Location is more than just an address when it comes to making a smart real estate investment.
To make money in real estate, buy homes that are in up-and-coming neighborhoods, in the "sweet spot" between the hot spot and the neighbor.
But it's important to pick a location not just by triangulating on a map. You need to visit the neighborhood you are considering in the morning, the middle of the day and at night.

To really learn about a market, to really learn about an area, you drive around the area. You walk the area. And I am not talking just once. I am talking in the morning, when the sun is rising, when the sun is setting, in the evening. I think it's important to go during the day."
Grab a little lunch and sit in your car and hang out in the area,
You want to be near good schools, shopping centers and close to main transportation sites. Also, you want to be sure the neighborhood infrastructure is sound. For example, you want to know that streets drain well when it rains hard and that the city picks up the trash, has good security system in place

A big mistake is not to spend the time there. Just to go there during the day, when you are at work — I think that's the wrong thing to do. It's really not good if you do that because you end up buying something and end up finding out that at night it's a totally different environment in the neighborhood.
You have got to evaluate the entire area. You have to look at all of it.

These include the late Chiefs John Ifeakor, Ebenezer Otaluka, and Jerry Nwosu. The inscription is still there to date. Chief Otaluka was reputed to be the first person to own and drive a private car in the whole of Aguata Division. He was also said to have built the "first one story house" in the Division. His one story house has glass windows. People from far and near came to see this mansion of those days. Today a road he pioneered is named after him in Okoh and is called Ezi-Ahari.

There is truly no concrete “correct” answer to this question. There are pro’s and con’s to buying a home before selling your current home and the same can be said about selling your current home before buying another.

Buying a home before selling your current home

The biggest benefit to buying a home before selling your current home is the fact that you have a suitable property lined up. This can reduce the stress and pressure of having to find a home once your current home is sold. This however also can create disappointment and heartbreak. If you are unable to purchase a new home without having to sell your current home, you’re purchase offer is going to be contingent upon sale and transfer of title of your current home. If your current home does not sell in a timely manner, this can lead to you getting “bumped” by a non-contingent buyer and you losing out on the home you’re looking to purchase, which can be devastating.

Selling your current home before buying a new home

The time it takes to sell your current home is unpredictable. There is no crystal ball that exists that can tell you exactly how many days it will take. Selling your current home before buying a new home will put you in an ideal position to negotiate on the new home you’re purchasing due to the fact you are purchasing without the sale contingency of your current home.
One risk of selling your current home without buying a new home first is the chance of not being able to have a place to live. There are options if your current home sellers before buying another though. A “rent-back” can sometimes be negotiated with the buyer of your current home. A “rent-back” would allow you to retain possession of your current home for a certain number of days after closing at the expense of paying the buyers mortgage. A “rent-back” allows for additional time to find a new home.

No perfect home

Your first home may likely not be the perfect place, but make it the right one. Finding the right home is often a matter of prioritizing. Make a list of “must haves,” along with “nice to haves” and “not necessary to haves.” Only you can measure the importance of the amenities you are looking for. Home-buyers who distinguish between wants and needs make the most sensible decisions. A list of must-haves should include items that affect your quality of life, such as a home’s location, its price, number of bedrooms, security, light and square meter. Expect to pay for repairs or maintenance even within the first year of owning your home.


Lifespan of things

In addition to identifying cosmetic and structural flaws before you buy, know what to expect from the home’s components. How long until you need to replace the roof, appliances, or carpet? Everything may be in working order now, but all homes need these types of repairs at some point. Researching the expected remaining life on large-ticket items can help you plan for the future.


Keep your cool

Don’t get overly excited in your search, especially in markets where homes are selling quickly. A bit of self-restraint prevents you from overspending or choosing a home that doesn't fully fit your needs. Be prepared to walk away if a home inspection reveals more defects in a home than you’re able to deal with. Finding the right home that fits your lifestyle and budget can take weeks or months. By starting early and being patient, you’ll avoid the sense of urgency that often drives home-buyers to make hasty decisions.
