Job Title: Project Manager

Responsibilities:
Further developing and training site teams while offering support as a lead Project Director.
Maintaining and further developing relationships with all key stakeholders including, client representatives, local authorities and supply chain.
Ensuring a high level of health and safety is adhered to and matches the contractor's policies and procedures.
Continue to support and lead further bids and tenders for future projects.
Manage and oversee contracts from commencement to completion, and attend pre start interviews.
Build and maintain excellent client relationships, whilst overseeing all phases of the construction process.
Attend pre start meetings with subcontractors. Instigate and chair subcontractor progress meetings. Attendance of project meetings. Compilation of monthly site progress report.
Build excellent working relationships with all sectors of the project team; manage the project engineers and architects.
Involvement in initial contract programming, followed by regular short term programming as the project evolves. Monitoring and reporting of actual progress against contract programme.
Compile monthly site progress report.
Where applicable, work closely with the Pre-construction Team on; HSQE and Programme issues and review /comment on design information issued by both Consultants and Suppliers
Overall responsibility for the sites health & safety, carry out weekly audits and attend fortnightly independent audit.
Formulate and compile close out schedules to ensure completion and quality.
Check, audit and maintain quality assurance.
Attend monthly internal valuation meetings.
To develop and implement the Pre-Development Plan.
To maintain ongoing communication with the Client and to identify future opportunities as they arise.

Qualifications/Requirements
MEg/BSc/HND in civil engineering, architecture, Quantity Surveyor or any construction related field
Professional Certification in project management will be an added advantage
Previously held a Construction Project Director role with a leading Residential Developer or Main contractor.
Minimum of 4 years experience and a proven track record of successfully completing large projects including fast track residential, commercial and retail units and delivering challenging refurbishment and fit out contracts from inception through to final handover
Experience in managing operational teams with clear track record of successfully managing project teams.
Broad knowledge of construction techniques with high technical expertise across many types of construction and forms of contract
Excellent organisational management, human management and project management skills.
Ability to develop and monitor robust programmes on complex multi-disciplinary projects
Have strong communication skills and be able to communicate with all levels of personnel.

Job Description
Undertaking technical and feasibility studies including site investigations.
Analyze survey reports, maps, drawings, blue prints, aerial photography, and other topography or geologic data to plan projects.

Plan and design transportation or hydraulic systems and structures, following construction and government standards, using design software and drawing tools.
Compute load and grade requirements, water flow rates, and material stress factors to determine design specifications.

Responsibilities and Duties
Transaction Processing and Financial Controls:
Review Joint Ventures partnership agreements, Identify the entity structure and relations.
Acquire in-depth understanding of structure, agreements, financing and risks of complex development projects.
Evaluate implications of a variety of legal documents related to complex financing structures as they pertain to accounting transactions.
Analyze various legal documents, including Letters of Intent, operating agreements, purchase and sale agreements, loan agreements and interpret for accounting treatment. Identify conflicts and propose solutions.
Review agreements and financial documents to determine and establish appropriate accounting procedures and transactions to record financial and other obligations for each unique development project.
Research complex accounting matters, agreements, analyzing results compared to prior period, budget and similar projects, establishing, streamlining and improving efficiency of reporting and processes for development projects.
Support business plan development and budgeting process and periodic outlook process.
Work directly with various staff levels from other departments to resolve multifaceted accounting and reporting issues and problems.
Facilitate draw fundings, receive wires, confirm amounts, notify appropriate parties, and initiate wires.
Reconcile loan draws, funding payments and outstanding invoices on a monthly basis to general ledger. Record adjusting journal entries as required.
Track pre-development costs, calculate pre-development loan interest, and provide various reports on pre-development costs incurred for each job.
Responsible for the month-end close process, verifying integrity and accuracy of the general ledger, investigate variances, identify and resolve issues. Prepare supporting schedules and record accruals.
Reconcile various bank accounts, monitor cash position, ensure timely correction of transactions and follow up as needed.
