It's been a long while I stepped in here. Nice to know the rates are favorable at this time of the year. I was forced out of tbills partly due to low returns.

Guys, what do you do think the interest rate on 4m for 60 days would be?
Of course this would be secondary market

3m - 3.5m rent is a return on investment of about 7% per year.

TB at the last stop rate of 18.3% for 1 year would have given a return on investment (true yield) of over 21% if the entire 45m was invested upfront. That means 3 years worth of rent at the end of the 1-year tenor.

Remember also, the risk profile is different. For Treasury bill, it's considered risk-free. Like @Tunene66 said, property value and possible rent appreciates. But there can be gaps in the rent and it's not always guaranteed. However, there's tangible value in the pride of ownership especially if it's your first home.

An option is to have the best of both opportunities. While you are working on your building plan and maybe CofO (assuming you've bought land already), you can invest the money and get the ~20% returns per year.

Just my 2 kobo.

If one have 2.3 millon in zenith bank and choose a face value of 2.5 millon will the account be debited if the bid is appprorirate with CBN. Since the after discounting the face value the amount to be debited will be less than the money in his /her account.

Can't tell about Zenith but I did just that with GTB.

My Bid through GTB has been successful in this instance as I have seen so many debit alerts come in in the last couple of hours.

I advised the bank to go by their own rate as I have not dictated a rate for them. By my calculations from the amount debited off my account i have computed the rates as:

91days - 12.9%
182days - 16.4 %
365days - 17.4 %

All in all I am happy as I have gone through a lot of pain before these finally come through. At this point, here are my concerns below:

1) What is the proof or evidence that I hold TBs? and they were taken through GTB? as I have not been formally contacted by GTB yet. No documentation whatsoever.

2) How do i know the maturity dates? I have no documentation at all.

3) how do i go about selling them should the need arise?

Thanks to everyone who has contributed here, every contribution has resulted in my successful bid today, I took the pain to read from page 1 and have not regretted doing so. I wish the property section was this informative.

Also, have you considered borrowing that capital from a Fed Mortgage Bank? Their rates are quite low, think 6-8%, which you offset from the TB yield of 18%

Sorry, not quite certain of the detailed process but inquire directly from them or any mortgage bank.

Thanks @ godash. A friend bid @ zenith @ the last auction with these kind of scenario infact @ 18.3% but Zenith rejected his bid B/c of the face value. Zenith also only allows 1millon and above for Tbill.
Please those who use zenith bank in the house does it make sense to use Zenith bank considering this constraints, hope there deductions are not massive?

I don't have experience with either of those two banks. But then, the government's mandated minimum amount for primary market TB purchases is 100K naira with 1K increments thereafter. But i guess some banks have their own minimum.

From what i've read here, the purchase process usually involves you filing out a form, or providing a written instruction or sending an email instruction. Talk to your account officer but note that sometimes even the account officers dont have the requisite knowledge of the TB process. There are folks on this thread that had to teach their account officers about TBs.

Note also that the fees are different across firms.

Yes it could be rolled over in First bank and probably GTB too but I have only had a personal experience of it in FBN.

The process is quite simple on the form you are given to fill in FBN there are options of rolling over invest and capital or rolling over only capital....etc just tick the one that is OK for you.

Note:
When it expires and the bank bid do not go through the money would be dropped back in ur account till probably the next successful auction.

Properties dnt appreciate in recession, it actually depreciates, so long as his 17% edges against inflation (unlikely though) then TBN is a sure bet
