Before you place that call to a potential client you need to be prepared
Preparation is key.

1. Know the geographical location of the property you are trying to sell.
2. Know the dimension of the property (if landed property) if it is a house of course there are different types of houses and apartments so you need to know the content.
2.aWhether it is a flat( they don't call it flats these days, they call it apartments...
2.b. whethere it a duplex. There are terraces and there are stand alone ( fully detached)

*LAND*

1. Landed properties are measured in m2( Square meters) and all the flyers carry the size of the plot on offer. So you MUST study the flyer before you place that call.

If it is a stand alone landed property (I.e not in an estate, you can demand to see that survey plan and the Square meters are always written on it.

2. The Title.
In Nigeria, all lands belong to government by 1976 land use act(decree)
The fact that the land does not have a title like C of O or Excision does not mean the land is not good to buy.
However, what you need to know is the present status of the land.
2.a. Is the land under government acquisition?(acquired and committed)
2.b. Is the land Excised?
2.c. Is the land with registered deed? ( if a land has a registered deed. It is good to buy because the deed cannot be registered in the lands registry if that land has been acquired by government or previously registered by another individual.
2.d. Free Hold.
If a land is not acquired by government or any other interests, then it is referred to as FREE HOLD. You may buy and in the future process a title for that land.
But if it is an estate land, the estate owner is definitely going to pursue the desired title from government.

*1 HECTER OF LAND = 15 PLOTS OF LAND*
