I have being in the Abuja Farmland Property Sub-Sector for years now, but I am yet to see a Farmland on the Property Market that can compete, in terms of strategic location, Title Documents & price, with this 25 Hectares of Farmland for sale at Gwagwalada Area Council of Abuja.

This Farmland is located at Dobi Farmland Layout, Gwagwalada. Dobi is about 5km drive from the University of Abuja Teaching Hospital, Gwagwalada; along Abuja - Mina Road. The Farmland is less than a kilometer away from the Main Road; and Dobi main Town is about a kilometer from the Land. Electric Power and workers can be sourced from the Town. It might interest you to know that Dobi is the second largest Town in Gwagwalada Area Council, after the Town Center.

The Land has the following Title Documents: C of O; AGIS Re-Certification, Allocation Document, Search Report and Site Layout. Any experienced person in the Abuja Property Sector will agree that this is a complete Title Document.

In terms of security, there is an Air Force Estate(or Base; I don't actually know which one. But the Nigerian Air Force has a large expanse of Land around the area and they recently installed an empty container with other things on their Land, signifying commencement of development) And there are other large farms around the area as the Layout is specifically designed for Agro purposes. Senator Kabiru Gaya, for instance, is developing his over 100 Hectares Farm immediately after Dobi Town.

The Price is Fifteen Million Naira Net (N15,000,000) Comparatively, this amount is a give away compared to what is obtainable at Kuje, Kwali or Abaji Area councils.
