I would be infinitely grateful if experienced architects and allied professionals can help me vet this building cost breakdown. The mentioned costs is a 2 & 3 bedroom detached bungalow. It was prepared by an architect and in addition to not being around, I do not have the qualification nor experience to ascertain how competitive in terms of cost this is.

Please I really need your help. Is the cost breakdown a close enough reflection of the true situation of things ( it was prepared just a day ago) or is it way off board?

Can I go ahead with the project?

i would honestly ask you to seek quotations from two more additional sources, is the soil waterlogged? where's the location? the amount seems quite high to me since finishing touches like plumbing is not involved.

what type of foundation does your architect intend doing?
Does this includes supervision fees?

Seeking additional information is what I'm doing right here. Will source for others like you advised, just felt I could get some detailed comments from the pros that abound in the forum.

P.S. The land is as dry as they come. Not waterlogged at all.

the 3d is not enough, it's the floor plan that determines the size of the house in square feet, secondly the quotation you uploaded is more for carcass only, i don't think it includes finishes like those wall tiles. where's the location,builders here might put up bids if the location is known.

Hello, yes, like I mentioned in my first post, it's for the carcass only. The location is Ikorodu, Lagos State. So, is the cost reasonable enough?

I think we need to advise him better. You need a quantity surveyor or cost manager for this. They will help you get cost for building the project and you get a full detailed cost of what you are about to embark on step by step.

Its okay for a decent quality job. But for high quality, no.

I think quantity surveyors are in a better position to give you good cost analysis than architects.

I will not advice you to go for a quote like this,they are not straight and highlightened very well,there should be an agreement with what type of quality materials to be used,you might approve this,and at the end you will be disappointed the materials using in your project.and also,that cost is on a high side too.if you really need a good contractor or breakdown estimation,you can contact my mail,send the floor plan,them i will break it down for you to your best knowledge.here is my mail...paraconeng@yahoo.com.

Roofing....700k plus. That's true, as far it includes workmanship.

if you arent comfortable with a price, then very simply find another person/firm. This whole idea of getting consultancy services for free is quite unimpressive. I don't know of any other sector outside building/construction where this is obtainable. I cant simply fathom why anyone in the profession should render any of his service for free. If in the end the prices you quoted were outrageous, I would understand. from what I have seen so far, it isnt. You can't pretend not to know that you can hire the service of a Quantity surveyor to vet it for you. I am an Engr and it would be unfair for me to make mockery of another professional by offering his service for free, it is not a nice thing to do.
