13. Cooperative Villa Estate

Cooperative Villa Estate is a highbrow residential estate located along Badore road in Ajah community. The estate was developed by First World Communities in the mid-90s. Just as the name implies, the estate is an urban housing cooperative, and buying or owning a property within the estate makes one a member of the cooperative.
Cooperative Villa estate is accessed through the Badore road coming from the Ajah junction. This is a big disadvantage because the Ajah junction is often congested and the roads are rarely free for motorist. On a busy day, it could take as long as 1 hour just to get to the main Lekki – Epe express from the estate.

This estate is a home to people that have really made their money in the 90s, such as Top government officials, Formal political office holders, high class Nigerians and successful business men.

The estate is unarguably the best neighbourhood in the Badore vicinity. The environment is serene and attractive with interlocked roads and efficient drainage system. There’s a tennis court, as well as an Olympic size swimming pool for recreation. The estate is characterized majorly by detached houses with great architectural designs. All houses in the estate have low fences as well as green areas planted in front.



The estate has a central power generating unit and water supply source which were not functioning at the time of this review, but the estate provides effective 24-hour security with guards at the entrance gate carrying out thorough checks on vehicles and pedestrians entering and exiting the estate. Entrance into the estate is restricted only to residents as visitors are required to call their hosts before being allowed in.

11. Emperor Estate

Emperor Estate is a gated, highbrow residential estate located in Sangotedo, after the Novare Mall (Shoprite) off the Lekki –Epe Expressway. The luxurious estate sits on 70,260 sqm of land in a peaceful environment which is a 47-minutes drive to Victoria Island (V.I).
The estate is arguably one of the best real estate developments within the area. It’s a lovely neighbourhood consisting of 70 stylish homes which include terraces, fully furnished semi-detached and detached duplexes.
The estate boasts of facilities such as 24-hour power and water supply, security, street lights, a reserved commercial area, recreational centre, beautifully landscaped environment with green areas everywhere, as well as good maintenance.

10. The Royal Garden estate

The Royal Garden estate is a gated serviced residential area located close to the Lekki Scheme 2 Ajah. It is less than a minute drive from VGC and about 30 minutes drive from Victoria Island.
The estate has a central management authority that provides 24 hours security, 23 hours power supply charged at ₦34 per kilowatt, well-landscaped environment, good tarred roads, covered drainages, and a serene ambience. The estate is well maintained and there are green areas all over. However, only about 30% of the estate has been built up. The administration of Lagos state ex-governor, Babatunde Fashola, built houses for state judges and commissioners in the estate.
There is an annual service charge of ₦400,000 which covers security, gardening, waste management, water supply and general estate maintenance. There are still available lands and houses for sale within the estate.

9. Victoria Garden City (VGC)

Victoria Garden City (VGC) is one of the first gated community within the Lekki area, and it was developed in the ’90s. It is a highbrow residential neighbourhood located along the Lekki-Epe expressway. Its land area is approximately 213 hectares and sits beside the Lagos lagoon. It was developed and is being managed by HFP Engineering. The estate has reserved commercial areas separated from the residential area. The residential area is made up of serene boulevards. The drainage system in VGC is good and unexposed. The estate has a secure gated entrance & exit. Visitors have a designated entrance and they are only allowed in when they’ve obtained a visitor’s tag at the estate’s welcome centre upon confirmation from the resident they are coming to visit, and security checks are carried out on vehicles. VGC has been known to severely flood on several occasions despite its good drainage, especially during a heavy downpour of rain. This is because there is a depression in that area that allows runoff water to gather around the entrance and it drains slowly. Most of the buildings in VGC are duplexes and the uniform houses within the estate are prototypes that were built by the developer. Security in the area is generally tight. Apart from the security at the gates, there are armed patrols within the estate. The crime rate is minimal but there are a few cases of failed robbery attempts. Within the estate are parks and playgrounds (enough space for children to express themselves). It is a good place for those who want to live in comfort, serenity, and safety. VGC is directly opposite Eleganza Gardens estate.

8. Mega Mound Estate ( Lekki county)

Lekky County homes is a gated residential community located within Ikota villa estate, off the Lekki-Epe expressway. It was developed by Mega Mound investment Ltd. and is a product of a joint venture between Megamound Ltd, Mayfair building society, and IFL ventures. It sits on 66.8 hectares of land.
The estate is well landscaped, with trees planted along most roads and flowers planted in front of most houses. The estate is provided with infrastructure/facilities such as roads, drainage, perimeter fence, water supply, street lights e.t.c. Buildings within the estate have a compulsory 10m setback from the street roads, and there are regulations guiding the construction of buildings within the estate. The estate has a secure gated entrance and exit, and visitors are required to call their hosts before being allowed entry. The estate management authority is generally effective as the environment is well maintained.
Typical property prices:
• Land – ₦70,000/sqm (developing areas), ₦90,000/sqm (developed areas)
• 3 bedroom terraced duplex – ₦38 million – ₦45 million

7. Pinnock Beach estate

Pinnock Beach estate is a gated, serviced residential estate located off Femi Okunnu road (Shoprite road). Only about 40% of the estate is developed but all roads and drainage channels have been constructed The estate has good infrastructures like: well-tarred roads, efficient drainage channels, street lights, well-landscaped environment with reserved green areas in front of all houses and recreational areas. There is an annual service charge of about ₦450,000 which covers waste management, security, general maintenance of the estate, as well as electricity and water supply.
There is effective security in the estate; non-residents are not granted access until they have been cleared by their hosts. There are also security officers positioned at strategic locations within the estate.
Houses in the estate vary as there are modern and upscale buildings, there are available plots of land for sale within the estate which will suit those that would prefer to build their houses.

Carlton Gate Estate is a gated residential estate located on Chevron drive. It measures about 40 hectares and contains about 231 serviced plots comprising of 11 plots of 1200sqm, 92 plots of 100sqm, and 128 plots of 800sqm. The estate is a joint venture between Ojumu Chieftaincy family and Megamound Limited.
The estate has a good road layout and drainage network. There are trees, flowers and green areas all around the estate. Also, the estate has a central management authority that makes sure regulations in the estate are obeyed; example includes setbacks and reserved green areas. Service charge in the estate is about ₦200,000 annually and it covers gardening, playground maintenance and general areas. Water supply within the estate is metered, with a compulsory minimum fee of ₦3,000 monthly.

5. Nicon Town

Nicon Town is a purely residential estate located in Ikate, Salem bus stop, off the Lekki-Epe expressway. Nicon Town is known for its luxury and class occupied by high income earning individuals. It consists of excellent infrastructure very well organized and given quality finishing. Its top-notch infrastructure is provided by P.W Group. It is a great investment that has yielded great returns over the years. It started at the rate of about 5 million but land is now valued at ₦160 million and ₦200 million making property appreciation to be over 2,000% of its original value.

Each house has ample space in front for flower planting, a garage and sufficient parking space, no cars parked along the road. Residents and Plot Owners pay the annual estate maintenance dues to the Nicon Town Residents and Plots Owners’ Association or the Nicon Town Management Company (NTMC) office. The annual dues are based on the yearly budget prepared and reviewed by NTMC and the Association.
Facilities and infrastructure in Nicon Town: perimeter fence, Children’s playground, central sewage plant, 24 hours water supply and treatment plant, 24-hour surveillance and Nicon Town Security Patrol, good drainage, electricity and underground cables, streetlights, about 1km access road into the estate from the express.

4. PARK VIEW ESTATE

PARK VIEW ESTATE is a high-class residential estate located on Gerrard Road, Old Ikoyi, Ikoyi, Lagos. Houses in the estate are built individually by private developers, landowners and sold out to the public. The estate is mainly residential consisting of semi-detached duplexes, fully detached houses, terraces, townhouses, penthouses, and bungalows; there are also private businesses, schools, luxury hotels, and guesthouses. It was designed to suit a certain class of people consisting of well-respected high class/influential people- the High-earning members of the society, business moguls, company CEOs/MDs, expatriates, and politicians.
Park View is managed by a group of people who are called an Association- Park View Residents’ Association registered under the Corporate Affairs Commission (CAC). The Association collects its annual dues from residents’ and businesses. Residents dues for those living in duplexes, mansions, bungalows, and detached houses is ₦172,000; residents living in flats pay ₦111,000. Landowners, Schools, churches also pay their annual dues. It is a gated community in a highbrow/ high-income area with only one major entrance manned by security guards.

03. Arcadia Grove Estate

Arcadia Grove Estate is a serene residential estate located in Osapa London, Lekki, off Shoprite road, near Pinnock Beach Estate. It is one of the newest developments on the Lekki- Axis. The estate is characterized by contemporary duplexes, armed security personnel, tarred roads, street lights, covered drainage channels, ample car park space in front of each house, constant treated water supply, 24 hours power supply, fiber internet cables connected to each house, and roadside convex safety mirrors which helps boost drivers’ vision at T-junctions and blind spots. Arcadia Grove Estate has an aesthetic appeal, greenery, and a beautiful ambiance.
The estate is not very big, but it has a good road network. It is homely and private, good for raising kids and perfect for family setting. Non-residents are not granted access until they have been cleared by their hosts.

Costs of properties in the estate are:

2. Osborne Foreshore estate

Osborne Foreshore estate (phase 1) is a highbrow gated community located along Osborne road Ikoyi. It is one of the most expensive places to live in Nigeria. The estate is a safe place to live in. It has a central management authority providing infrastructure like: tarred roads, good drainage, street lights, public park and a good landscape. The estate has round the clock security (armed and unarmed).
Non-residents are not allowed into the estate until they are cleared at the gate by their host. Houses in the estate are predominantly duplexes, but there are also serviced apartment blocks within the estate. There are still undeveloped plots of land within the estate.
