Steps to take before delving into land purchase transactions:

1. Get in touch with land consultants or lawyers;
2. Carry out general survey of the surrounding areas where the land or property is situated, to observe if there are no encumbrances or govt projects or other impediments that might affect the transactions and your interests now or later.
3. Do charting - to ascertain the current status of the subject matter to know if the land is free, or under acquisition, or even committed.
4. Request for the original owner(s) of the land.
5. Request for title documents and carry out verifications and due diligence.
