What is the advantages and disadvantages of this deal. I understand a company or person manages the estate, so what are your rights to your land. Can the management wake up one day and collect the land back..?

In so far as you have your deed of assignment, a survey and your C of O, management cannot wake up and ask you to vacate your property...only the government can.

Remember, you also have to abide with the rules from the management? Converting a residential property into a commercial or industrial without management approval may attract issues. Also, failure to stick with design/building rules and other agreements stated in the "contract of sales" may equally attract issues.

The above are some likely conditions that may lead to forfeiture legal battles.

- You are less prone to illegal activities from land grabbers
- Little bureaucratic processes
- Good organization and cooperation among residents
- Better security
- Payment flexibility (some management allow a 1, 2, even 5 year payment plan).

pls this a very important issue. would like more contribution frn our ogas here but also from those currently living in an estate. pls educate us.

It's all based on agreement estate managers won't touch your land after making terms with them but FG could at anytime do so with some pile of compliments in handy

Some estates are serviced or semi-serviced estates.
Sometimes, you'll have to pay for security, water, electricity and general sanitation.

Some estates make you sign some pre-purchase agreements which you have to comply with. Like building type, building use, rental policy, visitors policy, access policy etc

You might have to pay more a plot as compared to what you can get outside. This depends on the estate although. In general I think it's a cool idea if you have the YAKUBI to pay for the land in an estate

Nice 1, but an estate has a Global C of O wch covers d whole estate land....a Deed of Assignment will b issued to u wch is as good as a C of O

There are instances when the management just consult supposed land owners for land purchase. After a couple of years, other families begin litigation to take over land claiming they're the authentic owners.

2. You are assured of security
3. You are integrated in the system of the Estate and also enjoy facilities
4. You live a communal life style with pple of like minds
5. When the estate appreciates, your land appreciates
6. Enjoy good payment plan

Disadvantages
1. Lands are relatively expensive
2. You might have to pay other service charges

The Disadvantage is more than Advantage, one is you on able to have your Personal C of O . One C of O covers the entire estate. Unable to beautify the external stucture to your own taste, as for me is just like a bundage.
