nice designs, pls i thought the building regulations stipulates a minimum setback of 10 feet for the back and sides of a building while the front gets 20 feet? i know this is rigorously followed but why can't u factor it in the design? i have noticed that almost all the designers on this forum don't design houses that would fit into a standard 50 x100 while obeying the stipulated setbacks

Not in all cases, and not in all states, the required setback vary with the land size.. if I were to us that amount of setbacks on a 50 x 50 plot.. I would be having just 30 x 20 to develop a property on.. which becomes practically useless.. the laws aren't that rigid.. there's always room for consideration..

This is a very nice design for BQ. I love it. Good work.
I had one built like this but this is much better design than mine.

Question: Are the Bedrooms in the middle where you can put a metal door linking
both apartment together and it can be locked both sides, in case it needs to be
used as one single apartment for larger family. That is how I built mine..
I like this and may request it in future. Thank you.

With this design it's quite possible to have it that way i.e if you decide to make use of both apartments as one.. . Will post the floor plan, so you can see how it looks like..

The first floor remains same.
