of quality knowledge to be a profitable poultry farmer. Do you remember your vet doctor? He has cash out without stress. And before I forget, excessive drugs can cause stunted grow in poultry. We will discuss about stunted growth later. What Do You Need To Do? Your birds can give you maximum growth in a short period of time. Without spending too much on drugs. You only visit a Vet Doctor when you birds are sick. All you need is, quality feed. And clean water always available in the pen for your birds. As simple as that. Buy good feed from reputable company with track record and testimony from field farmers. And give your birds at the right proportion and at the right time. Note: Do not buy feed because their company agent told you the field is good. A poultry farmer should show you which feed to use. Keep their pen clean 24/7. And most importantly, clean water should be available 24 hours for your birds. Because if they eat quality feed and drink dirty water, it will lead to massive death. And lost of your invested capital. If they have enough of clean water to drink, it will ease digestion and that encourage growth. So, the formula for maximum growth of your birds is Quality Feed+Clean Water = Net Profit. I know it sounds simple and you might be wondering why nobody told you this or wrote about it before. The answer is simply because, I am writing from my over 6 years in the poultry industry. And I want you to know the truth. Do not waste money on drugs. Buy drugs only when your birds are sick. When they are not, provide them with clean water and good feed. Your vet doctor wouldn't tell you this fact about rearing animals. Good luck to you my friend. I found a school called Ontario College of Management and Technology (OCMT) and was admitted to study Cyber Security and Intelligence without due research and consultation. 1: I processed and got a loan from MPOWER which is currently ready waiting for arrival to disburse the fund to the school 2: I already paid the initial 10% tuition fee directly to the school which was acknowledged. 3: I have already arranged all required documents for the IRCC website yet to click the submit button. 4: A friend in Canada drew my attention to PGWP and we found out OCMT does not give it. At this point, confusion set in heavily. Without PGWP, you will have to return to base immediately after graduating which is not in my plan in any way OPTIONS My friend came up with two options: 1: continue with the school (OCMT) and switch to another school for an extra program and acquire PGW ( This will require going for a second loan with MPOWER) 2:Start the admission process afresh. communicate to OCMT with a logical reason informing them of my desire to quit the admission and demand a refund of what I have paid (approximately 3,000 CAD) [color=#990000]I'm totally confused and require expert and candid advice on what to do[/quote] |
