As a real estate investor, the timing of your investment is very important. When you buy is crucial to the returns of your investment.

So many factors determine when to buy or invest in real estate in Nigeria.

1. Environmental Factor
If you are investing in Lagos properties, for example, or any other region that is prone to flood, it is advisable to inspect the property you want to purchase during the peak of the rainy season. During this period, you will know if the property you are about to pour your life savings on will not be swept away by flood one day or not. �

2. Price
Usually, the prices of real estate vary and change at different times. A lot of things affect the prices of properties such as inflation, the state of the property, times of the year, how urgent the seller needs money, etc.
There is a saying that "The best time to invest in real estate was 20 years ago, the next best time is now".
The price of a property in 2010 will surely be lower than the price of that same property today. *The earlier you buy the better!*

Another good time to buy is at a pre-launch price and during the promo period. Developers drop the prices of land and houses during this period. Pre-launch prices allow you to buy a property at a cheaper price when the developers/sellers are just introducing the product (estate location) to the market.

Promo periods are also a very good time to buy a property. It could be a Christmas/End of Year Promo, Easter Promo, Independent Promo, etc. During these 'promo' periods, you get to buy at very huge discounts.
