I only know about the Ontario market


sorry guys, I kinda got busy with work and couldn't follow up the thread. Anyhoo, in simple terms, a pre-construction home is a house you buy before the building is complete. It can be either a condo, semi-detached house, detached house, or townhouse. A house model will give you an insight into what the home will look like upon completion (google.com).
so, the house hasn't been built yet most times, u just see the floor plan and probably a model home and u get to adjust or design it to your own taste.
steps:
*we get a builder, depending on your location builders are all over the place (say Tarion homes/ Vista/mattamy/matrix homes etc)
*they show you floor plans, previous developments, inform u about when its gonna close, say 2023/2026. it depends. etc
*they tell you the amount for the downpayment (used to be a little fraction of the estimated house cost, say 70k upfront for a house projected to be 500k).
*builder gives you the documents, you sign and they also sign, and u keep your docs and wait till closing at the time given. At this point, the house is still not fully yours.

NOTE THAT: 95% of times, in all of these, the banks are not yet involved, no credit checks, u just give them the money, they give you the documents and both parties sign away. as a new immigrant, you obviously do not have credit yet, and still looking for a stable job, but at least you are sure that you will be more settled than you are in the next year to come. that way, u have your credit profile, good job, paystubs, finished probation, etc, all of which are needed to approve the mortgage at the time of[b] closing...[/b]

The “closing” is the last step in buying and financing a home. The "closing,” also called “settlement,” is when you and all the other parties in a mortgage loan transaction sign the necessary documents. that, in this case, will be the builder, the buyer, and the bank who will give and approve the funding.

Anyhoo, while all of this is going on, equity is building too...e.g. the amount you paid for a precon in 2022 is 500k, at the time of closing in 2024 property will have gained probably 100k or more (guaranteed) as long as its in Ontario and the market remains as is. plus the plenty advantages of living in a new house designed to your taste. might not be everything u want but u know, the main way of saving in Canada is real estate really. plus, the market is ridiculous atm, anyway, i hope i tried explaining. if u look at the pictures i attached, how can anyone save those amounts?

Use it as down payment for a precon that's closing in say 2/3 years ( make sure u have the clause of assignment). That way, you start building equity while simultaneously building your credit and a good job to close. In other words, uld b more settled by the time of closing.

am just thinking about the duration i have left and the fact that they dont even reply emails on time. tmight be a lil dicey to try mailing them for a change of VO. am honestly thinking of sending it to them with DHL one way, when i get their mail that its all over, then ild mail them to send it to LVO, and i will pay for the extra charges. there are not many people that have been in this situation from the look of things but others should use it as a guide. it can be a nighmare really.

Congrats on your PPR. Why don't you send an email requesting to submit your passport to the Lindon VO? People have successfully changed visa submission centres in the past. I'd suggest giving it a shot, I think it's better than the Accra headache.

hi guys, does anyone know how i can send my passport in for stamping? i got my ppr on monday and its been a headache trying to send it to accra without a prepaid envelop within the package as DHL doesnt do prepaid packs. i have less than 11 days now.

My dear @Filashade, I was very weary to read the whole story cos of the length, but from your tone I could tell u wrote it all in pain. More like u can't phantom how a 23 year old lad would stay at home all day playing Vid games and u as a female will b out there grinding trynna make things work out for u. One thing I want u 2 know is it regardless of Wat people might write here, been determined to make it in life against all odds is a choice. We all make choices, and we are all results of the choices we make either good or bad. Choices of who we r, what we become, even whom we date. Now your relationship issh, your guy is a result of what he made himself to be ( his choice?) . A guy that cannot go out and struggle to fend for himself and his immediate family or wife or gf is not worthy to be called a man or a bf. He is just a baby regardless of his age. What happened to Royal Mail? Tesco, farm fresh, aldy, KFC and the rest? These guys take applications all the time. If he doesn't have papers Its another situation.
Wen I was in college back in d day, I was living in Newcastle, would go and wash dishes as far as leeds town center and still get back to Newcastle at night just to save up money for college and still send money to folks in naija. I washed dishes to the point that my fone couldn't recognize my fingerprint anymore lol...and weekly Ild still pocket about 250 pounds. Even though I wasn't proud of d hustle back then, it was a means to an end as my education continued, could easily afford alot of things for myself and could easily date anyone but that wasn't a priority at the time, had to Send things home to folks too. I am proud of d kind of man I hv become now, a captain Oluwaseun.That's the pride of a man!!!
Ditching his ass isn't a bad idea TBH. Uld meet great hardworking guy, and u will be fine. Just finish well and bag a good grade and u will meet someone of your class.

Am also a mariner and altho I dint want to comment on this thread, I must let u know that all the stamps u have on your db is fake!!! Either it is endorsed or not. U can only get a true record of sea service when u work onboard a ship...a question to u is: Can d master of the self acclaimed ship say u ever served under him? Did u have a cadet logbook stall? Was it filled? Cos what many people dunno is there is a cadet logbook also filled alongside your db...there are tons of tasks in it that should have bn completed. If u did serve on any vessel u wont have any issue atall with getting a Job cos the officers onboard your ship during your cadetship will teach u how to gk about things. Nigeria is swimming in corruption n its sickening.... Anyway, as regards the crewing agency, u can try Gac marine... N pls where did u get ur coc from Am suprised u passed it without practical experience... Cheers.

Well, usually for u to Hv d eligibility to go onboard u need some mandatory certifications which includes # pst, pssr, efa, n anoda one can't remember now# den oil tanker familiarization. These courses used to b conducted only in maritime academy of Nigeria Oron Akwa ibom. Buh u can easily do dem in lagos now at Coastal marine 15b awolowo way ikoyi just bsyd efcc sign board. U can ask for directions Wen u get there. I don't work with dem though just helping u out as an aspiring seaman cos one can easily get confused without adequate info..
