Are you one out of many Nigerians who live abroad and plan to build your private or commercial property in Nigeria? If the answer is yes, then you must be brainstorming on the best ways to go about it.

What makes the task more daunting is that you’re not planning to visit home anytime soon. At least not within the expected duration of the construction process.

Not to worry, we’ll be giving you some useful tips on how you can build in Nigeria from overseas.

Through Friends
It is almost impossible to go through life without having friends. And with that said, we assume you have quite a few in Nigeria.You can always reach out to them and tell them about your plans to build a home or commercial property.

These discussions will include the estimated cost of buying land (that’s if you don’t have one already), as well as a breakdown of the other costs –

- Cost of architectural design

- Cost of building materials

-Labour costs

-Other miscellaneous costs

When you have arrived at your budget, you will be required to provide the necessary funds for the building project.
Of course these funds will be released in parts as the construction progresses until it is complete.

You will also have to be in regular contact with them to know how work is going, and to discuss any challenges that may arise along the way.
Being that the person is your friend, he or she will most likely not charge you any money for supervising the project. And while this seems like a good thing, it’s really not!
Why?
Because your friend is not a building and construction expert. This means they can not give you the best advice regarding your building projects.

For this reason, you may end up spending more than you budgeted for due to mistakes made with materials, dimensions and the likes. Reworking costs are just as high as the original cost, as you will need to buy same materials again when mistakes are made.

To add to that, your friends probably have jobs of their own, which means they cannot give your building project their full attention.
And if they are not fully dedicated to the project, it will give the construction workers the freedom to mismanage your funds and building materials.
That being said, let’s scrap this suggestion and move on to the next one!

2. Through Family
You can expect to trust your family members a bit more than your friends right? This is why they might just be the better option.
Likewise, you will still need to discuss every aspect of the building project with them. Issues such as cost of land, certificate of occupancy, cost of building materials, and labour costs all have to be taken into account.

Being that they are your family members, they may show more dedication to your building project than your friends. But still, they have their own lives to live and their own jobs to attend to, so the attention they give to your project will still be limited.

As we all know, constructing a house or commercial property isn’t something that can be done in a day. It takes time to finish, and the longer it takes, the thinner your family's dedication to the project might become.

As we have mentioned earlier, a lack of attention by whoever is supervising your project would open the doors of mismanagement on the part of your construction workers.
With this in mind, handing over the supervision of your building project to a family member in Nigeria doesn’t seem like the best option either!
