That suspended slab over the garage has defeated the N5mill quoted by the poster.

N5mill will hardly handle the shell sef.

Not everywhere is lagos or abuja.......building materials and labour are far cheaper in some state.

That house is made of wood not cement blocks.

Location matters.
Double Load of Sand in some states is around 40k. In another, it's around 60k.

Labour is 2k in some and 3k in another. Mason abi Bricklayer is 4k in some and 6k in another.

All am saying is location is key.

The Block work will take nothing less than 1500 blocks @ 400# each = 600k
100 block molded @ 8k =8k*15 = 120k
Foundation works = 150k
Concrete for that small Decking = 800k
Concrete for Lintel = 400k
Roofing 2M
Sand for Blocks laying = 150k
Electrical works
Windows
Toilet fittings
Doors
Bulgary
Tiles and other finishings.

I think 5M cannot complete the work based on my rough estimates as a layman.

A block in my location,the biggest size 9' because I bought just yesterday is 270 naira per piece , it might be way high in other places sha
Secondary , 800k is way too much for a decking of that size.or are we talking about using1000cement costing 400k (at the rate of 4k/one) for that small decking.
Thirdly , 2M for the roofing is way too much too it's just a small building. 3-4M should be enough for an average bungalow roofing.i just believe the catch there was what he said that if you already got a land,he is good to go with the 5M.Thanks

Tor same thing I was talking about.one of my senior colleagues just roof his apartment (a medium sized bungalow way bigger than what we are seeing on the pix) for 2M with quality roofing sheet

I bought just 2days ago .that's the remnant on the pix.
And you know if am to buy as much as 400 piece worth of cement I will not buy at the same rate sir.it will be way cheaper
