Maybe you can’t finish the semester for some reason, or there is an unexpected long break of sorts (perhaps a strike), and you need to go home. However, you’ve already rented an off-campus hostel/apartment and you don’t want to pay rent on an empty hostel. So you consider the option of subletting…



Subletting is allowing someone to temporarily stay in your rented hostel/apartment and cover (at least some of) the rent while you’re away. While this option is not that uncommon, it is advisable to exercise caution before subletting your rented space…

First, subletting is risky business. Most times if a subletting situation goes awry, it is the primary tenant who gets to face the music. Yes, there are risks for everyone involved, including the sub tenant and landlord. However, it is the primary tenant who runs the largest risk. If there’s a damage in the house, or if the house rules gets broken by the sub tenant, The primary tenant will eventually be held responsible. If the sub tenant is evicted by the landlord, the primary tenant still has to pay the rent.

Of course it is also paramount that the sub tenant make enquiries about the right of the primary tenant to sublet the living space in question. Some landlords do not accommodate the idea of subletting, therefore this aspect of the arrangement must be properly considered before any payments are made...
