Relationship Evaluation

Everyone dreaded report card day in school and if you are dreading making your own relationship report card, then you need to buckle down and study! When you rank all of the aspects of your relationship between you and your spouse, you need to score in the high nineties to achieve an A+. Consider creating a ‘relationship report card’ with your spouse and watch the awakening you will both experience.


When you try to complete your relationship report card, it should not turn into a ‘blame game’. It should open the lines of communication and offer some invaluable insight into your relationship as to where you need changes and improvements.


When you consider how you want to grade your partner and yourself, it is a good idea to have some pre-set guidelines as to what each grade means. For example, an ‘A’ might mean that your partner isn’t perfect, but obviously excelling. It could also mean that your partner is loving, attentive, enthusiastic and satisfying. A ‘B’ could stand for a partner who is always trying, better than most and consistently works on improvement. A ‘C’ might mean average or acceptable. ‘C’s’ always indicate plenty of room for improvement. ‘D’s’ and ‘F’s’ should be reserved for unhappy situations or even hopeless ones. ‘D’s’ indicate never hopeless while ‘F’s’ require more than just a relationship evaluation.


If you find that you and your spouse have areas with a ‘D’ or an ‘F’, you need to focus on why you are giving or receiving those grades and commit to some kind of action in order to change and improve that grade. It might involve a commitment on both spouses, but if both are willing to work at it the grade is already moving higher.

When you begin working on your relationship report card, it should be graded the same way your school papers were graded with a number grade (ex. 80%, 50%, 95% and so on). Grade both your partner and yourself in areas like affection, ability to resolve conflict, attitude, commitment, communication skills, consideration level, thinking as a ‘couple’, creativity, sensitivity, flexibility, generosity, friendship and gift giving skills. Once you’ve completed that list, continue to evaluate your honesty levels, listening skills, household management skills, patience, love making, romance abilities and practice, playfulness, self-esteem, self-awareness, sense of humor, empathy, tolerance and spontaneity. If you feel that there are any other areas relevant to your particular relationship, feel free to add and evaluate at your discretion.

When you and your spouse are grading each other, be sure to both participate in grading. You can work out your own particulars, but make sure you both have a say in both of your grades. Compare and talk about your grades and why your partner believes you deserve a particular grade (this includes the good grades, too!). You’ll be surprised at how your partner sees your relationship and you’ll have invaluable insight into how he or she sees your role in the relationship. Just because you may not have earned an A+ in one area doesn’t mean that you can’t celebrate. Pat yourself (and your partner) on the back for anything over a ‘B’ and talk about ways you can improve on any ‘C’s’ and ‘D’s’.

In this article, I will be pouring out from my 3 years working experience about the real estate business in Nigeria and how you benefit immensely from it.

Now to the business of the day.



What is Real Estate?

Real is simply defined as property consisting of land,the buildings on it and the natural resources embedded in it such as crops,minerals and water.

It can also be referred to as immovable property such as buildings or houses in general.

Real Estate can be divided into four categories namely; Land,Residential, Commercial and Industrial.

Let's take a look at the four categories one after the other.


Land

Land include vacant land,farms and ranches. Vacant land can be further divided into underdeveloped, early development and site assembly.



Commercial

Commercial includes shopping malls,medical and Educational buildings,Hotels and offices, apartment buildings (for renting).
That is why you will be required to fill a form indicating either residential or commercial when buying land from Estate developers.

Residential

Residential includes newly constructed and resale homes.
Under these we have flats,bungalows,terrace building,high value homes.

Industrial

Industrial includes manufacturing buildings and property, Warehouses. These buildings can be used for storage, production, research and distribution of goods.


What you need to know before buying/selling Lands.


Land can be classified as either free or acquired.

A parcel of land is considered free if the government has not indicated any interest in the Land. Such land is safe to buy because the title on the land can be perfected without issues.

In most cases,such land will either have a gazette ,a certificate of Occupancy or a Governor's consent.

Lands that falls under within areas designated as as urban areas are under government acquisition until deemed free.

There are two types of acquisition namely "COMMITTED ACQUISITION" and "GLOBAL/GENERAL ACQUISITION".

Now let's take them one after the other.

Committed acquisition occurs when Government has indicated an intention to use that Land for a specific purpose such as provision of amenities.

Such lands can never be available for use by individuals as it belongs solely to the government.
If you purchase land under committed acquisition,it becomes impossible to protect your land title and your occupation of the land is only temporal until the government comes to kick you out.


Global/General acquisition: lands that are under general acquisition or global acquisition can later be confirmed "free" or "committed" as the case may be.

A land under acquisition can become free by a process called "EXCISION."

Excision is a process where the government releases a portion of an expanse of land that is not committed.

If a parcel of land that was under acquisition becomes excised,it is then considered free and becomes gazzeted.

The gazzete then becomes the title on the land and such land is safe to buy because a proper title can be processed on the land.

A second case where lands under general acquisition can be released is if an individual purchased a land that was under acquisition without going through an excision process.
Such a land can go through another process called "Ratification" or "Regularization" in which the land owner pays for the land to ratified or regularized.

But such lands must not fall within a "COMMITTED" area.


Knowing Land Documents and Sizes.


The following documents are usually involved when a purchase is made.

1. The purchase receipt.

2. The contract of sale.

3. The deed of assignment.

4. The survey document.

5. The building plan for housing investment.

6. Any other title document that may apply.

So let's quickly take a look at some the above documents.


Deed of Assignment.

A deed of assignments is one of the transactional document drawn up by a real estate attorney between current title holder for a particular property and the new buyer.

In real estate transaction, a deed of assignment is a legal document that transfers the interest of the owner of that interest to the person whom it is assigned, the assignee.
When ownership is transferred,the deed of assignment shows the new legal owner of the property.


Survey Plan

A survey plan is a document that measures the boundary of a parcel of land to give accurate measurement and description of that land.
The people that handle survey issues are surveyors and are regulated by office of surveyor general of a state.

A survey plan must contain:

1. Name of the owner of the land surveyed.

2. Address or description of the land.

3. Size of the land surveyed.

4. The drawn out portion of land survey and mapped out on survey plan document.

5. The beacon numbers.

6. The surveyor who drew up the survey plan and date it was drawn up.

7. A stamp showing the land is either free from government acquisition or not.


Certificate of Occupancy.

Certificate of occupancy (C of O) is issued by the State government.
e.g The Lagos state government officially lease Lagos land to you the applicant for 99 years.
All lands belongs to the government.

Real Estate investing involves the purchase, ownership, management, rental and/or sale of real estate for profit.

When it comes to investments, there are primarily two things people invest for: capital gains and cash flow.

Capital Gains are the one-time profit you make on the sale of an investment. The strategy behind capital gains is to buy and sell. In order to realize capital gains, you must sell the asset. As long as market prices go up, capital-gains investors win. But when the markets turn down and prices fall, capital-gains investors lose.




Cash Flow is an ongoing stream of income you receive from an investment. You may receive this money on a monthly, quarterly or annual basis, depending on the investment. The strategy behind cash flow is to buy and hold.



Now we will be looking at long term and short term investment as it affects capital gains and cash flows.



I have carefully studied, analysed and curated various products and packages offered by some Estate developers in Lagos, Nigeria based on my experience in the industry.


I will be explaining them one after another as we move on.

Under the long-term investment we have what we call LEGACY INVESTMENT.

This LEGACY INVESTMENT is a premium product offered by one of the Estate developers I work with.
It was created to provide a life time investment for clients or investors which yield over 300% returns on investment (ROI).



This investment opportunity provides access for the investor to build wealth through the product that brings about a diversified investment exposure to own a real estate of their dreams with relatively reasonable amount of capital.


It gives investors the opportunity to partner with the estate developer leveraging on the product(investment package) to own an Estate in their name(investor's name).

The product is tailored to:

1. Give the investor returns(capital invested plus profit accrued) within 6 to 12 months.

2. A lifetime 20%(after tax) profit sharing on management fee paid my occupiers of the estate.

3. Help investors build financial portfolio in real estate.

4. Serve as a performing asset that works for the investor.

5. Serves both long-term and short-term capital needs and offers less risk to the property which is invested.

Now let me break it down in a way it would be easier to understand, let me use myself as a case study.

Mr Kennedy wants to do a legacy investment with an estate developer.

He invested 10M naira or above on an Estate (land) the company already owns or any chosen location of Mr Kennedy's choice.

Mr Kennedy invests the 10M naira to own the Estate in his name (preferably KENNEDY ESTATE) without actually being the one to develop and manage the estate as the developer will be shouldering that responsibility.

Under this arrangement, the developer buys the estate(Land), divides it in plots, resells and allocate to buyers(land owners) after which Mr Kennedy gets his 10M naira back with 60% of the profit generated.

And then he will keep earning 20% returns from Management fee generated from the estate for life(which his descendants can inherit too).

To many, buying a piece of land in Nigeria seems harder than climbing Mount Everest.

The activities of charlatans is not helping matters.



But then, it is not as hard as it may seem.



Owning a home or a piece of land in one of the choicest cities in the country like Lagos, and the likes can be time-consuming and expensive investment so you have to be very careful.



You need to know what to look out for in every land purchase and investment also the buying process as well before you settle on any.





Before you embark on purchasing a property, you will need to do following:



1. Prepare your budget

Before you set out to buy a land in any city in Nigeria, you need to have a budget.



A lot of people set out to get real estate without properly setting out money or knowing exactly what then can afford. Land purchase might be the biggest purchase of your life so it is not the same as buying a dress or a new phone. Without a budget, you might end up buying on impulse, and sometimes spend more than necessary. From legal fees to agency fees and other documentations one needs to understand the process.







2. Understand the nature of the land.

Buying a land translates into you investing in real estate's irrespective, if the land is for personal use. As an investor, you want to get the best value for your money and that often translates to the best return on investment.



Before purchasing any property or land in Nigeria, you want to evaluate the potential growth in investment in a particular area before you throw your hard earned money at it. You need to choose the type of property and location wisely.







3. Research properties and get a consultant though not compulsory you hire the services of a consultant before going out to look for properties but using one will definitely help you Scale through the hurdles easily and faster.









4. Make thorough search and compare.

When you find a land that catches your fancy and you can afford same, ensure you visit the property and inspect same. It is sometimes necessary to do the inspection with someone who is knowledgeable and experienced in land quality.







5. Verify the documents

If you are confident with the land, you need to confirm the documents on the land is authentic and also verify that the documents were complete. Verification is a very important thing as it confirms the validity of your purchase and saves you from fraudsters or any future heartache with the government.







6. Make payment and collect all receipts and documents

With everything in place, you should make all payments regarding the land.



After making payment, make all efforts to collect every related receipt forms, documents required for land purchase in Nigeria include the deed of assignment, contract of sale, letter of allocation, purchase receipt, e.t.c.



7. File your new purchase with the state government but in our case we take that as our responsibility.



This step is important as it legally makes you the new owner of the property. If the property already has a C of O (certificate of Occupancy), you will get Governor's consent in your personal name if need be, which is great.

Here is what I learnt from an attorney as regards law governing land acquisition.
So,pay attention to the details as it will be unveiled to you below.

Before I go on, you may like to read my previous post to properly understand land laws and documentation




Dear real estate investor,

You need to understand land laws and practice in order to save yourself future heartbreaks.

1. When government acquires your land for overriding public interest,your saving grace won't be the fact of your C of O only but most importantly,your building approval.




2. If you are occupying a property that is not legally/validly transferred to you( a compulsory requirement for obtaining governor's consent), and if government acquires it, the person to be compensated is the person whose name is on the C of O, even if he or she has sold to you.




3. Six months amnesty period is on for you to regularise your position and stand clean in the eye of government.

Now,that is not all.
You should also bear it in mind that:



4. A place that wasn't under government acquisition at the time of buying may get acquired by government later.
Government owes you no explanation for acquisition.
The reason been that no one owns land exclusively in Nigeria. What we call "ownership" is like a lease (a term of 99 years) from the government.
Government is the sole landlord/land owner.

Your C of O is just an evidence of lease (just a certificate to occupy),which you must service by payment of annual rent to the government.
Also which you cannot transfer by way of sale,lease,mortgage validly without government consent.

Government can acquire your 'C of O-ed' land for public interest, in which case there will no compensation for you EXCEPT you already have some sort of improvement on the land such as building,crops,plantation, fencing,wells,or reclamation works etc. in which you will only get compensated for unexpired, unfinished value of those improvements.
Or government may offer residential buildings/settlement in another location as a reasonable alternative to you in place of monetary compensation.

Another vital information is this;most especially to married couples and intending couples.

If you are interested in buying a property as a couple then your names should appear in the agreement as "Mr Sunday Essien and Mrs Maria Sunday Essien" not "Mr and Mrs Sunday Essien."

The reason been that there is no such legal personality known as Mr and Mrs Essien.
You might be creating legal problem for yourselves when you use such to buy properties.

And finally, you may want to change your "next of kin" to your spouse after wedding from your sibling's or anybody else's you used before wedding to avoid pains/conflicts in future.

Something very significant happened 8years ago that inspired this post.
I have been having the push to share this story since Good Friday and then I had been trying to put this together.

Thank God I have finally done it now.

So here we go:

It all started on a Wednesday 10th of February,2010.
During my undergraduate days at FUTA.
It was my third year in school.

On the evening of that day,after mass while leaving the church, I felt a gentle tap on my shoulder and turned and saw my friend, Paulinus who was also a vibrant member of CCRN on campus as I was.
He gestured for us to meet privately and discuss something he termed very urgent.
With a look of curiosity and suspense, I asked him what it is that can't wait till we get home.
He said it was a matter of life and death.

I asked him to go ahead and tell me what it's all about because he knew I don't joke with my time.

My time is an asset I don't trade easily.

He told me about a sister's case we need to handle with all manner of diligence and seriousness because her life is at stake.

Then we scheduled a closed door meeting with the sister together with four of us who were part of the prayer team at our secretariat office later that evening.

The sister narrated her story thus:

" Today(10th Feb) is my birthday but I am not happy. My mother dedicated me to a river goddess and so every year on my birthday she will take me to the river to offer some sacrifices and do some rituals to renew my head.
This year I have decided to give my life totally to Christ and no more interested in such fetish again.
My mum have been calling me on phone to come back home, but I ignored all her calls.

And for last 3 nights, the river goddess have been torturing me in my dreams and threatening to take my life a day after my birthday if I refuse to return home for the rituals. "
That was her story.
We counselled her and told her to relax and calm down that God is in control.
We said a short prayer and committed her into the hands of God and asked her not to return to her lodge as it will be unsafe for her to be alone.

We provided her a spare mattress and she slept in the secretariat while we all retired to tidy up our activities and prepare for our ongoing midnight prayer campaign we started a week ago(in subsequent post I will explain how it all started).

I went to my room tidied up my course work,assignment,did some little revision and laid down to rest while my friend was immersed in his Bible as he normally does every night.

In less than two hours later,I felt a tap on my legs.
My friend and roommate Kenneth told me its time.
I grab my phone,tapped the keypad and saw the time.
It was 11:45pm
I jumped up quickly,washed my face,put on my clothes,took up my Bible and went into the Secretariat to fetch the sister and together we left to our prayer ground close to the school park and male hostel.

So I and the sister were at the front while my two friends and team members where coming behind us with other members of our prayer group who also came with their course mates,friends to pray.

We were gisting as we went along.
We have just passed the school park just about to enter the junction to the prayer ground and then it happened.

I heard a resounding thud.
Just like a someone down by a heavy fist.

She had fallen on the ground lifeless.
I checked time it was 12:01am the following day.

Then reality hit me.
The river goddess has fulfilled her threat.

I was numbed with fear,my throat dried up,I was visibly shaken,confusion set in.

I tried all I could to physically wake her up,all to no avail.
In my confusion, I tapped,hit,slapped all to get her to wake up, no result.

I couldn't understand how someone who is I was chatting with some minutes ago will suddenly drop dead just like that.
No final words,no signs.

My head was spinning,I couldn't contain it any longer.

I cried out to my friends and they ran forward and closer to where I was.
I told them what happened, and they tried again,nothing happened.

We looked at each other for some seconds,got up and quickly assessed the situation.

People started gathering around us,we quickly dismissed them and told them to go ahead to the prayer ground and continue with the prayer while we handle the situation at hand.

That done.

The four of us formed a circle around her,as we were about to pray we saw our Coordinator coming around, He hadn't been coming around before except that particular night.

We quickly called him and asked him to join us.we became five.

We told him what was going on.

To our greatest surprise he was as calm as ever.

We joined our hands together and began to sing worship songs after 10 minutes, all the fear and confusion vanished inside me,I experienced calmness as if nothing has happened.

Courage came from no where.
We continued again and suddenly our Coordinator's face changed, I saw something I couldn't explain coming out of his eyes.

His voice changed.
He asked everyone of us to keep silent.

Then I realised the Holy Spirit was at work.

He then made a statement I would never forget.
He went "Oh Lord, if you are the one who called me to lead this community, then prove it now"
After saying that, He commanded the girl's spirit to return.

And then it happened; I saw the sister turn her head,shake her feet.

I brought out my handkerchief to wipe my face very well to be sure it was not a dream.

I shouted like someone who has gone mad.

Others opened their eyes and saw the reason for my excitement.

Thunderous claps and alleluia rented the air.

Indeed it was a great miracle.

It was then I understood what the disciples (Peter ,James and John) saw at the transfiguration.

What I have been reading and hearing about has happened before my very eyes.

If you have not experienced God on a personal level,this testimony will be like a story to you just like it was to me years ago before that time.

JESUS IS INDEED THE RESURRECTION AND THE LIFE.

The Eucharist in the Catholic Church is the celebration of Mass,the Eucharistic liturgy.

The term Eucharist is also used for the bread and wine when transubstantiated(the substance having been changed into the body and blood,soul and divinity of Jesus Christ.
Christ himself instituted the sacrifice at the last supper on the night He was betrayed.


Consecrated hosts are kept in a tabernacle after mass so that the Blessed Sacrament can be brought to the sick and dying outside the time of mass.
This also makes possible for the practice of Eucharistic adoration.
A visit to the Blessed Sacrament is a proof of gratitude, an expression of love towards our lord Jesus Christ.

There had been various back and forth arguments across various faith denominations as to the truth of the real presence of Christ in the Eucharist.
But my aim here is to share my personal experience and that of my friends.
So here goes it.

Growing up as a young Catholic having passed through catechism and receiving my first holy communion.
My understanding of the Eucharist had been centered around head knowledge but not on a deeper level.

In 1998, I joined a pious group named " Pages of The Blessed Sacrament ".
We were taught to adore and worship Christ in the blessed sacrament.

Sometimes in 2003, I attended a retreat organised by same pious group.
The retreat master, a Priest shared a testimony of what happened in his parish.
He told us the story of a Muslim woman who was told by doctors that her only son had 72 hours to live.
The woman had tried all she could to keep her son alive, having exhausted all available options she had.
She remembered what her Catholic co-tenant used to say about the blessed sacrament.
She followed her to morning mass, received communion, removed it from her mouth, put it in a drug envelope and rushed to the hospital where her son was bedridden and gave him to eat.
It was a step of Faith.

Against the doctors prognosis, he did not die, instead he was healed miraculously and was discharged to the shock and amazement of the doctors.
They couldn't believe their eyes.
That was how the woman and her family became Catholics.

My friend Kenneth, a fellow Charismatic leader during our days on campus shared with me two testimonies.
He is also a devoted Legionary too (a Catholic lay apostolate).

While he was at home during the long semester break,
he was assigned to visit the Hospital and Pray for the sick. He ministered to a woman who was bedridden for weeks without responding to treatment.
The woman got well to the glory of God.

Guess what happened next?

A dreaded witchdoctor came to his house to threaten him, he was angry at my friend for healing the woman as he was the one responsible for her affliction.
The man gave him seven days to bring materials for appeasement or be struck dead.

Against the advise of his friends and some concerned family members.
He refused to yield.

He went on a Fast during the 7days visiting the Blessed Sacrament morning and evening committing himself to Christ.
On the 7th day, the native doctor died mysteriously.

He told another testimony again.
This one happened when we were on our six months Industrial training (it was during our 400L).
He happened to work in an hospital laboratory.
According to him, a young lady was diagnosed with HIV+.
She was weeping uncontrollably and rolling on the floor.
He was moved with pity at her hopelessness and helplessness. So he summoned courage and went to console her and told her to go wait for him in the Church, as he was not yet through for the day.
After work hours, he went to meet her in the church and started exhorting her with the Scriptures. He gave her a 9 day prayer to pray which also involve a visit to the blessed sacrament.
He joined her in the prayer too.

Guess what?
The HIV+ result turned HIV- to the glory of God.

Now to my own testimony.

When I was staying in the hostel, there used to be this guy who stays in a room adjacent mine.
He was in the Engineering department, he came in through direct entry.
We were in same level (200L) in second semester.
He is what I will call a reading and cramming machine.
This guy could read for hours nonstop without getting tired. I got to know him through one of my room mate because they attend same tutorial class.
He attends one of these Pentecostal churches.

I was leaving for lecture one day when this guy stopped me on the way with teary eyes and look of disappointment.
He held my hands begging me to please pray for him that he needed God's intervention desperately. I couldn't believe my eyes. In my mind,I was trying to imagine how a guy who studied so hard would be having a GPA of less than 1.
For a first timer,that's a very weak foundation to start with.
The second semester was all he had(his only lifeline) before he would kicked out of school(if he doesn't improve academically)

I gathered myself together. I was moved to tears too.
I asked him to write down his full names and Matric no on a sheet of paper and hand it to me.
So I collected it and left.
I went before the Tabernacle lying down prostrate, placed the paper on the floor, presented the case before Christ.
Only once and that was all. I forgot about it and moved on.

Fast forward to a year later. I had left school hostel and was living off campus.
We never met since then until we ran into each other one afternoon on my way back from lectures.

With smiles written all over his face he hailed me.
He broke the good news telling me how his results greatly improved from then on. I blessed God for his life.

One of our sisters in the charismatic came to me to complain that she was facing sexual harassment from one of her course lecturers. She told me she had been begging the man all to no avail and she was not ready to compromise her dignity. The Lecturer was threatening to fail her if she refused.
So I simply told her to visit the blessed sacrament and report the man to Jesus.
After which she would go again to see the lecturer in his office the next day.
She came back with testimonies the next day telling me how she went to meet the lecturer in his office and the man walked her out calling her a witch.
That He was no longer interested in her anymore.
I roared into laughter, giving her a warm handshake and asked her to teach others what she had learnt.
That was not all.
She had a distinction in that course.

CHRIST IS TRULY PRESENT IN THE BLESSED SACRAMENT AND HE STILL WORK WONDERS FOR THOSE WHO BELIEVE.

What is a myth?

It is a commonly-held but false belief or common misconception; a fictitious or imaginary person or thing; a popular conception about a real person or event which exaggerates or idealizes reality.

Growing up, many of us would have been used to some fables and movies that centres around some myths people held in awe and fear.
Sometimes we found ourselves believing them because we had no proof to the contrary or couldn't muster the courage to test them out in order to demystify them.

An event played out during my secondary school days.

I walked into the classroom one morning in October 2001. Then I was in SS 1 and it was our 3rd week of a new academic session.

I saw my classmates huddled round a guy from another class and were listening with rapt attention at the story he was sharing with them.
At first I thought, he was narrating a movie he saw as was the custom among guys.
It is either they are narrating a new movie or discussing English premiership matches.

It was first lesson period and the subject teacher was yet to show up in class.

The Boy was actually speaking in Yoruba language.
The part that caught my attention was where he mentioned 30 pastors lost their lives in a battle against mermaid spirit(mammy water).
I became interested in the story.

I quickly moved close to them and was asking the story teller which movie it happened.
This attracted scornful looks and remarks from his listeners who were angry at such rude interruption.

Seeing that no one was willing to bring me up to speed.
I kept quiet and followed the rest of the story.

I later asked one of the listeners who told me the full gist.

Here is what the story was all about:
There was a pond about 50metres away from our class room block surrounded by thick vegetation of tall grasses and trees.

The pond was a large one (because of heavy rainfall it overflowed its banks). The story goes that the mermaid spirit(mythical) expanded the pond to accommodate all her children and was so vicious that She swallows up anyone who dare move close to the pond.
She was said to have killed 30 out of 32 pastors that went to cast her out of the pond.
This myth later spread over the whole school that even new students knew the mammy water pond.
This spread fear among students so much so that they discuss it in hush tones in order not to provoke the mammy water.

I pondered over this story for some weeks. One part of me was still in doubt but because I had no proof to the contrary I just left the matter hanging and moved on.

Then one day during break time, I was strolling towards the male hostel, close to the hostel was a big almond tree. My favourite hide out where I go to read and enjoy the beauty of nature.

I saw a palmwine tapper coming out of a bush path that runs parallel to the pond.
I paused.

I had to clean my face with an handkerchief to be sure my eyes was not playing tricks on me.

Did I just saw a ghost?
Or is he one of the mammy water's children.
How did a palm wine tapper survive the mammy water and pastors perished?

I started walking slowly while I held the man in my gaze.
On getting closer, I greeted him and he responded to my greeting with smiles.
He was straddling his Rayleigh bicycle dutifully while I watched his foot steps. I noticed he left his foot prints ( in my mind I concluded he was human and not a ghost as ghosts don't leave foot prints, so I learnt).

My head started running riot trying to figure out answers to lot of questions bombarding my mind like bullets from a machine gun.
I went home that day more confused than ever.

Some weeks later, I came very late on a Monday morning and getting to the school gate, I saw heaps of cutlasses. It dawned on me.
I will have to clear the school field for over 2 lesson periods in addition to having blistered palms. I wasn't ready for that.

I turned back and tried to figure out an alternative way to sneak into school undetected.

Our school was surrounded by Bushes, so the fence did not cover the whole school compound.

I sighted 3 of my class mates from a distance and gave them a hand signal.
They understood and came to join me where I was without wasting time, they agreed with the option of sneaking in through the bush path.
I got to know about the bush through an SS 2 student when I was in JSS 3.

We began our journey. As we got to the Appian way I knew, it was overgrown with thick bushes so we couldn't take the risk for fear of dangerous reptiles.

So we kept moving until we got to an open and wide bush path. Wide enough to accommodate a vehicle, we were relieved.

Gleefully we entered the path and kept moving, thanking our stars that we have figured a way out at last.

Midway into our journey, one of us Cried out " is that not the mammy water river?"
Then I looked to my right and beheld the great pond.
I froze with fear at first, struggling to regain composure.

They were all blaming me for bringing them to death trap.
I wasn't in the mood for blame game.
I was furiously thinking of a way out.

I pleaded for calm.

We moved back a bit to scan and survey the surrounding bushes for any sign beyond the usual.

We scanned the trees and saw the birds and squirrels enjoying their habitat. There was calm everywhere.
I looked around again for the second time and saw something that looked like a Gallon hanging on a tree. I moved close and took a good look and discovered it was a palm tree.
The mahogany tree was blocking my view, reason I didn't notice it earlier. I heaved a sigh of relief.

My mind flashed back to the palmwine tapper I saw some weeks ago and then I made the connection.
It must be the wine tapper's property.

I told my guys, the coast is now clear.
I showed them the palm tree with the Gallon hanging on it.
Every frayed nerves became calm.
Nothing to be scared of anymore.

We moved on silently and entered the school through the same route I saw the wine tapper came out from.

We walked into the classroom quietly as if nothing happened.

I went to the loud mouthed guy and told him to his face that his story about mammy water river was BULL SHIT and a BIG FAT LIE.

I told him how I found out and he stared at me with disbelief calling me a liar.

I laughed at his ignorance and moved on. After all I had nothing to lose.

Fast forward to February the following year, it was dry season and the grasses had withered, the trees had shed their leaves, the forest was bare and the pond almost drying up.
We saw some men wadding through the pond to harvest all the Catfishes.

Many students gathered to take a look through the barbwire that served as barrier between the school and the pond.
It was then it became clear to all and sundry that it was a private fish pond and not a mammy water pond as generally believed.

I had the last laugh.

Greetings to you in the name of the Lord.

In this article, will be discussing Angels and the Altar

Stay with me while I walk you through this piece.

You are free to contribute, ask questions or share with your friends.

Now, straight to the heart of the matter.

Who are angels? Angels are celestial(heavenly) beings that acts as intermediate between God and man whose roles includes protecting, guiding human beings and carrying out divine tasks.
As children of God we are entitled to angelic assistance and protection.
We need them to accomplish our mission on earth and for divine direction.

It was an Angel of God that brought deliverance to Ishmael and Hagar, so also Peter from prison.
The Angel of God brought good news and direction to Mary and Joseph, Zechariah and Elizabeth.

Talking about Altar.
An Altar is any structure upon which offering such as sacrifice are made for religious purpose.
Altars can be found at shrines located at temples,churches,and other places of worship.

In the Roman Catholic, the Eucharist is a representation,in the literal sense of one sacrifice being made present again. Hence the table upon which Eucharist is consecrated is called an Altar.

Something happened that opened my eyes to these mysteries.
When it comes to matters of Faith,it is better experienced than being told.

So,that's the reason I love teaching from personal practical experience so it doesn't sound abstract and distant.

Remember that Faith comes by hearing the word.
It is what you hear that you do and it is what you do that form your experience.
That's why believers believe first then their belief births miracles while for unbelievers miracles births belief(they see miracles first before they believe).

We were having a vigil in our chaplaincy then in FUTA. It was our normal end of semester programs usually before exams.The Guest speaker, an alumnus and one of our past leaders in the Prayer group was ministering.

The ministration was going on when people started falling left and right under the anointing.

I joined the stewards in attending to them.

Then suddenly something happened that drew my attention to the rear of the church.

I saw something that looks like a display of martial arts.
I quickly ran towards the source of the commotion.

I saw praying ministers and some stewards gathered round a girl, Chubby and busty with scattered hair, heavily made up face which has partially wiped probably from physical struggles.
I looked to the floor and saw torn and scattered rosary beads and scapula.
Still trying to comprehend what had happened. I looked at the girl again this time her face was flush and eyes red with burning anger.

So I asked the praying ministers what actually happened. One of them told me she fell under the anointing and was manifesting strange behaviours and so they tried conducting deliverance and she turned violent and even wanted to injure the praying ministers.
He further told me, they wore the rosary and scapula on her neck, she tore it off angrily and was warning them never to try it again.

So I joined hands with them and we began casting and binding only for the Girl to burst out laughing saying " Do you know who I am? Look at this small small boys o (The demon inside her was speaking).
I am princess ....... From ...... Kingdom.
This girl we are using is our special asset, our Queen doesn't joke with anything that concerns her, so stop wasting your time."

We stopped and was watching her rant.

She went again " I have destroyed many big churches and many great Men of God.
So this your small church and you small Small boys are not strong up to 10 percent of them all.
I will destroy this church within 5 minutes and destroy you too"

At this point I was mad in the Spirit, but I tried hard to control myself.

What an effrontery?
To come to the house of God to threaten His Anointed.
This did not go down well with me.

Then I asked her " those great men of God you destroyed, what was their offense?

And she replied " they were snatching our members and disrupting our operations and so we fought back".

And then I went ahead and asked how they managed to succeed and she gave her reply which I won't share here for want of space, But would be a topic for another day.

Then we brought Holy water, sprayed it on her, She screamed and started her demonic incantations and was twisting her body like a snake.

Then like a flash I remembered Mt 26: 53. It was all about Angelic assistance.

I quickly went to where I sat, picked my anointing oil, opened it and dripped it in circles round where she stood.

Then we joined our hands and prayed " Oh God, send down your fierce looking Angels to help us deal with this naughty thing here"

Suddenly her countenance changed, I could see fear written all over her face.

And then we gave her an order to remain in that circle and that any resistance would be met with dangerous attacks from Angels.

We asked the Angel to give her (the demon) thorough flogging for five minutes for threatening the children of God.

Then after that we asked her to follow us to the altar, since she boasted she will destroy the church in 5 mins.

She obeyed immediately without resistance.

On getting close to the altar, she froze, let out a scream and was covering her eyes in her palms.
We asked her what the problem was, in which she replied " There is a Man standing behind the Altar with dazzling and blinding light covering his face.
His hands and feet looked bloody."

I exchanged glances with the two praying ministers matching her towards the altar and beamed with smiles. We understood what was at play.
Christ is victim, the high priest and the Altar.
I quickly removed my sandals.

We ordered her to climb the altar or risk Angelic attack, She tearfully obeyed.
People of God that was how the demon was begging us to allow her go.
This was a demon that was so violent some minutes ago and was issuing threats here and there.
The demon started begging "please let me go, I want to go"

We replied" Not yet, you have two tasks to perform before you go.
1. You are going to prostate 7 times and proclaim Christ as your Lord and Master.

2. You are to use the Name of Jesus Christ to destroy and neutralize that your kingdom.

After that the Angels would be waiting to relocate you to hell."

And then the demon replied " This humiliation is too much for me. Why are you doing this?"

Then in a harsh tone I spat out " You are to obey orders and not question them.
So now don't waste our time!"
The demon obeyed quickly.
The demon was later neutralized and the girl was saved and finally delivered from marine kingdom.
She is now living victoriously in God's Power.

As a Christian do not downplay the importance of Angelic assistance and the Altar.
There is more to what is happening than what we see physically.

My greetings to you all dear people of God.
Welcome to another edition of my enriching faith articles.
Its nice having you here.

We will be discussing spiritual oppression and how to deal with it.

Before we delve into the topic,let me state here that questions,constructive criticisms and additions are welcomed.
Also, bear it mind that the aim and intention of this message is to edify the body of Christ and bring clarity on the subject matter but not to put fear in our minds. In view of that I won't be going too deep into the topic.

In my rich experience as a Healing minster in the Charismatic renewal, 70% of deliverance cases I had handled in the ministry are mostly cases bothering on spiritual oppression.
Many children of God are passing through one oppression or the other (of which in most times they don't know it).

Now let's quickly define it.

Oppression is simply defined as keeping somebody or something in subjection or in hardship.
When your life is placed under limitation, then some oppressive forces are at work.
When there is something in your life that makes you feel depressed,its most likely oppressive forces are at work.

The Scriptures made us to understand that Christ died for us,so that we might have life and have in FULL.

Spiritual oppression is a serious problem that can leave one in perpetual misery if not tackled headlong.

That is why the scriptures says in 1John 3 :8 "............the son of God was revealed for this purpose,to destroy the work of the devil."

Mind you, we are not talking about POSSESSION yet. When a person is said to be possessed by an evil spirit, it means that the body,soul and spirit are dominated by that evil spirit.

Now, this is where it gets more interesting.
As a Child of God, filled with the Holy Spirit,it is not possible for you to be possessed by evil spirit BUT, you can suffer from one oppression or the other.

When a person is under oppression, it comes with some attendant problems such as strange illness,poverty, spiritual weakness, Failure, stagnancy and in extreme cases suicide.

How do you know you are under oppression?

The following questions can help you discover the truth.

• Do you have constant sex in the dream?(especially with same person).

• Do you eat constantly in the dream? (Not when you are physically hungry before you slept).

• Do you have an insatiable thirst for alcohol?

• Do you have inferiority complex?

• Do you feel spiritually dry?

• Do you always feel you are being pressed down in your sleep?

• Are you always confused or afraid when its time to take important decisions in your life?

• Do you find it difficult to remember important things?

• Do you read about faith or hear faith talks but find it difficult to believe?

• Do you have irrational fears?

• Do you know the right thing to do but find it difficult to do so?

• Do you always feel the compulsion to steal?

• Do you always keep to yourself without any explicable reason?

If yes, to all or any of the above then you need spiritual help.

I understand that some Christians don't like discussing satanic activities either out of fear or spiritual ignorance.

Hosea 4:6 says " our people perish because they lack knowledge ".

I had encountered many Christians who argued that Christ died once and for all(which is very true) for our sake and had delivered us from the bondage of Satan and sin, so going for deliverance or praying for deliverance to them is out of place.

If you belong to this category, bear it in mind that Matthew 11: 12 says " since the time of john the Baptist till now,the Kingdom of God suffers violence but only the violent takes by force. "

Again in 1 peter 5:8 says " Be sober, be on the watch, for our enemy the devil prowls around like a roaring lion looking for someone to devour"

Further more, in Acts 13: 4 -12, a certain magician called Elymas, a false prophet who was with a prominent Government official tried to prevent the official from listening Paul's message until paul brought the full wrath of God upon him and he became blind.
That is how a Child of God should act.

The Devil and his agents has never stopped doing evil and so we the Children of God cannot afford to sleep,snore away and live passively as if nothing is happening.

You have to stop them( the devil and his agents) before they stop you.
You have to waste them( Evil spirits) before they waste you.

As a Child of God, you have to stand your ground and fight your way out using the weapons God has given you as contained in Ephesians 6: 10 -18.

What is the way out of spiritual oppression?

• Break the evil spiritual chain or link.

• Destroy the yoke of limitation. Isaiah 10:27

• Break and revoke every curse,spell, enchantment, hex and incantations against you.

• Carry out a spiritual cleansing of your home, office,business or personal effects.

• Do away with voodoo, witchcraft and occultic objects in your possession.

• Do away with sexual immorality and orgies.

For you to be able to do all these and overcome, you need to COMPLETELY surrender to JESUS CHRIST.
Then you engage in aggressive prayer warfare.
Constantly studying the word of God.
You can approach the brethren or your pastor to help you out too.

Dreams: The Divine Escape!

The spirit of man conveniently loses touch with spiritual wisdom, if it is not updated daily with the word of God.

As promised, this is a follow up to my previous post with the title "Dreams: A lesson in spiritual warfare".


Now, follow me as I unveil the second part of this series.

Here it goes:

I came back to my room after anchoring a powerful midnight prayer ministration at our normal rendezvous on campus.
It was exactly 1:49 am.
I was too tired to change into my pyjamas, so I just hopped into the bed and drifted off.

I found myself in the dream world.

In that dream, I was lying down on the floor when I heard a knock on the door.
The knock sounded like that of my friend and prayer team member, Paulinus.
I was already used to the way he knocks anytime he comes visiting.

I thought he was the one, as I was about to stand up and open, I heard a voice telling me "don't!".

It was a sharp command.

I ignored it the first time and made a move again, the voice repeated again " don't!"

I laid back on the floor.

The knock came harder ....and ..harder ...

I ignored it.

Then the knock changed into a kick, another kick and on and on like that ...

Then I heard a harsh voice saying " open this door or ....( I couldn't hear the rest of his statement).

Next thing I heard was a loud gunshot (I guessed it was a warning shot to scare me into submission).

I didn't budge.

I started hearing some heavy footsteps, not 1, not 2, not 3 ...

They were many.

Again, I heard another burst of automatic gun fire.

I quickly tapped my room mate.
I whispered in a shaky voice " ken get up, we are in danger".

He got up dived under the bed, brought out a dane gun and was about to stand up.

I held him down and asked him " what are you about to do with that gun?"
Without waiting for an answer, I slapped the gun off his hands rebuking him for making such foolhardy attempt.

I was still onto him when the our room window splintered and scattered over the whole room giving way for bullets to rain into bed and room walls.

We began crawling on the floor and tried finding our way through the emergency door connected to another room in the building.

The door was under lock and key but miraculously opened when we gave it a gentle push and made our escape out of the room.

We entered the adjacent room from there to other rooms along like that as if we were passing through a tunnel.

Along the line, my room mate was no where to be found.
I didn't know how he disappeared.

I was now on my own.

Until I passed through the last door and found myself in a Bush close to our lodge.

I started crawling through the bush until I saw them.

Hiding within the thick vegetation, I began scanning through their faces to see if I could recognize any of my assailants.

I also saw what was left of our room- a pile of burnt down debris of wood, stones,bricks and scattered pieces of furniture.

They were rummaging through the rubbles trying to find a corpse.

I raised my head a bit to have a better look at them only for one of them to tap their leader, whispered into his ears and pointed in my direction.

He had spotted me.

I heard the leader back at his boys
"why did you allow him escape you? Find him! Kill him!"

I took off, ran for my dear life.
I was running like a mad man, without any direction in particular but just to escape from them.

There was heavy gunshots from behind me as I ran.

Tree branches were falling all around me obstructing my path.

I was stumbling and falling, rising up to continue my race.

Bullets where whistling past me in their numbers but where hitting the trees, grasses and the rocks ahead instead of hitting me.

As I ran to a distance, I became a bit tired and wanted to rest as the loud booms from their gun shots had subsided.

Not knowing it was all a trick to make me think I had outrun them.

They were flanking me gradually.

Then the bullets started raining again, this time more intense than before.

I was thrown into panic and confusion.

I later summoned courage, gathered all my strength and leapt from where I was and continued the race.
This time more swift, hitting my feet against any obstacle on the way and getting bruised in the process.

My feet was burning like fire but that was nothing compared to the danger facing me.

I Finally ran into a very big tree,too tired to continue running.
I collapsed by the tree with my back against it.

I closed my eyes expecting the worst to happen.

Then I felt a gentle tap on my shoulder.
I froze in fear.

I looked up and saw a handsome young man smiling at me.

He told me to stand up and follow him.
I told him I have no strength left in me.

He then held out his right hand to me and told me to hold his hand.

I did and He pulled me up.

I thanked him, and tried to explain to him what transpired.
He said I shouldn't bother that He saw everything.

I followed him and we left.
As we were on our way I looked back to see my assailant running in the opposite direction in search of me.

I tapped the young man and pointing in the opposite direction I said " Sir, see them in the opposite direction" and he replied " never mind, keep moving".

That was how I escaped.

I woke up.

I woke up from that dream with my clothes drenched with sweat.

Time was 3:45 am

It was dark, there was power outage, I groped for my phone, turned on the lights.
The window was open, still scared from the dream I had. I quickly shut the window, checked the door again to be sure it was properly locked.

Sat down on the bed wide awake till day broke.

I couldn't speak to anyone.

I was solemn throughout.

I took my bath ,dressed up, ran to the chapel and lay down before the tabernacle for 2 hours.

Before I continue,I would like to state categorically that what I am about to put down here is not for atheists,secular people, baby Christians ( who don't appreciate spiritual matters) and immature minds.
If you belong to any of the category listed above then this message may not be for you.
Just ignore it and move on,you will be fine.

It is for those who are spiritually matured and appreciate Spiritual things and want to learn, internalise and apply it in their lives for profitable living.

Now back to the topic.

What is a Dream?

Dream is a state of subconsciousness where man goes about with his soul in motion to book appointments on behalf of his mortal body which is the physical mechanism for carrying out activities.

We have the good dreams and evil dreams.

Sometimes we may have dreams and not remember it or we may not understand the dreams we had and so we let it pass.

We will deal with that later.

Now, the state of evil dream had been the gate through which many people started the journey of disaster and destruction.

Powers of darkness are fully aware of the fact that you cannot be easily captured in your state of full alertness as a result of this they take advantage of the dream state to perform their wicked enterprise.

Six years ago(during my final year in the university), I had two dreams that taught me big lessons I would never forget.
I 'll share them with you one after the other.

Now here it goes:

I just returned home from school to lie down and rest when some guys came to knock at my door.

I opened the door to met them telling me my attention was needed.
They told me a woman was waiting to see me urgently.

I was like "urgently?"
"What's actually the matter?"

So without wasting more time,I followed them to where the woman was waiting.

I saw her,greeted and was looking questioningly at her to tell me what she needed to see me for.

From her looks,she was elderly but has the gait of youth.

She placed her hand on my shoulder and said "My son,there is a battle I want you to fight and believe you can deliver"

I replied "battle?, who am I fighting?"

She smiled and replied "The enemy is very strong and so fierce, are you sure you are ready and prepared for the task?"

My masculine pride kicked in, flexing my bicep muscles and vibrating my chest muscles for effects, I replied " Why not? Show me where the enemy is"

She pointed at a side street with a narrow foot path bordered on both sides by thick green vegetation and told me to follow the footpath to locate the enemy.

I ran off immediately, ready to fight.
Along the path, I found some dwarfs trooping out at me obstructing my way.

I began kicking them off the way angrily till none was left.

I continued my journey.

As I was going farther, I noticed that it was growing darker, as if night was approaching faster than usual.

I suspected nothing.

Then suddenly I came across a Slim and fragile-looking young girl blocking the path with her hands on her waist and her legs spread apart.

Trying to sound polite I said " Please can you leave the way, you can see I am in hurry to get to where I am going "

She replied coldly " Fight me then"

I looked at her condescendingly and laughing derisively I retorted " do you think I came here to fight small girls, who do you take me for?"

I tried brushing her off my path with my left hand and continue my journey.

In a twinkling of an eye, I felt an iron-like grip on my left arm followed by sharp painful jolts.

She was actually twisting my arm to break it off my shoulder.

Aaaaagh!
Damn!

Then it dawned on me how foolish I was.

My carelessness and foolishness has nearly cost my left arm.
I had underrated the Enemy.

Why in God's name did I not see this coming?

I quickly withdrew my arm from her firm grip, staggering back as I did so, wincing in pains as I nursed my left arm.

I became angry not at her but at myself for being so careless and foolish to be so easily caught off guard.

I should have known better.

I stared at her in terror, still trying to recover from the shock of that surprise attack.

I started moving backwards and she seeing how weak I had suddenly become and kept coming closer to finish me off.

She had these murderous look on her face.

I moved back faster to maintain the distance. As I was doing so, I hit my back against a wall that never existed before.

Then it all became clear. No escape route for me.
I had practically walked into the enemy's death trap.

It was a moment of quick decision; either I fight for my dear life or i die cheaply in her hands.

I was losing strength rapidly, I felt helpless and hopeless.

I held my left arm and said what I thought would be my last prayer (it was psalm 23) before she finish me off finally.

I suddenly felt a new burst of energy surge through me, the pain on my left arm was gone.

I moved side ways, she followed then I changed direction quickly she miscalculated.
I capitalised on that and rushed at her, throttled her neck angrily like a wounded Lion.

The struggle continued.

She mustered all her energy to throw me off, I stamped my feet on the ground and stood like a rock.

Seeing that she was losing, she screamed and all of a sudden the dwarfs poured out in great numbers and gather round me kicking my legs and trying to pull my legs off the ground but failed.

I clenched my teeth and tightened my grip on her neck viscously until she disintegrated and scattered into dry bones.

The dwarfs vanished.

The walls vanished.

And saw daylight appearing again.

I ran as fast as my feet could carry from that evil place.

I woke up from the dream.

As I was meditating on that dream, 1 pet 5:8 flashed in my mind , I took up my bible to read.

After which I held my left arm and prayed in the Spirit.

It ended in praise.

It takes two weeks.
We have the 20feet container size and 40 feet as well
