Are you nuts ?!!. N100,000 agency and agreement fees on a rent of N240k per year. You're not doing the Landlord any favour by charging this ridiculous amount. This is not being smart. It's downright stupid. If i was in Lagos right now, i would make sure you lose that flat.
Why don't you build your own house and rent out. I can tell you right now that the flat will be rented behind your back.
