To answer ur first question, payments can be made in 4 tranches I.e first payment is 40% of the cost of the apartment; this is an advance payment to secure ur own flat... Second payment tranch is 30% which is expected to be made after completion of the substructure (foundation)... The third tranch is 20% which is to be made after completion of roofing works... The final tranch is 10% which will be made at the completion of the project; at the point of moving in.

To answer the second question, the project is fully guaranteed by PWIL GLOBAL INVESTMENT LTD... that explains why the first step is to open an account with them through which u make ur payments...
If there is any breach of contract (which is almost impossible), u get a full refund of ur monies...

Also, after advance payment is made, u will be issued with a temporary ownership certificate which will eventually be upgraded to a permanent certificate after full payment is made.

PS: do you know of a chemical that is available in Nigeria that can be used to treat the bare ground against termites?

I'll be using lots of wood in my build and won't be in a position to use chemicals on them.

Some types of solignum are colourless while some others are black.

A chemical you can use is Aldrex... Although i have never used it before (Never had the need) but i hear it is really effective in protecting soil against termites.

Pardon me Sir, but I am not seeing the wood used for the roof structure drenched in carcinogenic chemicals and used motor oil. Are you not afraid that a killer swarm of termites are going to come in the middle of the night and spirit away the entire roof?

Please guide us/me on your thoughts and methods.

First of, we used real hardwood for the trusses, such kind that is almost impossible to be infested by termites... but in-spite of that, we also treated them with solignum which is more or less colourless.
Pls note that it is the solignum that effectively protects wood from termites, the used motor oil or kerosene in some cases is used to mix the solignum to increase the volume of the chemical i.e its a way of saving cost... but if u can afford it, u can use solignum all through.

We spent over 30 million but this figure can either be reduced or increased depending on the choice of finishing materials...

1) You used some of the best wood that I've seen in the industry on this project.

2) Good lord, if this is a cash-strapped client, I'll like to see what a loaded client would do.

3) The tile selection is impeccable. Not sure why folks just seem to do the humdrum 24X24 only instead of trying new styles.

4) The tileman is a wizard, even the holes in the tiles for pipes is perfect.

This is as perfect as a build as I've seen. A tip of my bowler hat to you Sir. Job absolutely well done.

What size of iron is used for the burglary, is it 10mm, 12mm or 16mm and is it a solid round iron or square solid type?

Let me first thank u for your advice, i really do appreciate it...
The Burglaries are made with 16mm hollow pipes... After now i plan to start another thread where i will give a breakdown of the cost for the same building but i can tell u that we spent over 30 million to achieve this level of work... note that the cost can radically be reduced or increased depending on the choice of finishing materials.

It is just a duplex hence it has just one staircase with about 21 risers/steps.
The cost of the stainless steel railings was about 600k.

Nice job so the foundation is sitting on raft? and if i may ask how deep did you dig and also what was the height of the concrete blinding in the foundation.

Thanks a lot... The foundation is fully Raft and we had to dig to about 600mm depth...
The height/thickness of the concrete blinding used for this project was 300mm and it was reinforced... Remember that every project is perculiar to itself hence you may not necessarily do exactly what we did.
