3bdrms with 1 dinning room and a bathroom will cost about 2.5 million. The 2bdrms will cost close to 2 million.

but it may cost you b/w N4.8 - 5.5 million Naira depending on the location or builder,

To be realistic, budget about 2.5 to 3.0m
Realistic here means same project that has been recently executed.
It also depends on design and Location.
