Tyrolean and tiles are two different classes of finishes. Tyrolean is best used as external finishing, while tiles can used both external and internal.

Quality Tyrolean can be more expensive(depends on type of tiles) but its more durable requires little maintainance.

The formwork both internal and external requires adequate strut, the consequences of this as a contractor is fatal if formwork fails while pouring concrete.

The concrete has to be grade 30, because the structure is below the ground mix with the a very good sealant (penetron was used here) and well vibrated.

Then after deforming the formwork, the sepetic tank will be plastered in and out with sealant in mix.

To construction a sepetc tank ( 3m height) in this environment, it has to be precast i.e cast and sink. Water level is relatively high, 3 feet excavation below the ground, you have to be prepared to battle water to achieve task.

The methodology is to cast walls of the septic tank to the required height on the ground surface without the floor, only starter rebars for floor.

Most times, its ideal to have the internal formwork in place and place the rebar around then place external formwork. The challenge with this procedure is the placing of reinforcement for the floor, we want a monolithic structure and avoid voids. For this project we employed both techniques to be double sure we achieving a water tight and monolithic structure.

The internal formwork was formed then after the rebars and water stopper are placed the fromwork was carefully deformed. The floor starter rebar was placed then internal and external formwork replaced with a 2x4 wood placed on the internal (at the buttom)to form groove.

Banana Island estate operates a central sewage system but for emergency/ system breakdown/ maintenance property owners are encouraged have back up sewage system in thier facility. Each facility has a sewer collection point which empties into the estate sewer mains.

We are not able to secure permission to upload structural and mechanical drawings as they classified inputs of the Services and Structural Engineers.

70,000 for excavations for a 3 bedroom. Ordinarily, I will consider that outrageous but labour cost is factored by location.

You shouldn't be needing more that 30tons of granite to complete your structure and there are two different rates against granite.

Good day house. Please this is so important. What causes this rising dampness on walls. I have noticed it in many houses in Abuja. What can be done to rectify this problem. it flakes off the cement from the wall. Gives dark patches and swellings on screeded walls. I cannot even use wall papers cause it will soak the paper. I paint the wall after every raining season.
Mind you, the house I am living in now is a new house and german floor waterproof nylon was used to cover the whole floor before concrete was poured. Water proof cement was also used to screed the wall.

Amongst many reasons that cause dampness on walls, will like you to note that high proportion of damp problems in buildings are as a result of rain penetration (non dpc related) and capillary action/rising damp (dpc related).

Preferring solutions, I advise physical inspection by an expert (depending on extent of defects), you don't want to create more mess or waste resources while defects persist.

Rain penetration/water seeping from the outer surface; due to drive rain most times(after hours of down pour) you have external walls socked and depending on type of soft sand used for plastering (usually of high salt content) the wall surface absorbs the water, gradually increase in size, travel through the brick and form dampness on the internal surface.
Water proof the surface with bituminous coatings and plaster (mixture of sharp and soft sand) with very good sealant e.g penetron or sikalatex and provide for effective slope to drain off rainwater.
As well, Plaster with coarse and fine sand.

Water rising from ground by capillary action despite having DPC; There is possibility that DPC is faulty or bad installation.
I advise you pave the surface abutting the building to prevent rain water seeping into the wall.
Or if considering interlock paving, make sure the floor has a damp proof course (DPC) which arrests the rising water.

If I haven't been able to mention any likely cause relative to your building, please sort for physical inspection by a water proofing contractor.

Why? Note because its cheaper but because its yield higher compressive strength compared to just sharp sand.

Such blocks are better load bearing

Using,
1 bag of cement to produce 35 pieces
And volume of Cement to aggregates 1:6
30 ton of stone dust will mould 2700 - 3000 pieces of 9" blocks.

You still do not get it, you are talking from assumption.I do not need to be a certified Engineer to build a new machine and train more Engineers to maintain it.If you check from history the great inventors where never certified Engineers.
Now you did make some points that I found valid though.But I maintian the word you was looking for is Certified Engineer.The reason why you would need a certified Engineer would be Jobs that required certification, or for legal reasons. ie Insurance etc or government legislature..
I am a Uk certified Enginer,Im a fluid Engineer so I deal with Flued Mechanics.I carry out test and certification with major fleets on thier hydrolic systems.At teh end I put a sticker o n them to certify them legal to operate.Now if these Hydrolic systems goes faulty you do not need me to come fix it,the guys who fix them are not certified Engineers like me,But they still are Engineers.I dont know if this is clear enough.
Thoses guys are technicians.
The word Engineer is a protected Title, the phrase Certified Engineer addresses quackery and imposters.

You are extremely wrong there, [b]anyone who can Engineer anything perfect is an Engineer[b], however, I think the word you were looking for is A QUALIFIED ENGINEER. This is the Difference, we as Nigerians should desist that school of thought which tend to think its only those with certificate are worthy to be called Engineers nop, all maintenance personal in various industries in the west are mostly called Engineers even though they trained on the JOBB.
There you need a bit more enlightenment.
Here there is a question of legality, more than anything else.

In jurisdictions, the term “engineer” denotes a “professional.” Someone who has been certified to practice, as a lawyer or doctor would be.

Your line in bold is best ascribe ignorance, literally you can be called an engineer when you not certified, so long as you didn’t lead anyone to rely upon that assertion (as seen in op)

Certification of engineers typically applies in fields where human safety is at stake… So certification and licensing of structural, Mechanical and civil engineers is taken very seriously.

I'm sure this quotation wasn't prepared by an 'Engineer'. That that he builds for you doesn't justify him earning the title Engineer, you addressing him as such, he is impersonating.

The time factor/time line stated by AyeMaDaFunMi on his originating post is in order and will not bring any defect on the structure.
The only phase he needs to limit the time between the roofing wood frame work and the installation of the roofing sheets. It's either they are both done and considered as a single phase or the time interval between both should not be more than 3 months.
It is empirical and verifiable.

Causes of building defects are multi-dimensional and cuts across all process involved in producing the structure.

what do you define as myths? That any structural break in the wall could compromise the building envelope? Or 12months is enough time compromise integrity of masonry with moisture intrusion?

Number of coaches after lintel is dependent on some factors like
1. Use of building as these would specify the headroom that needs to be achieved for the space. Residential buildings, you can have 2.8 - 3.0m from ffl.

2. Type of ceiling finishes: to achieve some ceiling finishes (e.g suspended pop )you need enough clear space after your ceiling level to thus there is need to more number of coaches after lintel.

Just relate your needs with any experienced builder/Engr., you don't have to be generic.

As in the case of green growth on blockwall, where the roots have penetrated into masonry joints. Its difficult to completely ripped them off the wall before plastering. These root (no matter how small it is) later dislodge blockwall joints, allows water penetration then followed by eventually building defects e.g cracks, spalls.....

A plaza would fit better, you have a chance of going vertical to makeup for the horizontal shortfall

I'm very glad you cautious of the integrity of these buildings elements in process of over prolonging (in phases) the construction activities. Most of building defects after commissioning are due to neglected factors such as this.

Work protection is very important in construction, substantial amount of efforts should be put into protecting works in progress otherwise resources, project integrity and value are in jeopardy.

That been said, what you need right now is a program of work, prepared by a certified builder with your cash flow duly consulted.

In addition, the break between phase 3(Its ground floor nt 1st floor) and phase 4 shouldn't be up to 12months, as your have highlighted those walls are going to be loading walls. Likewise 5&6. Anything longer than that, green growth starts to occur on ur block walls and it's bad to Finish a building with that because of aftermath defects.

Professionals in the house. Please I need your advice urgently. I have just plastered a duplex and I did a decking or slab for my water tank on top of the roof. I just realized during the heavy rain that the slab or decking where we have water tank on it is leaking. I see water finding their way from the water slab to the wall inside. Although my plumber has assured that he will fix everything but I am considering doing a scaffolding and put my tank on it. So I want to know if it is possible to fix the slab as claimed by plumber I should just go ahead and do the scaffolding. I was told that slab will always leak even if it is not now, it will leak later
I don't understand what you mean by your plumber fixing everything.

I advise you felt the whole slab and drain the floor through sprout detailing. If you are considering having a scaffold, its great but still you need to arrest leakages on the the slab.

Hello my great Engineers in the house, please I will like to be enlightened on the construction of a water tank stand over a septic tank. My engineer advised I build my tank stand on the septic / soak away tank we are about to construct. He said we will only need 4pcs of 16mm to reinforce the water tank stand pillar from inside the ground to the top(where d water tank will be placed). And 12mm rods will be used for other things like underground pillars, first chaining, second chaining and the slab.
Please is this best way to go about it?

Its achievable
In as much as right mix ratio (c30) is adhere to. 12mm rebar isn't acceptable for column, advise him to revise whole rebar design.

What can one build on 137.8sq.meter of land, with how many parking space. I need a good architect in Lagos.
Certain informations will be required to attempt this question for functionality and optimization reasons, ranging from location, proximity, ROI (return on investment), prospects and government polices (town planning), etc...

In a densely populated neighborhood, 137.8sqm is a lot of space, its about been minimal in approach and maximizing its immediate potential.

Numbers of parking space required is dependent on the type of structure proposed. Eg. A store or mall required parking space is 3 per 100sqm of building area. (Architect's data)..

Everything/every system has merit and demerit

Advantages of this system fly over ( upper connection supply)
1. It will reduce materials.
2. There will be water for both the upper and down floor of the building at the last bottom level of the tank water.
Disadvantage
1. Their will be likely air lock once in a while( but once the taps are open within 2-10 minute it will be off).



Advantage of direct downward system.
1. Air lock can not occur on this system

Disadvantage
1. Once the water on the over head tank is low, the upper floor will experience low pressure of water

Actually I use to do both, check the pics here we did down ward system for a nairaland member, Gbadex did the painting.
Flying cold water supply is rather vernacular, shouldn't there have been a booster pump.

An Education on my position
A Builder is a professional who studied building or building technology or any other related discipline in the built environment in any higher institution of learning and registered with the Council of Registered Builders of Nigeria (CORBON). They are specially and primarily trained for the construction of buildings in it's entirety. Engineers (e.g. structural, electrical and mechanical), architects, quantity surveyors etc. are respected "CONSULTANTS" on the building site.
I hope our dear nation will pass her building code (NBC) to law to regulate the operations of Professionals in the built environment and ensure sanity in the construction industry.

With due respect sir, A builder is a Contractor whose job is to construct a civil structure BY employing a necessary workforce :
1. Engineer
2. Workmen (skilled)
3. Labourers (unskilled)
4. Materials
5. Other resources.

But a civil engineer is someone who has acquired knowledge of designing, constructing and maintenance of a structure.

Therefore, just as homeowners, a builder hires an engineer to aid his work with technical or professional aspects.

So, by implication, a civil engineer can be a builder but a builder is not an engineer.

Howbeit, a builder's job description does not include the bone of contention
