25 hectares of land for clearing and sand filling, the land has village excision and document available for search. Family owo iwoko is 25m net no negotiation. Sharing ratio is 45% to investor and 55% to family. Agency fee is 7m and 10% of investor plots.

How is the 7m 30% oo

Then yes the investor is human being even if investor gives 10m to the agents only 2 plots of his benefit has paid for that.

10% land agents are getting is just peanut of what he investor is getting, say for instance the investor gets 40 plots agents 10% of 40 plots if only 4 plots nah, so is that too much?

This is a land valued between 3m and 5m for now, then after sand filling it springs up to God knows how much the investor will sell.

This deal is worth it to investor who knows what he or she stands to gain.

I'm afraid you really don't know how equity works in the real business world with this your "beer parlor"/childish ramblings. In an ideal business environment, you as an agent is supposed to be getting the bulk of your commission from the seller (payee) since that's who you actually represent, and a token from the investor (payer). You're busy counting the investor's money, without taking into account who's actually taking all the risk and raising the huge capital for the project. I remember talking to you about one of your past sponsorship projects and I was left with the impression that you think sponsorship is like renting a room and parlor agency kinda thing, a word of advice, go and study how venture capital works and delete this your reply to #row2ray if you want any prospective investor to take you seriously, he is right btw, 7m is 28% of 25m and you still want another 10% of the land on top of that, all from the investor. Haba, you should change your moniker to "jagaban of ibeju lekki" oh. Chai

IF you are calculating by % then you should be calculating % of the land value and not the owo iwoko you are paying please. We don't charge fees based on owo iwoko please. And those fees there are also negotiable. If you've done land sponsorships before you will understand better. And sponsorship is a long term investment and that's why it is for investors that can handle such and not investors who wants return like immediately.

Once again agency fee is not based on percentage when it comes to sponsorship.

Then if you want the agents to get the huge pay from the family who owns the land how is it now a joint venture? Family wants you to come. And have a joint venture partnership and they pay you with land which means you are taking care of all the aspects that requires funds, where do you want the family to get money from to pay agency fee?

Please if you are interested in any sponsorship approach the agents and family with your offer and if it's okay by both parties you deal and if not you pass.

Madam you seem not to grasp the cusp of this whole deal... from what you said the family owns 25 hectares... and needs m25 million to prepare the land... in exchange they offer 45% of the land to whoever comes up with the 25 million... you now ask for agency fee of 7 million and 10percent of the land the investor gets this means you are asking for 16-17 plots or almost 3 acres or 1.5 hectares in addition....this is daylight robbery and borderline criminal intent. Of what concern of yours is how much the investor stands to make that you believe you must take advantage. What you are saying now is akin to someone buying a house through you and you say apart from your already overpriced monetary fee you claim the bq as yours too...

IF you are going by percentage for the cash then let's talk about the percentage of the land value sir. You do not calculate percentage of the family fee sir. This is a joint venture sir. Let's take for instance if you are to finance a building construction in Lekki phase 1, here you are asked to pay 10% of the land value and not of the premium you are paying to the land owner sir.

Our fee in cash is a flat rate not percentage, it's negotiable so the financier says what he can afford.

Please give it a rest... why would an agent, a middle man , a broker... have fees with a view to worth of property the said property is pegged at a price and you charge a predetermined %based on payment price not value of property ... this amounts to criminality and is highly illegal and any investor who knows his salt will refuse such terms and in the long run your company and person will be looked at in dubious light
