It’s not just about pipes only but everything and anything else that might need to pass underground.

You can see I was quick to talk about having no wires fly around in my compound. What I didnt share is that I’ve been racking my brain on how to relocate a pump for years now all because I don’t want to break the concrete.

I just want to move the pump to my generator house. The options given aren’t ok with me so I’m currently living with it.

I've been designing a particular landscape for the past one month, each problem I think would arise in the future, I look for a way to solve it in the design phase. As per ur relocation, installing this or something similar under ur hardscape during the construction phase would have prevented your current headache

I haven't seen any interlock that didn't look like shyte shortly after installation. I'm still looking for someone that will do stained concrete inside my house.

I don't like the stamped concrete either, looks too colourful for my liking. prefer well finished concrete driveway and well manicured lawn on the Rest of the plot

present all the suggestions stated here to your architect, let him come up with an improved design, it's only after he comes up with another design and you still don't like it, then you can sought for another architect. there is no plan you'd post here that would be 100% faultless, atleast he has put in effort, no one knows it all.

Yep for light. What about ventilation?

How about eliminating the walls in the blue area to throw in light and ventilation into the area? That’s is turn the private lounge into a dining and extending the kitchen towards the red area.
A small terrace can also be introduced in the laundry area to throw in natural light and air into the building.

You can never take away the importance of natural lighting in a 21st century house.

I'm not focusing on this plan because it obviously needs upgrade, I'm talking about situations where it's almost impossible to get natural light from Windows, like big hospitals and similar structures. for example in schools in the US, their lobbies are devoid of natural light, there make use of electricity to light up certain spaces 24/7. besides it's still natural light from the sun.

Let me tell you the number one problem with this design.

I’m a concept designer and I know a rookie when I see one. The marked out area will always be dark anytime of the day and it’ll be stuffy as there are no windows for lighting/ventilation.

You can get a better design on 450sqm. Let’s not waste too much time on this ma/sir.

This won’t pass on my side. Let’s hear from other owner builders.

we all know how difficult it is getting natural light from Windows into bungalow lobbies, infact all lobbies, like hospital lobbies, in the course of searching for solution, I stumbled on solatube daylighting system, luckily it's not even that expensive and a carpenter can install in less than 30mins, can even be DIYd

I conclude a plot bigger than a 50x100 is more practical if it will be built as drawn.

Wonderful suggestion on the door linking the ante room to the lobby. The kitchen can do without the door leading to the dinning room balcony.

yeah a bigger plot is required but modifications are always allowed when necessary, if the land has already been acquired, all you need to do is to find out the minimum setback in that area, then you scale down.

I was scrolling through old Nairaland building threads and stumbled on a floor plan that really caught my fancy (attached)

I have two questions

firstly can it fit into a 50x100 and still leave moderate space for parking etc

Secondly what would a bungalow like that cost to erect with average finishing, all ceilings POP.

50*100 is equivalent of 15m*30m, if you subtract 12.9m from 15m, you are left with 2.1m, that is 1.05m setback on the sides, which is too small, you might want to consider reducing the master bedroom width so the setback can increase. secondly there should be a door linking the ante room to the lobby so one doesn't have to enter the lounge and dining before accessing the rest of the building. the kitchen has a lot of doors, I'm imagining how cabinets are going to be arranged. you have to close one of the the exit doors so you can atleast achieve an L shaped cabinet. You are going to make use of glass blocks or anyother transparent/translucent material on the store and laundry wall so light can pass through to the lobby, you don't want to be using torchlight to access your bedroom in daytime unless you have 24/7 power or you install solatube on the roof. picture attached below is what 1m setback looks like

Building is presently facing challenges, Rent & Taxes to Building is not in correlation anymore.

60m or more get you 4units 3bedroom duplex with BQ in terrace form on a plot of land rent is 1.5m to 2m each per annum.

Recouping will take 10yrs. But selling each is range of 30m each. Developer these days maximise profits using substandard materials that call for repairs and maintenance in short time.

Our government is really fustrating every sector, CBN is the instrument used. Devaluation of currency at will, i think the best way to be save is selling value in dolllars is best option for business to grow...

is the 60m inclusive of land cost or just construction only?
