check Atali,there's a new estate valley view estate or farm estates there,meets your criteria and quite affordable too.it's more comfortable and a far cry from the compacted buildings in town.
if you are lucky,there's a new house #500k at Farm estate painted blue and very spacious.you could also get for #400k depending on how comfortable.

i saw it on one of my evening strolls,if you take Keke or taxi to atali,you tell them to stop you at farm road estate.just keep walking down the street by your right ,its large and the only blue painted house there.
