TR00ZE: I believe that this is beyond the scope of this forum. Or at the very least will require a paid effort for the level of work that it will require. |

53 bedroom per floor turns out to be approx. 7 rooms per plot, in all it may take only about 50-60% of the entire space, this mean that you will have enough space as compound. the building will not necessary be a single structure per say, but it may be design to look as such. 1 Like |

TR00ZE: You cannot embark on such a project without first engaging a professional QUANTITY SURVEYOR (a specialist in construction costs and economics) to provide you with what is called a preliminary cost (budget) estimate, based on previous cost data on such projects and/or some preliminary sketch from your architect . Its called preliminary because its assumed you don't have detailed architectural and structural drawings yet and as such, when you eventually get the detailed drawings, bills of quantities will be prepared which will give you accurate cost of the proposed project. Any other figure that anyone might tell you off-hand would just be guesswork. |

EgunMogaji: It's not just beyond the scope of the forum. The forum is not the starting point for such project. The OP just need to understand that only the Governor (Lagos state I know) can approve such project. That's the starting point. The contractors must be duly registered and provide the evidence that he has worked on a similar project. The bills must be prepared by a certified QS. Bros, no be seresere o. Your project board must be clearly displayed with the names of the main contractor, architect, structural firm, electrical and mechanical firm. You'll need to submit (can't remember exact no) about 7 copies of EIA report to the governor who gives the approval. Soil tests must be carried out and the reports must accompany the proposal with the name of the lab (if not govt lab) and a lot more. Bros, you may want to ask why all this? The rate of building collapse in Lagos is very alarming and so Gov. Fashola mandated this. I'm sharing this info with you because you'll see people that will tell you to go ahead, we will settle the officials. The truth is you have to ask yourself "Does it worth the extra effort?" And let your conscience do the rest. However, a structure (already at 7th floor) belonging to one of the new generation bank in Nigeria was ordered for demolition for non compliance and structural failure. That's my 50 cent! 1 Like |
