I was recently talking to a friend about where and where not to invest when it comes to properties and I mentioned Ibeju-lekki the new smartcity and his response was “why Ibeju-lekki?” so here are some of the facts i threw at him to encourage him into that axis, maybe it will help you too.
Strategically Lagos is divided along two axis – the Mainland and Island, over the years governance has been geared towards providing infrastructure that will cater for the needs of the people of these areas independently. Well, success rate is another point of discuss but an attempt has already been push forward backed by grandiose plan, moreover the crème de la crème residents on the island are tired of crisscrossing between the two axis to access major Government facilities.
Lagos State with an area of 3577 square kilometres is the smallest in the federation though the most densely populated in Land area. The consequences on the Land area are manifested in problems of housing, provision of basic infrastructure such as water supply, roads, storm drainage, reliable electricity, waste disposal and social infrastructure like Schools, Hospitals and recreational centres the list is inextensible.

LEKKI AIRPORT
Airport is coming and believe it or not it will come. Can you imagine the number of hours it takes people coming from Ajah to get to Muritala Mohammed Airport (be it local or International) its s whole day affair and if you are not careful u can miss your flight due to the unpredictable nature of lagos traffic. So it received great ovation when the Lagos State Government muted the idea of another Airport at Ibeju-Lekki.
The Lagos State Government established the Lagos Airport Development Company (“LADC”) solely for the purposes of managing the development of the proposed Lekki Airport. The primary objective for the development of the Lekki airport is to complement and support the Murtala Mohammed International Airport (“MMIA”), the only functional international Airport in Western Nigeria. Additionally, it is the state’s desire for the airport to develop into the a new hub for business and travel in the west African region, creating an environment of excellence for national, regional and international companies.
The above singularly makes it a huge prospect for investors but if you wait till the Airport is fully functional before taking an investment decision then you will be paying a huge premium then, I believe now is better

what you don't know about LEKKI free trade zone

A lot of people keep asking me what a Lekki Free Trade Zone is, well in this post I will clarify what a Free Trade Zone means and also tell you key things you don’t know about Lekki Free Trade Zone (LFTZ).

*A Free Trade Zone is an area within which goods may be landed, handled, manufactured or reconfigured, and re-exported without the intervention of custom authorities.

It is a region where a group of countries have agreed to reduce or eliminate trade barriers, the basic objective being to enhance foreign exchange earnings, develop export-oriented industries and generate employment opportunities for the host country.

Lekki Free Trade Zone was started during the administration of former Governor of Lagos state, Bola Ahmed Tinubu. His successor, Babatunde Fashola, continued the project and now the present governor, Akinwunmi Ambode seems to be giving a lot of attention to it.

AREA SIZE

Lekki Free Trade Zone covers a total area of about 155 square kilometres in *Ibeju Lekki Local Government Area, southeast of Lagos, Nigeria, about 50km from the city center.
This zone has been designed to become a new Lagos and has been granted a series of preferential policies and incentives, and designated as a special economic zone inside Nigeria.

Lekki Free Trade Zone will provide an ideal platform to open up/ diverse market for all investors and enterprises in the world. It will be a unique landmark of the future development of Lagos state and Nigeria as a whole.

JOINT VENTURE PARTNERSHIP

Lekki Free Trade Zone Is a joint venture partnership established in May 2006 pursuant to the Nigeria Export Processing Zones Act (NEPZA).

The LFZDC comprises a consortium of Chinese Companies by the name China-Africa Lekki Investment Ltd (CALIL) with 60% stakes and Lekki Worldwide Investments Limited (LWIL) owned by the Lagos State Government holding 40% stakes.

Lekki Free Trade Zone is a major catalyst for the development of Lagos state brought about by a collaboration of the Chinese and Nigerian governments

Currently, the zone is under the management of Lekki Free Zone Development Company (LFZDC).

HISTORY MAKING

It is no longer news that the lekki Free Trade Zone is the first private free trade zone in Nigeria and the biggest in the whole of West Africa.

THE FRONTIER OF TOMORROW’S ENTERPRISE

Lekki Free Trade Zone is going to become the leading hub and major driver of the Nigerian economy and West Africa as a whole by the time all the infrastructure that is planned starts operation.

FAST ATTRACTING INVESTORS

Having practiced for good number of years in the Real Estate industry, where I have garnered "a little" experience in the process of service delivery, I have discovered that there are numbers of individuals out there (home and abroad) who wish to invest in properties but seem to be held back by the fear of being duped (by agents companies or even their close relatives) from exploring this 21st century Real Estate opportunities. Some wouldn't even realize the concept of LAND BANKING.

The fact remains that many investors and property speculators have lost their hard earned money to fraudsters and close relatives in the process of buying landed properties, history are full of examples.

Our major concern here is what are those measures we can put in place to avoid losing our money in the process of buying land in Nigeria.

1. Buy from registered real estate companies.

There are numbers of real estate companies in Nigeria today; those who duly registered with CAC (Corporate Affairs Commission), buying from such notable companies prevent the risk of being scammed.

2. Conduct physical Inspection by yourself or by a relative/friend to the site you're interested in acquiring in order to be double sure of what you are buying.

3. Do a search on both the company and the claimed tittle documents on offers presented to you.

For instance, to confirm if a company is duly register with CAC; all you need to do is to search through CAC website.

Likewise, there is need to confirm the claims on your property in terms of tittle documents. Here you can engage the service of a lawyer or take the coordinates of the said land to appropriate quarter for verification and if you are in Lagos, go to Alausa; Ikeja to do a search on any properties within Lagos State.

4. Make payments to the company's corporate account.

Irrespective of where you are across the globe, is very important to make your payments buy yourself through commercial banks straight to the company account. For those in diaspora, use transfer and for those in Nigeria you can also make payment either through transfer, raise cheque in favour of the company you're buying from or pay cash directly through commercial banks straight to the company's account.

5. Fill the land application form by yourself and append your signature in space provided.

All the real estate companies has an application forms to be fill by their subscribers through which client personal data will be generated to issue; receipt, invoice, contract of sales, deed of assignment and survey documents.

6. Forward your filled application form to company directly through email and also copy your consultant, at least your consultant will still help you in doing some chores like following up on your documents and getting it across to you.

A lot of real estate investors like the Obasanjos, Dangotes, Tinubus, Ooni of Ife, Atikus, Oba Otudeko, Obi Jacksons, Ifeanyi Ubas, Folorunsho Alakijas, are raking in millions daily and on annual basis due to their right investments in real estate some years back. The fear of losing our money to bad eggs in our society should not prevent us from opportunities presented to us by 21st century rather we should take preventive measures in the pursuit of excellence.
