Due to land scarcity, I was unable to accept more investors in March. I promised to look out for land against September when the second phase of planting will be done.

I have been able to secure just 60 Acres of ploughable land for this September phase. The other available lands ( over 500 acres ) has trees in it. So we are left with TWO Options:

Option 1 (Ploughable land)
The lease is for A YEAR and the breakdown to cultivate 5 acres is as follows:

BREAKDOWN
( for 5 acres of land)

LAND(LEASE): #5000 per acre x5 acres = #25,000.

PLOUGHING : #5000 per acre x5 acres = #25,000.

CASSAVA STEM: #37,500

SPRAYING : 8 bottles of herbicide for 5 acres @#1500 each = #12,000

WEEDING: #50,000 (#10,000 per Acre x 5)

LABOUR : #30,000 (planting @#5000 per acre= #25,000. Spraying @1000 per acre = #5000.) .

MISCELLANEOUS: #20,000. ( Supervision, Transportation, Feeding etc)

TOTAL = #199,500.

OPTION 2 (Virgin land with Trees)

The LEASE is for 5 YEARS

BREAKDOWN
( for 5 acres of land)

LAND(LEASE): #5000 per acre x5 acres = #25,000
.(NOTE: THE #5000 IS FOR 5 YEARS)

BUSH CLEARING: #100,000 (@#20000 per Acre)

REMOVAL OF TREES: Ranges between #75,000 - #100,000 for 5 Acres.

PLOUGHING : #5000 per acre x5 acres = #25,000.

CASSAVA STEM: #37,500

SPRAYING : 8 bottles of herbicide for 5 acres @#1500 each = #12,000

WEEDING: #50,000 (#10,000 per Acre x 5)

LABOUR : #30,000 (planting @#5000 per acre= #25,000. Spraying @1000 per acre = #5000.) .

MISCELLANEOUS: #20,000. ( Supervision, Transportation, Feeding etc)

TOTAL = #399,500.

NOTE: The advantage that comes with option 2 is:
1) It will be used for a minimum of 5 years

2) Being a virgin land, we can plant PEPPER on it (RODO) and I can assure you that you will make all the money spent on opening the land from the first harvest.

3) Starting from the second year, it could be ploughed.

ESTIMATED RETURN AT THE END OF 9 - 12 MONTHS = # 400,000 - #600,000

We eventually had to weed because rain fell immediately after Spraying, thereby washing away the chemical

Part of the land was waterlogged, so we planted Rice on it to supplement the expected ROI

The Benue State Governor, Samuel Ortom has been served impeachment notice.
He was served this morning by eight lawmakers of the Benue state House of Assembly under the All Progressives Congress, APC.
The lawmakers served the governor an impeachment notice this morning after a meeting at the state Assembly complex on Monday, 30th July, 2018.
Ortom’s aide, Tahav Agerzua who confirmed the development said that the lawmakers took over the Assembly complex to sit and pass the impeachment notice while the police blocked further access.
