Each time we get to the stage that need inspection we write a letter inviting them. Has to be about 7 days before the time.

This must greatly affect your timeline. Do you get the result of their inspection immediately or they prepare a report within a stipulated time frame? Sorry for the many questions.

Yes he's in the fire unit, but asked to come by his boss because he lives close to the project.

Yes it affects the timeline.

For instance when we were about to cast the foundation beam, they stopped us and asked that we make some corrections.

Yes we have gotten the signoff (if am right) letter for 4 of the stages.

I think i am lucky with the Godsent engineer.

He saved my life.

He monitors everything like his personal project.

It was because of those building collapsing that the government became hard with the inspections.
You people should try thinking before talking.
Did you not see that the engineers were arrested the last time?

...but when the government makes the process tedious, long, and expensive you can expect that many will do anything to evade the process and it will make properties very costly. Imagine how many agencies of government you have business with and how much you will spend just to get approvals. The government is there to make life easy for its citizens, not make them miserable...at this rate, no one with a disposable monthly income of less than 1 million naira can dream of owning a house yet I believe I won't be far off the mark if I guess that this accounts for at least 80% of Nigerians.

I have a situation in my area where one guy upgrade him house and the tenant are still living in the house and a major renovation with upgrade is goin on. Abeg leave matter for matthias. Like the former prime minister of Britain once said, Nigeria is a fantastically corrupt nation.

Get your papers and start your building after all if the building is on illegal land like government owned land they will not tell you .

See those croocks looking in between pillars like they didn't do so for story buildings wey Don crumble unto each other.

After all this stress, govt go come for demolition say e build hase untop govt lagoon



.... Id rather go invest multiple bungalows for my village than go via these stress

Regardless:
This is great. Lagos is really setting the precedent I can't lie. The whole states should follow put. I've never seen this meticulous inspection in Delta here.

It's BS
Employ sound engineers and have a good cement mix ratio and your good to go.
Anyway it's govt requirement... What do I know

It was compacted. The foundation beam uses 16mm, 1200 depth (I don't know much here) but we use 12 each.
Okay.nice one.proper compaction to avoid loose soils.
But the foundation beams,I felt,are supposed to have the upper part visible with exposed reinforcements to receive the mat reinforcements.then, when concreting of the German floor,there will be proper binding and bonding.

In reality, a man who finds it difficult to raise N3m has no business building a house.
And I understand your analogy of the ability of people to build unless they earn more than a million.
Truth is no one actually build directly from salary, na save people dey save to build, all over the world and nobody saves to build a house in one year, sometimes it takes 5years of saving and planning. People who earn less than N500k are building houses.
I still say again that anyone who can't spend up to N3m on approval has no business building a house. In Most of the state's across the country where they pay peanuts for approval you would never see the state officials go to any site for first hand inspection, they just do paper work and pay. So you really can't compare Lagos with other states.
Each of those agencies have a role to play and if we want to get things right then we need to follow the process.
Come to the UK and try to lay a block anywhere, you go know say Lagos dey easy.
