Thanks guys. I thought the GL450 was stronger though but then reliability may be more important in 9ja.

It is an estate but not as developed as Northern Foreshore. It belongs to one of the co developers of Northern Foreshore.

I was not intending to sell it at all, infact i am just about to start developing on it. It has to be at least 32m to be worth my while.
I have other plots I can develop with the 32m if i sell this one. I also paid for Gov consent.

I think what i'll do is to speak to a few of my friends who we all bought at the same time and come back to you.

As an alternative will you consider "The view". Its behind the Mosque near Northern Foreshore. It's slightly cheaper.

I can not accept 26m as i recently paid 1.95m towards capital contribution i.e electricity connection, water and sewer. 32m will tempt me.

Chaircover, I note your last comments to ftmum, unfortunately it seems to be the way of life there. I could remember a few years ago we were queueing for a 9ja passport for my 2 yr old son in Ibadan. My son was very very uncomfortable due to the heat and was crying and shouting. In the UK you would be allowed to jump the queue or attended to immediately would'nt you ? Lo and behold in my country they just ignored us and told us to wait our turn. Before we could even get the photo shoot right nko ? My son was so irritated he would'nt even cooperate.
As for unannounced visitors i dont open my gate. I will have electronic gate, no guard. If you knock taya you will go back to where you are coming from.
Apart from my few close friends who think alike and my parents, nobody knows where i put up in Lagos and it would remain like that. My parents would not even dare give out my address / other contact details.

Thanks to all, particularly chaircover & ftmom.

I am very well aware of all social issues raised by most on the forum on the 9ja front. Strangely, i have not been 419ed/duped in 9ja ever since i've been dealing in 9ja. I have been duped 2ce in Florida (6 figure sums), lost money in some parts of Europe but because I subconciously expected things of the sort to happen in Naija I have never ever let down my guard in 9ja and I have always put serious controls in place likewise and touch wood in 9ja things have been OK within reason so far.

The kids are in good selective grammar schools in the Uk, it will be a shame to withdraw them. I also have to mention that my wanting to be in 9ja is because i am sick of the western world and i am always happy when i am in 9ja. No electricity, no water here and there does not bother me. I think the only concern is armed robbery which really does not put me off.

My only hold back is the wishes of the wife and kids. What i've decided to do is to spend the winter months in 9ja on my own first and take it from there. The wife has said it might be too much for her to cope with all the bills, mortgage and child care as she might have to go part time so i have told her i will clear the outstanding mortgage by the time i make the move.

28schweet, She was born and bred in 9ja of 9ja parentage.
Iceblue, She has close friends living very comfortably in Ikoyi and VGC who have showed her round. Unfortunately, she is not easily swayed with material things.
Jaybee, i have suggested temporary move she said she is scared.
Chaircover, my 1st son hates the place. His reason is "up NEPA" and no likes of "Disney park" when you talk holidaying to him.

I have been in the UK permanently for the last 20 years, married for the last 16 with kids. Been visiting Nigeria regularly with the wife and kids over the last 10 years. The challenge i now have is that the wife is not really interested in relocating(I am sick of the UK), she prefers visiting from time to time. Accommodation, feeding and mobility will not be a problem at all and she knows this. I love her very much, she has supported me a lot in building a succesful investment line both in the western world and Nigeria.
Her reasons : Decay in infrastructure in Naija, no adequate security and health care, traffic, armed robbery, corruption etc. I always remind her that the UK also has it's problems, Infact, recently our first son was nearly a victim of Knife crime.
She has a very good job in the UK. Lastly, sometimes jokingly she would say she does not trust all those lagos girls, whatever that means.
All, i am happiest on each occasion that i travel to 9ja. I am ready to take the plunge now.

The best time to ply that axis is between 11am and 3pm.
I was in that axis last september and i saw heaven. The traffic was horrendous.

Those shops are really sought after. I bought mine for 1.3m in 2002 dec. I currently rent out for 350k per annum. Not a bad investment at all. I was initially going to use it as an office when i relocate back to lagos but changed my mind.

I dont know of any agent but what i will suggest is a walk around the complex.
There are usually To let / For sale signs about. If I hear anything positive I will let you know.

On a diff note, I do follow your posts/thread and I must say I admire your responses especially the family section. Keep it up.

They are all ground floor. I am not an agent but i have a shop there. As it goes, my tenant uses it for a boutique.

You have a point there. The problem i had when i tried buying stuff locally, esp Alaba Market, was that i just could'nt tell the difference between good quality and bad quality and the ibo guys were not ready to be truthfull. I will definitely check out those stores you have mentioned. Thanks

Yes they only sell to traders. My aunt worked for them about 3 years ago and she was able to do the design for me and order the products.

I am assuming you mean the cornices, if so, it is usually done together with POP. That is if you are opting for POP ceiling. My Engineer usually sorts out the kitchen fitters. You may want to contact him on 08033236264 - Engr Oduntan.

I don't mind at all. Keep them coming. For an average size kitchen, the granite slab is roughly about N100,000. The last time i did it i think i spent close to N200,000 because they did me a granite slab for the mini bar area too. Those worktops are still glowing and shiny as ever as opposed to the conventional ones with knife marks and other scatches all over.

About £3.00 per kilo. The Kitchen did cost about £700 to ship because of the heavy worktop but what i'll do in future is to just ship the cabinets and purchase the granite work top in Naija.

The first few buildings i did on the Lekki axis, i bought all door handles and taps from the UK. I also bought the kitchen directly from Howdens in the UK and got corporate messengers to ship for me (door to door - no wahala). The only problem i had with the kitchen was that on one occasion the delivery got to VGC gate after 6pm so was not allowed in till the following morning. They are all going strong, no regrets.

Next time i am going to consider shipping WC's and bath tubs from the UK. You can get English Twyford sets for £150 on clearance sales. A set - WC, bath tub, wash hand basin and biddet and taps.

Read your very interesting piece. I have recently visited Masters Golden city at Ofada, like what i see and about to part with 700,000 for a plot of land. Been to the address Sim properties have advertised on their website (Magaodo) as their office. They will give me 2 copies of deed of lease and a purchase receipt.

Is there anything else to look out for b4 parting with the money ?
