I was initially thinking 2.5m could do the foundation due to the good nature of the soil. Guess I was wrong.

With your quote above I guess N22m well managed could finish that building. I'll need a prudent builder for this turnkey
project
I am glad it helps. The most important thing about building is to begin, don't bother much about final cost. Take it a stage at a time. Let's hope the price of cement remains #1450.

Happy new year spyder, please I cannot go through all the posts but the few av read are really nice. U are doing a good job. Please am based in abuja, just recently bought a land and will like to start something soon. Please can u give me a current cost analysis of building a 6 bedroom duplex from start to finish. I will really appreciate if u can break it down for me. Thanks.

I'm in abuja as well, which part of Abuja is the land located and you'll need a design before any estimate can be done. you can pm me for further talks

After agreeing on high foundation, the Engr back tracked and insisted on building an underground that a high foundation will affect the building in the long run. Please advise us.

To be honest with you, working on a sloppy land can be problematic. There's a limit to how high the foundation can go to balance the other side. A basement apartment might be a better option because of the nature of the land. It might cost a little more because of the retaining wall needed, but you will gain additional space for other uses later.
