Not too clear tho... But seems okay.... 3 units of 2 bedroom bungalow would be okay and economical to an extent.... Just carry out proper survey of the area before making your final decision tho....

The total plot is 100ft by 108ft .

But we are building the 6 flat on one side of the plot leaving the other half for another project.

The land is big and would accommodate what u intend building.... But what I would advice is that u get a more modern design and an economical one also, it's pays... And of you are afraid of reinforced concrete slab I.e decking... Go for a bungalow and make it four units of 2 bedrooms flats.. Or units of three bedroom.... Or mixed living, but it should be eyecatching at least

It won't into a 120ft X 60ft plot...... A 120ft X 120ft plot would be adequate and I'm sure that's what I said earlier..

I know, I already did a design in SketchUp and I am not even close to being any of the professional you listed and I think this is why building fail in Nigeria. But I digress.

As far as pricing, what you say is nice and all but I need to be able to compare you to other young and vibrant architects.

Can you give me an idea on a fee for a modest but modern 2,000 square feet bungalow in Ibadan?

As for the cost/price of the 2000sqft. Bungalow, I would need detailed specifications before giving you the amount required... And as for approval of plans... That's not an issue... I can get that done... Although the cost would be catered for by the client...

Last figure edited to 83.66ft not 8.66ft as you had it before.
So this building and a small BQ should fit on 60x120ft plot of land to maximize the usage.
