Hello Everyone,
I hope u are having a good day... I must apologize profusely for the long lay off, it was due to circumstances beyond my control ooo...

My house was burgled and these boys made away with three of my laptops along with other valuables. Naturally, along with the Laptops, i lost documents, drawings and indeed project pictures...
Thankfully i was able to put together a couple pictures from my workers; Although the pictures might not be as comprehensive as i wud have loved but i think they shud suffice...

This Project turned out to be one of the most interesting i have handled (even though it was just a bungalow) in that the client knew exactly what he wanted in addition to the fact that he was a perfectionist.
We feel privileged to have completed the Project after other contractors had tried without success.

The major problem we had on site was the electrician who at the tail end of the Project, cut corners while fixing the external light; he has since been removed from the team though.

Altogether, it was a very enjoyable experience and i am particularly grateful for the privilege.

Kindly bear with me if the pictures are not chronologically in order but i believe it will be worth ur while... Tnx a lot

Health / Re: MEN'S HEALTH: Strictly For 40 And Above!!! by architectB(m): 11:08am On May 17, 2018
sandyo:
THE ONLY SOLUTION AT MIDDLE AGE, IS LIFESTYLEYLE CHANGE
As we grow older, beginning from 40 years and above. There is nothing better than a total lifestyle change to preserve us and keep us healthy.

After 40 if you still want to keep living like a child, you might not make it past middle age.
If however such individuals make it while living like children, then they might suffer a lot of health problems as they age.

One of the first things someone over forty years should consider will be a life of moderation.

*Drink moderately

*eat healthily and wisely

*sleep enough and don't deprive yourself of sleep because of partying, hanging out and all such youthful desires and occupations.

Regular exercises should not be missed. Because at the age of forty and above the vital organs of a human being will need some aiding to function properly through exercising.

Any man who after 40 still consumes alcohol like a little boy and indulge freely in all the things he did at age 20 or 25, does not understand that the body is no more the same as it used to be.

Many deaths, stroke, erectile dysfunction issues, heart problems, etc, that occur amongst middle age people today, can be avoided if people of this age group will just embark on a lifestyle change.

I have seen friends, neighbors and relatives who like me are middle-agers but suffer like old men, die untimely, play with so much Viagra because of an erectile problem. This ought not to be, lifestyle change is the answer.

At middle age a lot of changes takes place in us, living is not as strong as we use to be before.
Therefore we can't put unnecessary pressures that only youthful bodies can take, on our aging bodies.

Eating time should be reduced to 7 pm because anything after 8 pm is poison to the system of a middle-aged person.

*Red meat should be substituted with white meat.

*Sugar,

*iced cold water

*Lots of salt should be avoided.

Instead Load up on high-fiber fruits, vegetables, and whole grains. Your whole digestive system does slow as you age, so fiber is very important.
Consume fiber-rich foods such as:

*whole grains,

*fruit,

*vegetables
They will help you feel more energetic and give you fuel to keep going.

Regular check up on our blood pressure, cholesterol, blood sugar, breast, prostate and so on will be very helpful.

Bless you, all fellow middle-agers, we have gotten to that stage when we don't think of every other person and leave ourselves unattended to, think of yourself more now, you need to stay well.

After the age of 50, one may experience many types of illnesses.
But the one I am most worried about is Alzheimer's. Not only would I not be able to look after myself, but it would cause a lot of inconvenience to family members.

Please feel free to reach out to me either through this thread or privately using this link: https:///CkQaKu8ots5J47foriwZrC

I completely concur with this write up... Although eating dinner before 7pm might be difficult ooo because hungry fig still catch me again... Lol! Thanks a lot Sandra for the info...

11 REASONS TO BECOME A MEMBER OF Realty Edge Cooperative (REC):

1. Own your Home:
REC is the only Platform in Nigeria today that guarantees the "low income earner" a unique opportunity to own a Home ...

2. Access To Mortgage Loan:
REC will help its members access mortgage loans
(6 - 10% interest) of up to 15 million Naira for home development purposes with a repayment plan of up to 25 years...

3. Access Your Home In The Shortest Possible Time:
REC give members the opportunity to move into their completed apartments/buildings in the shortest possible time, after joining the cooperative, long before full payment is made...

4. Investment Opportunities:
Beyond owning their homes, members have the option of investing with REC and making good proceeds both from real estate and other enterprises for the purpose of making profit and improving their financial status.

5. Accountability:
REC members have a say on how and when their money should be spent, projects to be executed, the sequence of works, preferred locations, etc.
And a comprehensive monthly financial report will be presented to members at our meetings and also through electronic mail...

6. Sub-contracting Projects to members: REC members will be employed as sub-contractors and artisans (especially in construction) provided they are capable and able to deliver the required standards...

7. Project Support:
REC will give members the needed support (especially financial) to finish their unfinished projects.

8. Building Development Support:
REC will give members the needed support (especially financial) to develop Land that they hitherto were having difficulties developing...

9. Improve Member's Financial Status:
REC will, by taking advantage of its resources, help members that are under-employed, get better jobs...

10. No Risk Venture:
REC members will be paid all of their contributions should they decide at anytime to relinquish their membership...

11. Grants:
Another aspect worth mentioning is the fact that REC (after carrying out due diligence) will help finance business ideas of members to the end that it empowers such members while making a profit for the society

Properties / Common Construction Mistakes In Nigeria!!! (published) by architectB(m): 1:03pm On Aug 10, 2017
Hello there,

Hope you are having a beautiful month of August and are looking forward to an even better month of September especially as it touches the real sector?

Today we will be looking at some major mistakes commonly made in the construction industry in Nigeria and also the stakeholders responsible for them.
Now, on any given project, all of the stakeholders have their own individual responsibilities, expectations and more importantly, mentalities.
If the mentality of any major stakeholder is not right, it can spell doom for the project; i will explain this further as we progress.

There are a plethora of mistakes that can occur on a building project especially in Nigeria and we are going to just gloss through a few of them.
The first possible mistake we will be looking at is:

1. NOT ENGAGING PROFESSIONALS FOR YOUR PROJECT.
The effect or result of this wrong decision/mistake in summary will include but not limited to:

a. Spending much more than you should on the project owing to Poor Design
b. Extravagant and inefficient utilization of very expensive land space
c. The erection of a non-functional building/structure akin to a picture i saw recently on social media of a building where residents had to access their rooms on the first floor with a wooden ladder because there was no provision for a staircase.
d. Working without structural drawings that may eventually lead to building collapse

WHO IS TO BLAME?
The primary stakeholder responsible for this costly mistake would be the client because he did not carry out his due diligence before contracting the project.

Also in a lot of cases, prospective clients just refuse to engage professionals because they think "they are too expensive". They prefer to opt for quacks who at the initial stage seem to be cheaper.
When considering Consultants / Contractors to handle your Project, the last thing that should influence your decision should be their charge.. First be convinced of their capacity to deliver, then negotiate their charge to a reasonable level.
It is always better to do it right the first time... It might appear to be more expensive to go with a Professional but i can assure you that in the long run, it is always more expensive engaging quacks.

All of these mistakes can be traced back to the "mentality" of some client who in a bid to save money, make a mistake that may eventually cost the lives of innocent people.

The second common mistake we will be looking at is:

2. WRONGLY BUILDING YOUR STRUCTURE ON AN UNSTABLE SOIL.
The effect of this poor decision/mistake is "Settlement" which more often than not eventually results in the collapse of the structure.
The mere fact that a building has been completed and occupants have taken it over does not mean that it was well built; it may still fail/collapse over time.

There is this trend of people buying plots of land, sand filling and developing it immediately - IT IS WRONG and i can't say it enough.
If you must develop immediately, then your foundation MUST go beyond the filling sand.
Engineers will tell you that when you sand fill, you should give the land a minimum of 2 years to compact before you start construction works; to avoid settlement and eventual collapse.

Please don't get me wrong, i am not saying it is impossible to build on an unstable soil but there is a "RIGHT" way of building on an unstable soil; there are things to do to make for a successful construction process...
For instance, carrying out a comprehensive soil test is necessary to give you an accurate knowledge of the type, depth, etc of foundation to employ for the Project. This will go a long way in determining if the building will fail after time or not.

WHO IS TO BLAME?
For this mistake, the blame should rest primarily with the contractor/builder because as a professional, he should have educated the client and if the client insists on building on unstable soil without doing the needful, he should have walked away to maintain his integrity.
Unfortunately, the mentality that most contractors have is money, money and more money.
They seem to think that if they don't submit to the whims of the client, they will not get another contract, so they compromise their integrity on the altar of "hunger".

Another common mistake is:

3. NOT ADHERING STRICTLY TO SPECIFICATIONS.

The price for this mistake can sometimes be very grave such that when fake materials are used, it can result in just about any degree of damage to the project.

Once heard of a block of luxury flats that burnt to the ground because the specified cable was not used. The contractor used inferior cables just so he could keep some extra cash for himself but alas! the building went up in smoke.

WHO IS TO BLAME?

I would say the builder and in some cases the client should take full responsibility for this mistake because when specifications are made, it is the responsibility of the builder to buy the right materials and also that of the client to release the money to buy same.
The above listed are just a few out of the very many construction mistakes we get to see daily but we have put this article together to make you wiser as it relates to construction matters.

Remember, not all that glitters is gold... ensure that you are not deceived by the bright coloured painting of that building...There's more to a building than just beautiful painting...

Until our next post, please take good care of yourself.

Nice job, what grade of concrete was proposed for , what was achieved at 28days ? Was cube test done to know the strength of concrete mix? Even ready mix cannot be trusted.
Did you allow the ground beam cure enough before backfilling with sand?
Well neat job done, more pictures are welcome.

Thanks for your comment... The proposed Grade of concrete was 25 N/m3... We did do a cube test and After 28 days, the strength of the concrete was a little above 23 N/m3...
Thanks a lot
