It used to be the dream of the average middle class person to purchase property on the 'Island' (Ikoyi, /Victoria Island/Lekki), whether to live in or for investment purposes. Obviously with the high cost of property in Ikoyi and Victoria Island, it remained mostly a dream. Two areas within the choice locations, (Dolphin Estate and South West Ikoyi) which were affordable were not so desirable because of land space and in the case of Dolphin Estate; flooding and standard of construction were real issues. Lekki seemed the most ideal solution for the 'Island dreamer'.
Lekki Phase 1 with barely passable infrastructure but with proximity to V.I and Victoria Garden City with excellent infrastructure but a 30 minute or 3 hour commute to V.I, depending on the time of day was the preferred estates. With prices (early last year) of a plot of land in the N25m range and houses in the N40 to N60m range, were high but not out of reach. Not any more: with average house prices in the N120m and above range and plots in excess of N90m, it would appear that the middle class will have to forget these two estates. Okay, we agree that there is probably no definition of 'middle class' that will pass muster in Nigeria. However, we can safely say that whoever is adjudged to be 'middle class' such a person cannot afford property in excess of $1million.
