I don't think there is a fixed span, the load above and the depth of the beam, method of construction (precast or in-situ) would determine the span. let me wait for the engineers

in my opinion, anti burglar bars, razor wire, electric fence wire etc don't stop armed robbers, they only stop thieves. armed robbers knock on your gate, and the gateman would open, the rest is history.

Hence the reason their families couldn’t maintain the properties after they’re gone.

our industry don't tolerate kazeems that would delibrately leave something unfixed so that you can keep coming back. Once you use the right materials and professionals in the building stage, maintenance cost is almost zero. Just sweep and mop whenever you need to. Most of us that travel to the village for Christmas, all we do is sweep and mop and everything returns to factory standard

if we build big houses, we would die, if we build small houses we would still die, so let's build what makes us happy and fulfilled (big or small), because in the end, we would still die. besides big house equals big money for architect and builder, big money for building materials guys, big money for maintenance guys, it helps our ministry.

Here in Nnewi, you will see these billionaires having more than five structures in same compound and you can't help but wonder what will happen after few years when they are old.

The popular one that manufacture cars, if you see his compound and the number of structures in it eh. Funny thing is that he's still building more inside same compound. I don't know his plans though.

Visitors WC is necessary in my opinion, my point was a 2 bedroom apartment with 3 toilets and 2 bathroom is an overkill design or request, I know the client/owner is entitled to spend his money as he feel, I am only critical of the necessity.

even if it's a 1 bedroom flat, I would pick the one that has 2 baths to one with single bath.

seems u don't understand what your EXPERIENCED ARCHITECT meant: he simply means your design should take care of the future so it stays updated n for easy conversion to desired space in years to come. if he advised you not to have an en-suite room, it may be that you were complaining of your purse or budget so he decided to give u what he deemed is within your budget or finance. so u don't go around saying it's an Overkill to have such in other people's design or property

I have observed that most visitors especially guys would rather hold their pee and wait till they get outside than pee in a shared bathroom. but with a visitors toilet, everyone is comfortable. I for one won't step into a bathroom in a lady's apartment if it's not a separate v.wc. unless na my babe sha. I've seen so many pros of v.wc but I'm yet to see one con of it. although I have seen some poorly placed v.wc, where the toilet is facing you directly when you are in the sitting room.

why share baths when you can have one privately, most people with ensuite rooms remove clothes right in the bedroom, stroll to the bath still naked, finish their business and come into the room still naked before deciding to dress up or still remain like that, you don't have that luxury in a shared bath. and everybody deserves that privilege, whether master and madam, or kids, even servants. the additional cost in construction is mostly insignificant. when possible I usually attached a toilet to the generator/security post so that not everyone would have to ogas house to pee. whether it's used or not is not really necessary, I can always use it to store harmful chemicals away from the reach of kids.

I did this for a client with a large land area and his build 60m from the gate, convinced him to have a toilet serving the public and a patio close to his gate so he or friends don't have to walk almost 50m to his build just to pee while drinking. the more the toilets, the better value the property has in the property market, as far as there is space for it, I don't see why it should be an issue. The additional cost is not even upto the cost of 1 or 2 appliances that would be installed in the build.

My assumption is that people are thinking one of the two bedrooms be en-suite and the other bedroom be configured to be shareable by the bedroom and guest. A door in the lobby that still gives privacy to the bedroom occupants to enter without being seen from the living room.

The privacy issue that’s a concern for some can be resolved by using Clerestory Windows. Though I think the concern is exaggerated.

I had this in mind initially to tackle the privacy issue, but I still prefer the window removed, the space is less than 1m, sound would still pass through. I don't want to be speaking in hushed tones in my room because my neighbor might be listening and vice versa.

I actually live in a terraced house and I share a party wall with my neighbor, and I don't hear jack. what you have here is open windows less than 1m apart. I can actually borrow charger from the other occupant just by stretching my hand from the window.

if I'm the occupant of these rooms, I'd feel uncomfortable knowing that my neighbor can peep and listen to everything I do. imagine having a randy neighbor that brings home screamers. it's now a battle between cross ventilation and privacy, I'd choose privacy cos I can install AC. close up those windows.

in Nigeria, even if they don't give you waiver officially, you can still get the waiver unofficially on site if you do the needful

Hello experienced minds and fellows in the house. I recently acquired a small piece of land with survey putting the dimensions at 13.01m x 18.70m which I believe translates to 42ft by 61ft. My question is, what is the best design that can be accommodated on this land with parking space for 2 cars? I am looking at a 2 masters bed room with kitchen base floor and 3 bed room first floor.. Is this achievable? If No, what's the best design to fit into this.

assuming a setback of 3m by the sides and rear, 6m at the front, you are left with a build area of 7m*9.7m. that's a really tight one but not impossible. you can get lounge dinning and kitchen on the ground floor, then 3 bedrooms on the first floor. if you want more bedrooms, u might add more floor(s). you might have to check with the local town planning authority to confirm the minimum setback, some accept 2.5m sides and rear, 5m front. the smaller the setback, the easier the job.

I kuku have the tools here in my garage in Ibadan. My artisans will use it for a minute and dump it. I use it for small small projects myself in the garden.
