These 'businesses' you mentioned are mostly done by people who have a lump of cash acquired via illegal means (corrupt politicians, civil servants, contractors, and company workers, big fraudsters and drug dealers, and such such). Nobody in Nigeria organically started a hotel or real estate business from scratch. Nobody.

So bearing that in mind, there are loads of businesses/niches a smart-lucky chap can capitalise on to hit the big time. But of course such a chap would never come out openly to reveal his trade secrets.

Any idiot in Nigeria that is forming real estate or club owner or filling station or hotel billionaire is a bloody crook. I believe that, on average, there are at least 100 beneficiaries of state government in each of Nigeria's 36 states that are dollar millionaires. The complex circle of kitchen cabinet members, trusted contractors, agents, proxies, , money launderers, top mistresses etc... There has to be at least 100 in each state feasting purely on the state government resources that are each worth at least a million dollars....
