The attached Pictures show the carpentry and reinforcement works in the ground beams. Notice that we deliberately did not fill the site hence the mashy soil that we had to contend with at this stage But we were sure the building was totally protected from settlement...

In the attached pics, you will notice that we are casting the reinforced blinding and foundation footing which is directly tied to the ground beam and the reason is not far fetched; the composition / texture of the soil being swampy, we had to introduce a reinforce foundation footing which we tied to the ground beam. Note that we first had to excavate deep enough to lay the foundation on relatively solid ground; all of this was done to prevent settlement which sometimes can lead to bldg collapse...

Hello, I hope you had a very good day? Permit me over the net few days, to take you on a step by step exposition on how we constructed a five bedroom Duplex at Lekki... Feel free to ask whatever questions you desire. The Pictures show the state of the site abinitio and also the base of the Fence after casting was done. We will be uploading more pictures as the days go by as the project was just handed over to our client who by the way was very satisfied with the level of service rendered. Thanks for your time.

Research has shown that quite a number of people "especially in the Lekki axis"are making the mistake of building on unstable soil in that they buy a plot of land, sand fill and start construction works without doing the needful. The effect of this poor decision/mistake is "Settlement" which more often than not eventually results in the collapse of the structure. The mere fact that a building has been completed and occupants have taken it over does not mean that it was well built; it may still fail/collapse over time. There is this trend of people buying plots of land, sand filling and developing it immediately - IT IS WRONG and i can't say it enough. If you must develop immediately, then your foundation MUST go beyond the filling sand. You should ensure that the foundation gets to the stable part of the soil and this should preferably be done before the Land is sand filled. Engineers will tell you that when you sand fill, you should give the land a minimum of 2 years to compact before you start construction works; to avoid settlement and eventual collapse. All of the Engineers we have spoken to on this issue agree that most of the buildings springing up on the Lekki axis will in less than 10 years start experiencing problems of settlement which might lead to fatalities. They insist that as a matter of urgency, building regulations must be enforced to prevent a battery of building failures. Attached are pictures for the foundation works of a five bedroom detached Duplex we did at Ikota on a very unstable soil. As is shown in the pictures, we consciously hit the stable part of the soil before placing our foundation. In Nigeria today, cases of building collapse are so rampant that it has become a source of serious concern to all. Today we will be starting a series on the reasons why buildings collapse with a view to helping you make an informed decision when it has to do with project designs and construction. Some of the reasons for building collapse may include one or more of the following: • Poor Supervision • Contractor’s Integrity • Client’s Indiscretion • Soil Bearing Capacity • Use of Quacks • Poor Design • Corruption • Bad Workmanship Whenever there’s a building collapse, the losses are usually unquantifiable and the lamentations are usually endless. Apart from the monumental monetary and material loss, lives could be lost as well; so it is imperative that necessary steps are taken to prevent it. See pictures below to have an idea of just how devastating a building collapse can be: We will eventually X-ray all the above listed reasons for building collapse in the coming weeks but for today our focus will be on POOR SUPERVISION. In construction, supervision is key to the success of any project; ANY PROJECT THAT IS NOT PROPERLY SUPERVISED IS PROGRAMMED TO FAIL. To “Supervise” according to the Oxford dictionary means to be in charge of somebody or something and to make sure that everything is done correctly and safely. The importance of a very good site architect or engineer (Clerk of works) cannot be overemphasized because if you get it wrong, you are sure to have major problems on the project. The primary responsibilities of the site architect or engineer among others include the inspection of all materials to be used on site and ensuring that the drawings and specifications are strictly adhered to. He also ensures that time and materials are prudently managed for optimum results. In our years of practice, we have come across people that believe (for reasons best known to them) that it is better to work with artisans as against working with professionals. From experience, we have discovered that even the best of artisans CANNOT produce excellent workmanship without supervision. The supervising architect or engineer is responsible for managing the artisans and making sure they work at their optimum level. This he does in several ways which I would not want to go into on this platform. Years ago, we did a design for a client; it was a grandiose 5 bedroom bungalow that was to be built somewhere in Lagos. We pleaded with the client to let us handle the project or at least supervise it but he refused saying that he had a mason that had over 17 years experience and that he would prefer for the mason to handle the project. The client did not call us until they did the casting of the ground floor slab; when we got to the site, we discovered that the floor slab was slanted to about 7 degrees. The client said he felt there was something wrong with the work that was why he called us. Of course there was something wrong with it!!! When we confronted the mason, he gave us the funniest possible excuse for his error; “the slab is slanted because the Land is also slanted”. Can you imagine? We took the liberty of sending him out of the site and we were consequently commissioned to handle the project which we have since completed. Note that we had to completely re-cast the floor slab and you can guess the implications of that with regards to materials, labour, time and ultimately the project cost. Imagine what the consequence of such a mistake would have been if it was a high rise building; collapse would have been inevitable. PROJECT HISTORY The project was more or less abandoned because of an imbroglio between the client and the previous contractor on the project. CLIENT’S BRIEF To take over and bring to completion the construction of a block of (4) 3 bedroom flats at Lekki, Lagos. CONSTRAINTS The major constraints we faced in the execution of this project were: • Client / Contractor imbroglio: The client called us to take over the project from his contractor who had been causing major problems on site by cutting corners unduly. • The client’s budget: The client insisted on a non-fluctuating contract and also said there would be no allowance for variations. • The condition and level of the site: We found that the erst-while contractor took his zero level without recourse to the road level hence the finished floor level was less than 50mm above road level. CONSTRUCTION SOLUTIONS • We discovered to our dismay that the previous contractor had been cutting corners in that all of the materials ranging from pipes to reinforcement rods were of low quality hence the need to change the materials and/or further reinforce them as is necessary. • Owing to the client’s rigid stance on fluctuations and variations, there was very little room for errors during construction and timely delivery of the project became sacrosanct to avoid losses. • The low finished floor level meant that it would be impossible to drain the site therefore we had to raise the finished floor level considerably to conveniently solve this problem. The contractor that was handling the project abinitio was seriously “cutting corners” to the detriment of the project. We later discovered when we moved to site that all of the materials he used were sub-standard hence we had to virtually replace all of the materials more or less: the consequence as you must have guessed – Additional costs. Thankfully, he had only done the ground beams and was filling at the time we took over. As a client, it is usually very difficult to know a contractor that is driven by “greed”, so it is advised that he requests for a bill of quantities from the contractor which he should vet and consequently negotiate. So from the onset, the client has a clear idea of what his financial responsibilities are and the mode of disbursement of funds. This gives the client the advantage of being able to hold the contractor to his bill at any point in time. With due respect – A THIEVING CONTRACTOR IS CAPABLE OF DESTROYING ANY PROJECT. Most contractor’s will present themselves as being honest but before you know it, the client starts to spend money a second time on the same items. Obviously if you are going to remain within your budget, then you have to manage your materials very well and there are several ways to achieve this… He ensures that there is little or no waste of materials. A good project supervisor is wired to detect construction flaws even with a glance, when he walks into a space. We have seen situations where the client is forced to double spend because of this. When work that has been paid for is terribly executed, the client is (sadly so) forced to do the same work item all over again. This is an all too common phenomenon in the Nigerian building industry. As pedestrian as brick laying is, you will be amazed at how much extra funds the client will have to spend to cover the flaws if it is not well done the first time. In some cases you find that the plastering has to be about 2 to 3 inches thick (note that normal plastering thickness should be half an inch) to adequately cover the flaws in block setting. We are talking tens if not hundreds of bags of cement (depending on the scale of the project) not budgeted for. And that is not considering the extra unbudgeted trips of sand and of course labours. When you walk into a space and you are welcomed by haphazard and poorly executed works, every sense of appreciation automatically leaves you. POOR WORKMANSHIP IS THE WORST ENEMY OF AESTHETICS In extreme cases, poor workmanship can result in fire outbreak from poor electrical wiring and even building collapse resulting from poor plumbing works, etc. This issue has made it sacrosanct for us as a firm to subject all of our artisans to a very meticulous scrutiny to avoid unpleasant surprises. Be wise!!! Make up your mind never to be penny wise and pound foolish; always endeavor to do things the right way especially when it has to do with DESIGN & BUILD because it could sometimes result in loss of lives. We are well aware of the accommodation challenges that most people face in Nigeria and we have resolved to provide a practical solution, taking Lagos as our starting point. Some design mistakes that increase construction costs are: · Unnecessary use of Corridors/Lobbies: This in most cases is a pointer to the fact that the designer/architect does not have a flair for design and is obviously not savvy in space management; the consequence being extra spending on corridors that are not necessary. · Complex designs: We have found over time that there is beauty in simplicity and that complexity in most cases breeds extravagance and lack desired aesthetics. · Unnecessary walls: Sometimes you don’t have to wall up every space; there is such a thing as an open design and it will still be very functional. · Dysfunctional spaces: If a space for instance is not well lighted or ventilated, it then becomes compulsory for the client to artificially light and ventilate it and this will consequently increase the cost of the project. · Poor circulation: If a major space for instance is unavoidably used for circulation, then it makes it compulsory to get extra furniture to control movement and this will consequently drive up the project cost. It is very important for the client to know that in design, one single line can translate to millions of naira during construction. The architect has the responsibility of carrying out a spatial analysis before a design is done especially when economy is a major consideration.
