This is the house am trying to build... I need you guys to go over it and give me your thoughts about it please because i already have sand, stones and cement on site already. I have few questions to ask the experience guys on here below

1) how many blocks can build such a house?

2) tell me how many bags of cement can do the foundation concrete work, 4 inches floor and building to roof level... Kindly separate the cement for each level please because i want to compare all with what my builder said....

3) how many 10 wheel tippa sand can erect such a house to roof level because i already have 1 and a half trip sand on site...

The house is 11.5 meters by 16.5 meters. The entry to the house is on the 11.5 meter side... Thanks

I think you should print it out black and white then snap and upload.it's a bit hard to understand. Look at mine and see what I did.

the house would consume almost four thousand blocks to complete. i can get you a more precise estimate later but i would still advice you to budget for four thousand blocks. the only way to control costs is to monitor the work to avoid been ripped off. estimates are never 100% correct. i don't like your floor plan, it has cross ventilation issues and the kitchen and dining seems too small for the size of the house. the kitchen have too many doors and you need to compensate for it with more wall space. the house seems too big for a mere three bedroom non en suite bungalow.

Thanks so much for your advice...

Am living abroad so my mom and lil sister running the project but the builder is always over estimating materials and i fear my cement will all be stolen since my mom and sister don't know much about building work.

In you own estimate how many bags do you thing can do the foundation concrete work, floor and raising blocks to the roof level. As i speak excavation is done and tomorrow foundation will start and 65 bags of cement in stock.

Give me your thoughts. Am so happy you sent the long post...

Please give me advice is what i come here for. I am Gambian and i don't know nigerian slangs. What i come here for is advice and i will be happy if you give it to me. I don't know what you mean by Tear pant please come clear.
I am living abroad and my mom running my project back home and she does not have knowledge likewise me that is why nigerians with me here ask me to join NL website i will get help but you do not seem to be helping me at all.
Come clear and advice me on what to do and that will make me happy.

Sorry the kitchen have only two doors which are the entry one from the corridor and the exit one to the back veranda. The master bedroom is en suite look closely. Both the kitchen and dinning measurement 3 by 3.5 meters each, is that not big enough? May be you are not seeing the measurements clearly from the plan... I still need your advice because that is why i sent this post...

I'm sorry to tell you this but 65 bags might not be enough to take that house to roofing level, the house is atleast over 2000 sqf but the good news is that it has few walls, i will advice you to search for a thread on the construction of a three bedroom bungalow in nassarawa by daviejay. his house is somehow bigger than your own and has more walls. use his material use to guide your own use of materials. i would not like to feed your suspicions. please ask your sister to get a marker and sign her signature on all the cement bags, then the labourers must keep all the used cement bags for her, that should eliminate or atleast reduce theft. she should not be shy to show her suspicion.

Yes i know 65 bags will not be enough but i want to know how many bags do i need in total to do the foundation, floor concrete and building to the roof? Yes you are right she should not be shy to show her suspicion and i told her this myself.

i can't see any interior measurements and the exterior ones are not very legible to me since I'm using a small screen device. the kitchen has three doors making only one line of the kitchen usable. you won't have much counter top space,i know that the masters bedroom is en suite but that's not my point. I'm saying that the bedrooms should have windows on atleast two opposite or adjacent walls to properly cross ventilate the rooms thereby reducing heat inside. the house wasted a lot of space on internal passages making it too big for a three bedroom bungalow. i can provide you another floor plan from this website for you to understand what makes a modern efficient but affordable home.

I can only give you a rough estimate based on just experience. Do cements in Gambia come in 50kg bags? What kind of blocks do you use there? Hollow or solid blocks? Whats the depth of your foundation? German floor?

Similar to what Abouzaid said, budget 3800 blocks. Now, tell your builder to set 60blocks per bag. That's about 64 bags for block setting. Add 40 bags for concrete blinding and lintels. Etc etc

please check this thread www.nairaland.com/1811288/build-standard-3bedroom-half-plot . you would notice that the rooms are well cross ventilated and the house is smaller and better designed than your own. please seek his permission and maybe make payment before using the floor plan. i can further improve the plan for you later if you like.

I would suggest that you move master bedroom to the fore front as livingroom & move the kitchen to where you have master bedroom.

This way, you can have the other two bedrooms at the rear with bathroom&toilet in between the two rooms. This will allow for the three rooms to be cross-ventilated. IMO

This will also allow for privacy especially when you are busy with important issues in your bedroom grin , no one is likely to hear the ringtones coming your room.wink Even the intending occupants of the other two rooms will equally have safe flights to cloud9 knowing that their respective ringtones & beds knocking against the wall will be kept within the four walls of their rooms. cheesy

I notice you made no provision for guest toilet.

Yes cement in gambia come in 50kg bags. We using 5 inch Solid blocks. I spoke to the builder and he told me the foundation will be 4 coaches.We planning to make the german floor 4 inches. I hope this answers your question. Waiting to read from you soon

What to you mean by concrete blinding? Is that German floor?

Can 40 bags be enough for German floor and lintel?

Foundation cement 8bags for blinding
Block work to the 4courses 22bags tops
German floor 50bags
Block work to lintels cement 35bags
Lintels casting 10bags
Block work level 10bags

General block from foundation to roof level 3600

12mm. Rod 35lenght
10mm 20lenght
Plank. 1x12x12 30
Another 10 to slice to 5inches
4inches nail 1/2 bag
3inches same

Another 1 ten tire truck will be added for the setting

Well from my own point of view you tried but you should take into cognizance the fact that this place will be too dark cos the light reflection †〇 that place from the entrance door is far and since you won't be opening the entrance of bedroom doors all the time and you should as much think of the ventilation here
