This is the first and foremost determinant of the profitability of a realty investment  as this expressly conveys the current worth of an intended investment, the growth statistics in the past, and the future expectations of such an investment in terms of estimated developmental rate and the estimated return on the original value invested.
When the demand and supply of land in a particular area is high, the growth statistics of that area automatically rises, thereby increasing the ROI or the worth of the properties in that axis.
But when the demand exceeds the supply, that's when the big money starts coming in.

A typical example is Nicon town, in 2009-2010, a plot of land in Nicon town was for #15,000,000 or less. They were practically begging people to buy, but today, in 2018, the same plot of land sells for more than #100,000,000 - #200,000,000 depending on the plot size.
Now imagine you invested in 2009, 9 years later in 2018, you have an appreciation of almost 1500% on the original value without any serious land management skill or any fear of the "real estate market collapsing"

The smart visionaries who invested in lekki some 15-20 years ago are reaping the benefits thousands of times over, but the funny truth is, most of them still wish they invested more.
So you would agree that location is key to profitable ROI for realty investments.

The truth is, land is an asset that rarely depreciates unless under certain circumstances.
Land that is in a region that face environmental risks could lose some of its value. For example, if a property is located in an area prone to flooding, mudslides or earthquakes those hazards might deter potential buyers from taking interest in it. The potential for recurring destruction would make it a challenge to maintain a safe and consistent presence on the property. The new sensational location that's making top waves in Nigeria is Ibeju-Lekki, which is a town in the lekki peninsula of Lagos state. This area is expected to generate no less than 500% ROI on investment within the next 5 years. Land documents are the documents issued upon the purchase of a land. For the purchase of land to be deemed safe and free from government encumbrances, the survey documents  on that land must be verified at the appropriate land bureau. This is to determine whether the land is free or under government acquisition, and to also ascertain the ownership of the land.
Land Use Decree on the 28th of March, 1978 vested all lands in every state of the Federation under the control of the State Governments. The Land Use Act and other laws enables the State Governments who now has ownership of all lands to acquire more lands compulsorily for its own public purpose and for providing amenities for the citizens of the state.

Land Classification
There are two major classifications of land, a land is either free or under government acquisition.
When a land is tagged free, it means that the government has not indicated any interest whatsoever in that land, therefore such a land is safe to procure because the land title can be perfected without hassles.
Its a whole different story when a land has been placed under government acquisition. A land is under government acquisition if it falls within the areas that are designated as “urban areas”. Until such a land is deemed committed or free, buying such a land is a risky venture without due research. If you buy such a land and if per adventure it falls under global acquisition, it can be released for you by the government through a process know as Ratification.

There are two types of acquisitions which are committed acquisition and global acquisition.

Committed Acquisition
If a land is under committed acquisition, this means that the government has designated such a land for its future use, therefore such a  land belongs to the government and can never be available for private ownership. Such a land is a no-go-area because the land titles can not be processed. Even if there are hundreds of buildings already erected on the lands in a committed area, if you buy into such area, you'll only be occupying the land until the government comes to take it from you forcefully, and you can't go to court.

Global Acquisition
Lands under global acquisition means that the government will deem such a land either free or committed.
A globally acquitted land can become free through a process know as Excision.

Excision
Excision is a process where the government releases (remember all lands belong to the state government) a portion of the land in a community to the original owners who are the natives of the area.
When such land is excised, it is then deemed free and becomes gazetted.

Gazette
A Gazette is an Official record book where all special government details are spelt out, detailed and recorded
A gazette will show the communities or villages that have been granted excision and the number of acres or hectares of land that the government has given to them. It is within those excised acres or hectares that the original owners are entitled to sell their lands to the public and not anything outside those hectares of land given or excised to them.
A Gazette is a very powerful document that grants title to the natives of a community. A community owning a gazette can only sell lands to an individual within those lands that have been excised to them and the community or family head of that land has the right to sign your documents for you if you purchase lands within those excised acres or hectares of land.
Therefore, the owner of a gazetted land can process a C/O title on such land.

Certificate of Occupancy
A Certificate of Occupancy (C of O) issued by the State Government officially leases the government’s land to you, the applicant, for 99 yrs. As already indicated above, all lands belong to the Government.

A C/O however is the officially recognized Document for demonstrating right to a land. A C/O is valid for 99 years, but what happens after 99 years is still a subject of debate among experts. Most have adopted a wait-and-see attitude. Others postulate that as the new owner of the land, you the buyer, can renew the certificate of occupancy when it expires. That makes sense, but for now is largely a case of wait and see when we get there.

Here are the basic requirements Of A Land Purchase Process.

THE SURVEY PLAN
A Survey plan is a document that clearly measures and maps out the boundary of a parcel of land to give an accurate measurement and description of that land. The people that handle survey issues are Surveyors and they are regulated by the office of the Surveyor general in Lagos as it relates to survey issues in Lagos. A survey plan must contain the following information:

1. The name of the owner of the land surveyed
2. The Address or description of the land surveyed
3. The size of the land surveyed
4. The drawn out portion of the land survey and mapped out on the survey plan document
5. The beacon numbers
6. The surveyor who drew up the survey plan and the date it was drawn up
7. A stamp showing the land is either free from Government acquisition or not

CONTRACT OF SALE
A contract of sale is a legal sales contract  document  that lays out the terms of a transaction of properties(in this case), identifying the property sold, every other important details and details of payment for the exchange of the property that is subject of exchange from seller to buyer for an agreed upon value in money (or money equivalent) paid.

DEED OF ASSIGNMENT
A Deed of Assignment is an agreement between the seller of a land or property and a buyer of that land or property showing evidence that the seller has transferred all his rights, his title, his interest and ownership of that land to that the Seller that has just bought land.

The Deed of Assignment has been exchanged between both parties, it has to be recorded in the land registry to show legal proof that the land has exchanged hands and the public should be aware of the transaction. Such recorded Deed of Assignment come in the form of either a Governors Consent or Registered Conveyance.

Governor's Consent:
Section 22 of the Land Use Act provides that: "It shall not be lawful for the holder of a statutory right of occupancy... to alienate his right of occupancy or any part thereof by assignment, mortgage, transfer of possession, sublease or otherwise however without the consent of the Governor..." Hence, any subsequent transfer of interest by a holder of a c/o must be accompanied by a Governor's consent.

PURCHASE RECEIPT
A purchase receipt is a document acknowledging that a person has received an amount of money in payment following a sale or other transfer of ownership. All receipts must have the date of purchase, the name of the vendor and the buyer on them.

APPLICABLE TITLE DOCUMENTS

This could be the Excision papers, Gazette papers or C/O document or Governors consent as applicable..
