Why Can't Lagos State Govt Make ALLEN AVENUE Look Like This? by Napata77: 8:05am On Aug 13, 2023
This is Allen Avenue, Ikeja today.

This street is like the Oxford Street or Times Square of Lagos, with all kinds of fancy shops, restaurants, banks, companies, etc.

It is the sort of place that should be seeing HUNDREDS OF THOUSANDS of passers-by per day, including window shoppers, just like in Times Square in New York, or Oxford Street in London.

Impulse buying, whereby you just pass by and see something and buy on impulse without prior planning, accounts for a HUGE percentage of sales on those streets, leading to huge revenue for the sellers and huge tax income for the govt.

What makes all this possible in those places but not on ALLEN AVENUE?

Answer = SIDEWALKS AND COVERED DRAINS.

Once you build Allen Avenue like this above, it will attract several thousands of pedestrians per day and TRANSFORM the volume of trade on that street by a minimum 600%, bringing greater tax revenue to the state govt.

The Lagos state govt should do this.

You don’t need to destroy a single building. It is those gates and fences you can push back or remove entirely.

There’s enough space to do this.

Guy it's not as if our leaders don't know what to do, asides corruption another big problem with Nigerian leaders is lack of nerves to take the big decisions.

If buildings ( hospitals, mosques, churches, schools and even cemeteries) needs to be demolished to pave way for modern infrastructure our leaders will rather not demolish these things they will prefer to maintain the status quo.

Nigeria needs leaders that can take the big decisions.

Majority of the roads in major cities in nigeria is so narrow and yet government upon government can't demolish and compensate adequately to pave way for Morden highways.

Isn't it even a big shame that in 2023 there are still places in nigeria with olden days wooden bridges linking one part of a local government to another.

If you are very familiar with Lagos, Allen Avenue is less of a commercially attractive district than few other places on Lagos Island or even on Mainland that could benefit from such plan.

Moreover, govt is only a facilitator for municipal devt plan...it is actually private sector that builds and raise the real estate value in a district.

Some of you overhype Lagos, no doubt lekki , ikoyi , vi can do this because of banks and telcos but ikeja is not so buoyant, ikeja companies are not doing well

They can park on the street beside the sidewalk. For a small fee like everywhere else. Or look for a side-street to park. Public car parks can be built.

If the road is to narrow for parking, then build a public car park somewhere nearby!

On Oxford street and Times Square there’s no parking, and the heavens haven’t fallen there.

What matters most to all concerned there is that PEDESTRIAN TRAFFIC. That is where the money lies, not in parking issues.

Private sector are not the ones to build walk way and plant trees by the side of the road. Lagos has a bad maintenance culture. I saw people shitting and pissing along the walk way in Ojo. Why is lagos government not taking drastic measure to maintain orderliness in the society.

Garbage. Pedestrian sidewalks are a RIGHT, not a luxury.

Is tarring a road mere beautification?

No.

Neither is building sidewalks for pedestrians who are also TAXPAYERS and deserve their own street infrastructure rather than being left to walk in the mud beside filthy open gutters.

GET WITH THE CIVILISED WORLD AND STOP BEING BACKWARD.

Lagos mainland is beyond rehabilitation. You want to experience more modem planning then it is on the island. Imagine the controversy and conflict that could ensue when a single building around there gets demolished for development.

If I were the governor, I would order ALL the gates and fences removed, and guarantee 24 hr police security surveillance on the street.

Also advise Alex Otti of Abia state to incorporate sidewalks into his road designs. All the roads he is doing so far have open gutters which are mediocre.

That is just tragic. Any governor who builds a road like that today deserves to be stoned to death!

This nonsense only happens in Nigeria.

The other day I was looking at pictures of cities in Rwanda. Everywhere had sidewalks and covered drains, and I started wondering that how can Rwanda that is not even as rich as Kogi state, and is still recovering from a tragic CIVIL WAR, be building roads like this, yet in Nigeria we are open gutter experts?

Who did this to us?

You have a nice sense of business and urban dev as related to footfall but unfortunately your are talking to people and govt with 18th century mentality. One is even asking you where will they park their cars.ust you drive to all place?.

If this your plan is implemented, someone will build a carpark(employment is created and more revenue to govt from tax). That is how money changes hands and trickle down.

In Nigeria we believe that dumping the money in foreign bank is the way forward.

Just from the pictures you provided, the high rise is almost on the road

You’ll need to break those to build a full boulevard

Ab initio planning is necessary or compensate and break

Thank you jare my brotha. I was also wondering about how the guy was reasoning. He was prioritising parking over profits. If there’s no parking you take taxi or bus like others. What matters most is boosting commercial activity on the street.
