Some people are of the opinion that houses built more than 20
years ago should not have same rent fee like a house built in 2023.
These set of people believe that since the old landlord bought a bag of cement when it was sold at 500 naira a bag, he should not charge same rent as the new landlord that bought a bag of cement at 5,000 naira.
What they fail to acknowledge is inflation and purchasing power.
The purchasing power of 500 naira today is not the same 20 years ago. Housing sector is not isolated from inflation that is affecting other sectors.
Houses appreciate in value, therefore rent will also increase as the value of the house appreciates.
If the old landlord decides to sell the house today, he will sell it at a value higher than that of 20 years ago.

New houses that are like cages, no space. Baby can't even see space to crawl.

Modern amenities like parking lot
Pop or modern roof
Multiple windows in various rooms for ventilation
Seperate prepaid Meters.
Well laid floors,not those with damps from the bathroom
Water heater
Working shower/bathtubs
Kitchen with well laid cabinets
Wooden/tiled flooring.
Gated.
Working borehole

Can't be living in a flat and still be fetching well water or buy water from tankers/abokis

Not those types that people from outside can even see what you're doing inside your apartment due to windows opening into neighbour's compound.

So where is the deviation?

FYI, most new houses charging high rent have all these, so if you want your old house to collect same rent, renovation and add all these.

Most of these new houses have less ventilation. They are like cages. How many new houses have parking space for cars? What you listed is not what separates old from new.

Which majority of new houses have water heater?
No major difference between old and new.
