Estates in Abuja like most parts of Nigeria are playgrounds for the rich and semi-rich people who can afford to dole out millions of Naira in cash to purchase such properties because in Nigeria, the mortgage sector is almost nonexistent. Hardly will one find low-middle income earners in such places. Whereas in almost every country I've been to, government via banks provide loans to intending home owners especially first time buyers. Our government needs to come up with affordable houses for the ordinary man like it's being done in China. The photos here were taken in an estate somewhere in China.

Sunnyvale try but abeg E nor reach! Sunny vale that has water issues and just until recently the road leading there was horrible. Suncity try pass Sunnyvale sef.

Brains and hammers have some of of the best estates in abuja, there are also some small ones in mabushi, life camp, jabi and Maitama which names I don't know but abeg Efab should definitely not be on that list. Efab is sooooo razz.

The price range is abit poor

You can only get that price in satellite town.

I will recommend JAHI.
Is a bit closer than Kubwa axis/ Lugbe axis/ don't even mention Maraba

Traffic there will make him loose his job.

Moreover Abijan Street is in Zone 3. Unless he has a private Car he will spend a lot shuttling between

Any of the above places and working place.

So if he can just add 50k I.e 300k

He can get one in zone 3.

Your brother's best bet with that budget is Satalite towns, I prefer kubwa and Dawaki for him. He will spend just 200naira from kubwa to office per trip making it 400naira per day. Dawaki is a little bit closer.

If he want to stay inside town with that budget, he will probably get in lokogama, Apo ressetlement probably life camp which is a bit far.

If he doesn't mind some villages inside town, he can get in Jahi, kado and durumi village.

It depends on ur brother's taste and preference.

The popular staff bus routes are Satalite towns that is where most civil servants stays, in that case I recommend kubwa. However I think he may get self-contained at 300k around zones but he may not like it.

The trick is some house inside town are not fancy and comfortable but expensive while Satalite towns have beautiful houses but cheap.
It all depends on choice.

So let him come, linked him with couples of agents and he will make his choice.

That's very correct bro. I still have a 3 bedroom in my compound going for 1.5mil in Efab Estate. LOKOGOMA. I paid 400k for BQ self contain in the same compound. Abuja is very expensive
