With the small fund I have been able to save, I wish to build a three bedroom flat on my land. What are the processes, yes I am aware I need the services of an engineer, builder etc but I equally wish to sound professional while engaging them before they deal with me lol

Ideal in coastal areas with high humidity and areas with high rainfall.
It has self cleaning property also as the rolling water would pick up dirt along on the surface.

Automatic gate might never replace the functions a gateman carries out but it saves stress attributed to the controls of your gate.

I use centurion d5 and it's been up and doing. I haven't fixed or repaired anything yet. I just grease from time to time. I think the machine cost about 350-400k then. Not sure how much it'd cost now judging from inflation

Centurion D5 Evo is great for residential gates up to 300kg+ With 300 - 350k you should have one installed.

The chronoguard function if well configured would completely replace your gateman.
It automatically turn on and off your gate pillar/fence lights year round.

It also offer even more options which you can activate by buying add-on cards.

However your final choice depends on your gate type. Is it swing or sliding?

pls don't go and buy ekuke. You might not believe it, having two to 3 dogs in your compound will help prevent security breach or even alert you in time. Pls don't go and buy ekuke. Don't even buy German shepherd, most are mixed. Buy better dogs and train them well

I haven't installed an automatic gate opener yet but I will start researching soon as my current gateman is the last one I'll have.

There is no ballpark in architectural designs. It ranges with several factors, majorly the brief ( what you want to do/achieve). State the kind of design you want and you will be guided.

prices are dependent on What the designer charges. But before an Architect will be able to give you a price, you must have communicated to him in details the following:
*Type of building i.e bungalow, duplex, terraced,
semi-detached, with penthouse.. etc)
*The partitions, number of rooms and other relevant spaces
*How big the spaces will be
*Size of plot
*Luxurious or basic designsl.

But because designers set their own standards, Most Architect charge between 30k-50k for Bungalows and 50k-150k for duplexes, some charge 100k for bungalow, while some charge 300k for duplexes according to standard set by the designer, some people fit use experience map out design on ground in the site, some will charge nothing only if it is certain he will build the house.

But sincerely it is more about producing a drawing that is can be easily be approved, and easily be built without altering the design on site.

Welcome boss, you're in the right place.
First of all,
You will to get approval from Development control agency of your state before any construction can start.
Some of the documents they might request for are
1.Survey plan which will be carried out by a Surveyor.
2.Architectural plan:Which will be designed by an Architect.
3.Structural plan - Structural Engineer
4. Services Plan - MEP Engineer.
And some other documents as requested by them.

Nice, I posted this design of gate a month ago I installed in one of my projects, I made that one swing, 10ft height by 15ft width.
Very heavy, it took about 8 strong guys to lift and install.
