it depends on what area of the state u need it. I assume you mean osogbo. 2 bedroom flats are not so common but 3 bedroom goes for around 5k per month (60k per year) and you'll see landlords or agents that 'll collect payment for 1 year.However, some 3 bedroom flats in areas like GRA,oroki estate or Onward estate area go for as high as 120k p.a. But you enjoy almost stable electricity supply(one of the best in Nig) and also almost constant water supply. A cool n quiet place to stay. I really miss osogbo. Other towns in the state are less expensive.

2 bedroom flat is not common but 3 bedroom and Oshogbo electricity is best that I have seen but i dont know the situation now. I have a 4 no 3 bedroom flats there, about to be completed but i am doing it on a snail speed because the rent expectation is not encouraging. You should still get a 3 bedroom between $70 - $100 in a good location. Employ the services of an Estate Surveyor over there to help you source for it if you are renting.

Am not from osun state but i love the state. When i have enough money am going to have my industries there because the electricity is just fabulous. We have days on without light going off especially in oroki estate.

Back to your question, really depends on where you wanna live really. My house in oroki estate is 300/annum, and you have areas as low as even 45k/annum for a 3bedroom flat. however in a good area where you have constant light and water, you will get a 3 bedroom flat for N120 - N150k. if you need one i can help you. email:expressionstech@yahoo.com
