Only 25% of malls built in the US have gone extinct and thats because of demographics (Americans are getting older) and thje rise of online shopping. Yet there are still over 800 malls in the USA.

For Nigeria modern shopping malls are still virgin territory if developers can get their costs down and their format right. Replicating the design of US-style malls in Nigeria is why costs are extremely high. Malls rent at N1m plus per sqm in Nigeria. Ikenga Mall is N1.7m per sqm which means that for a 25 sqm shop the rent would be N42.5m per annum. What kind of sales would need to be made to justify that kind of rent? Which sane retailer would drop that amount when they can build a whole store for that amount?

Modern shopping malls in Nigeria need to be a lot more cost competitive and better designed to cut down on the costs of air conditioning and steel work. The best designed mall I have seen in Nigeria is the Enugu Mall by the Artee Group (India) which epitomizes the strip concept with a supermarket as an anchor allowing for natural cooling and light. This is a better design for tropical setting than shops built indoors without windows or natural light.

Thats a good design ! Reminds me of falomo shopping complex And Adeniran Ogunsanya shopping complex in Ikoyi and Surulere respectively..........these were built in the 1970s............how and when we jumped into Amercan style malls is still a mystery to me! It is way too expensive! Igbo entrepreneurship is based on cheap and easy start up costs........and a long stretch to build up strenght and speed!
No wonder small and big businesses located in these malls find it hard to survive!

SINCE SOLUDO STARTED THE HEAVY LIFTING OF BUILDING ROADS IN ONITSHA, MY PRAYER IS THAT HE WILL NOT STOP OR RELAX BUT RATHER DOUBLE DOWN ON HIS EFFORTS IN ONITSHA IN HIS SECOND TENURE TO MOVE THAT CITY INTO A LIVEABLE TOWN.



EVEN IF IT MEANS CHARGING THEM ROAD TAX, TO MAKE SURE THE ROAD GOES INTO EVERY CORNER THERE.



USE THE GRID SYSTEM TO CONSTRUCT THE ROAD AND AVENUE/CLOSES.



ANYBODY THAT TAKEOVER FROM HIM SHOULD CONTINUE THE DEVELOPMENT OF ONITSHA BY BUILDING ROADS, STREET LIGHTS AND PROVIDING WATER,.(ELECTRICITY WILL COME)


EVEN IF GOVERNMENT DONT BUILD HOSPITAL AND SCHOOLS THERE, OUR PEOPLE WILL BE ATTRACTED TO BUILD IT.
