Dear Sir/Ma,

Seasoned Greetings to all our esteemed investors. Just as it is our tradition to give you our score card for the year, we are back again for the score card for the year 2014.Year 2014 remain the most challenging for penthouse Industry limited because of new terrain and government policy, we were shaken but we conquer. This year 2014 opened our horizon to new opportunities where usage of dump trucks isn’t imagined. We will gladly take you through how the journey went. Also included are the projections for industry for the year 2015.
We started the year on a shaky note as we begin to de commission 10 tons truck (we mentioned this will happen in our last year report). Some of you investors were bitter and even tried to encourage us to continue managing the 10tons truck as before, but you later came around to understand us and transitioned to higher tonnage trucks. We say thank you. While some transition were smooth, some were not. Worthy to note is the sudden removal of three 10 tons truck on the same day by an Investor.

Towards the end of the first quarter, we were getting balanced and things begin to take shape normally. New trucks were added to the company fleet and our investors’ income began to rise considerably. Just as we were basking in this euphoria, the Ogun state Government came out with a memo instructing all operators of 30 tons trucks to restrict movement of their trucks to a specific time frame. We were all shocked, but we quickly adjusted and this turned out to be blessings in disguise.
Due to this time restriction, patronage for 10 tons and 20 tons truck increased and this meant additional income for investors. It also heralded the final era of 20 tons truck. Block project requisitions were received and we mobilized some of our trucks to service the request. This was our first contract for the year 2014.
By the end of the first quarter, we had just one (1) piece 30tons truck. Before the end of the 2nd quarter, we added 2 more. We also got our first 20 tons truck and by the beginning of the 3rd quarter, we added another 3. One was later decommissioned from our fleet by an investor who wishes to diversify. By the end of 3rd quarter, we have a total of 8 ready-to-work dump trucks. By the year end, we had a reduction in our fleet but we had increased operations and patronage. Our customer base is now over 400.

Due to increased patronage, we advised our investors to convert their 20tons truck to 30 tons, also because of government time restriction. Year 2014 marked the end of re-bored tires for our trucks as we now have a robust tire replacement programme. We also restructure our payment system. Our drivers now receive monthly salaries as against daily wages. We also signed them up to insurance and pension schemes. They all have Tax Identification Numbers ( TIN ) now. This is to give them a feeling of belonging and also make them feel loved. Their commitment to the company duties is rated high presently.

We also put in place a fast spare-parts/maintenance system where we get any spare part under 12 hours. All faults except engine re-conditioning takes less than 12 hours to fix while engine reconditioning takes less than 24 hours. Just as we planned last year, we now have a big spare-parts store. We buy and store essential parts. We do not wait for fault to occur. We also opened 2 new branches in 2 different state, Oyo state and Lagos state. These are for customer service and marketing and also provide a resting house for our drivers on transit(contd)

Yes you are right, the real naira and kobo breakdown was sent to our investors privately. We however have a business plan which shows financials for any intending investor.

Projections

Projection for the year 2015 is interesting and very positive unlike this year ended. Projections are to prepare our investors for what is expected and our plan on how to run operations for the year. It also gives investors insight on how to plan their investment. It is still an era of 30 tons and 20 tons trucks. 10 tons truck also has good chances. The twist in this is that only 30 tons get fixed returns while 20 and 10 tons do not have. Returns paid on them will be based on the number of jobs done. We already stopped fixed payments on 10 and 20 tons truck and this will continue in 2015. Positive side of this is that there are weeks where returns paid will be higher than the expected value and this can continue for a long time. Some weeks even get as much returns as 30 tons.

Year 2015 will herald an era of new truck management system. We started a pilot management in the 3rd quarter of this year ended and we are impressed by the outcome. This new system is not compulsory and investors have the choice to either stick to the old management system or this new one. In this new management system, Penthouse Industry will be solely responsible for all truck maintenance including parts and servicing ‘EXCEPT’ engine, gear and axle replacement or repair and from experience engine, gear and axle do not breakdown in the first 10-11 months. This means you do not get to be disturbed about any breakdown or delay in repairs. You only receive your weekly payment. We however deduct 25% from your weekly returns for 10 months. After 10 months, you can resume full repair and maintenance responsibility if you wish. This system allows investor to plan very well as they don’t get bothered about maintenance cost. It also gives rest of mind especially when investor does not have an independent supervisor to verify repair claims.

In year 2015, we shall be focusing on the Real estate segment. This segment is growing at an annual rate of 43% with over 113 potential customers identified. The second segment is the construction industry with a 35% growth rate especially in the south west and 150 possible customers. The retail industry is the third with a 2% growth rate. The last segment is a catch all "other" segment growing at 2%. Large established companies in the afore-mentioned segments (especially in the construction companies) have their own truck fleets, while smaller players outsource the transportation function. The latter vary in the scale of their operations, but have a steady demand for reliable transportation solutions. We will actively solicit such customers. Market analysis for 2015 put the expected number of real estate companies at 80, construction at 31 and retailers at 450. Ministry of transport estimates that Nigeria commercial cargo transportation market had aggregate revenues of 798 billion naira in 2014. In other words, five cents of every Naira of Nigeria gross domestic product last year was spent on transportation. Based on value of service, dump-truck trucking (excluding warehousing and logistics) accounted for 39%, or some 311.20 billion, of Nigeria commercial Haulage revenue in 2014, but only 45% of total ton km. This is because products transported by truck tend to be lightweight, manufactured goods that move short distances, rather than the heavy, long haul, bulk commodities that are transported by heavy duty trucks which our trucks fell under.Motor carriers specialize in higher-value trucking that moves 1200 km or less and for which delivery is required within three days. Some 78% of dump truck movement never crosses state lines, this we intend to expand into in the New Year. Examples of this type of movement are houses and buildings built locally.

The company is raising 20,000,000 Naira for the purpose of financing equipment purchases to meet a growing demand for its services, especially 30 ton trucks. The company management has reason to believe that an increased truck fleet will assist the company in its effort to widen its market offering and increase sales. In this regard, we solely seek investment partners where equity and liability are shared based on number of shares and not solely on management which Penthouse Industry limited is known for. We have drawn out a detailed business plan for this purpose and interested investment portfolios or individual(s) with interest can make contact to discuss further. National bureau of statistics and Bank of Industry have said the real estate industry will continue to grow for the next 25 years. The national housing scheme has said it will take a stable investment of 4 billion naira yearly for the next 47 years to have housing for 80% of Nigerians. If we factor in construction of social amenities/facilities, companies and private buildings and offices, the construction industry is not slowing down any time soon. This is a massive cash to be raked in by smart Investors.

As usual we are prepared for the New Year and we are eagerly looking forward to put smiles on the faces of our investors. Investor rating is currently high and we thank you for your understanding and patience. 2015 shall be a great year for us all.

how exactly do u intend to play in the real estate? from ur post, u stated the capital raising is solely for financing equipment purchases

The equipements (majorly trucks) are needed by real estate companies to transport chippings

Depends on the management style you want. We have 2 management type.

On 6 tires truck, we don't pay fixed returns. We pay base on number of jobs done. But expect between 30,000 - 35,000 weekly

a. b. We cover expenses of not more than 5,000 Naira per week on the truck. The 5,000 can be one-time or accumulated. Any other repair/replacement higher than 5000 Naira ( or after 5000 must have been expended for that week) will be bore by investor

Your weekly returns Depends on the management system you choose. we have 2 type. We do not give stories with any of our management system.
The weekly FIXED and GUARANTEED returns is 80,000. Please drop your number for more discussion.
