The info is great. But I have problem with Number 4.

Never pay the agent or the real owner directly in cash. Ensure you pay them via bank deposits so as to get and keep the Bank tellers for record purpose and for future reference. If yawa gas in future the payment can be easily traced through the bank account details by law enforcement agents if the matter is reported. Don't think cos you were shown the real land owner and pay him directly he can't still scam you, the same land you are paying for might be sold to other unsuspecting peeps like you. They will think twice before they scam you if you request the money should be deposited in bank. And once payment is made through the bank ensure you duplicate the bank tellers, and let all parties involve have their copies and let them know you have copies for your lawyer too. Involve lawyers in land purchase. Because they can deny any moment if you pay them directly.

Also employ someone to video signing of any documents even with the real owner as the op as rightly said. This people are very cunning, most times they may want to talk you out of this good idea that it does not matter, its just a simple document to be signed and does not warrant the stress. But the truth is, its not about today, they may have bad motives, its because of the future. Stress now to rest later.
