thanks for the responses..

hmmm high? 1k? 5k? 10? high?

i just dey think
Depends on what needs doing. Unless there is a sinkhole or something major damage I don't think it will get to that.

When I say high, let me illustrate, a job that will cost let's say 5k if you go to get a quote from a contractor, the management company could do it for 10k and give you all your share of the bill and there is little you can do about it unless things have changed

pls what is tp1?

something major like road fix right? so it won't be like a yearly thing
Nope. But the costs can be unexpectedly high

Tp1 is like the purchase agreement. When the buyer and seller signs and money has been exchanged, congratulations you are a landlord

how much can road maintenance be though?

Isn't this already tied to the annual management service charge?
Annual service charge should cover recurrent expenses eg street light, common areas, etc. then if something major happens, the cost will be shared amongst all of you

If the unadopted road is managed by a management body........ They might have the financial leverage, to offer you a pocket friendly loan, if you refuse to pay .......

Litigation would be engaged and a charge would eventually be charged to your property (you would not win).........😂😁

Your solicitor CAN only highlight and inform prior..... If you decide to exchange....... You already exchanged your rights.....😂😁
This....

Plus they would pass your case on to debt collectors...

...plus, you can't sell unless you get a management pack(I think that's what it's called)

How much is money ....... When love/care exists in your heart.......😁
Mehn!!!! We need to watch our health and try to be financially literate so we don't need to depend on the govt and care when we get older. I'm guessing a lot of us here are 'youngish' and we should start planning for retirement not just getting the high paying jobs but how to keep as much of our money as we can and make more.

I'm thinking a life in the UK- money thread will be good

for just my side of the road or the entire road that bears the street name?

This means property searches should be done earlier so people know.. at least early in the house buying stage..

responsible? like fixing the road?

is there any hope of government adopting the road?
For new build estates, the builder usually set up a management company to look after the estate. Councils usually do not adopt some of the roads in new builds because they do not want to take on the liability plus sometimes the roads are knot built to standard, the builder cutting costs so the cost of maintenance will be passed on to the residents via a management company set up by the builder. If you look in your tp1, it should all be there. The
Management company in this case will be responsible. They will fix the road and send you your share of the bill.

hi hi, i think i have asked something around this but will try and twist the question

For a tenancy with break clause, If you have to give landlord at least one month notice, and you have a completion date that fits the one month period before you end tenancy, is it okay to trust the completion date and send in the one month notice as soon as possible?
You have over analysed this thing. Best thing, complete then give notice.

I find it funny when folks use the back door statement

Every policy maker knows that higher education is a front door to immigration. Same as with most western societies. This does not mean that every student should stay back.
Its the masters students I partly blame. If I'm paying over 20k, then I would be clear and vocal on what I want. It's my money afterall and locals wouldn't pay anything close.

That was the reason why the government reintroduced the PSW visa. To make the pathway between study and stay more straightforward and attractive.
who approved the PSW visas? were they compelled to?

No. I already told you how there are already systems in place to verify a person's need and to support them to the extent that they require. It's you who's making it seem as if people just wake up, stretch and declare 'I have a disability and I want benefits', and are then handed the keys to councils' vaults to take as much as they like.

I don't mean to sound like I'm attacking you (I really am not) but it's clear that you don't know much about how the system works, and you're basing your perception off articles like the one that started this conversation. Those articles are planted to rile people up against specific demographics, just like the constant attacks on immigrants.

Just FYI, the process of claiming disability payments takes a long time - usually several months, and typically requires assessment by a medical professional. It's also not usually permanent - it needs to be reviewed regularly.

On fraud - (DWP) has published annual statistics on benefit fraud and error which show that estimated disability benefits fraud was just 0.2 per cent of funds paid in 2022-23. Compare that to the funds lost to government cronyism at all levels from councils to Westminster and you'll see it for what it is - a distracting tactic.
now this is an assumption from you. You do not know me and you do not know where i get my information from or how i formed my opinion. I sat with one of these providers earlier this year who wanted me to invest in one of these social schemes. talking about how much they make at the expense of the people who genuinely need these services with inflated contracts. I agree that people need help and should be helped but there are things that can be done to curb some of these excesses.

I was not talking national level, i was talking council level
TravelRe: Living In The Uk-life Of An Immigrant (part 3) by deept(m): 12:23pm On Feb 15, 2024

Now that's taking everything to the extreme.

From your argument, i can say the government should give everything to whoever wants to claim any form of benefits at the expense of every other service it is supposed to render.

So what's your solution? People unable to work or live normally due to their disability shouldn't be supported to have normal lives? Or you think they are paid too much so they should only be kept alive but not afforded any opportunity for leisure?

This individual's case is clearly very unique and that's why it's in the news. Beware of assuming that's the norm (unless you know many other people saving 50k from their disability payments).

Also, whether it benefits the economy or not is secondary. The core question is whether it benefits people to live a good life. What's the point of a robust economy if large swathes of people are living in lack due to not being able to work and earn an income and also not being supported by the government?
1.Social care should not be outsourced. The major winners are the private social care companies, property investors

2.Families should be involved in care and not leave it 100% to government

3.Disability should be dis-incentivized. Some people wear it as a badge of honor and it seems all these benefits encourage people to jump on the gravy train

4. Being disabled does not mean a person cant be productive, subject to the kind of disability they have and can be encouraged to contribute to the society rather than be a liability.

You say this is an individual case, yes a few 10s or hundred people in a council but the impact that is having on council funds to effect its other functions. Besides I didnt say those not able to work shouldnt be supported, was responding to somone who said social care is helping the economy.

Robust economy?

I actually think this adult social care thing benefits the economy in a few ways; mainly because funds from councils keep the care & support homes afloat... Some service users/patients receive as much as £17k monthly from the councils. Without these funds, care homes won't be able to pay staff (immigrants inclusive) working in care. Add free ihs, free school for children generally (immigrants inclusive.) It's a complicated relationship.

However, as long as funds are not being looted like in Nigeria, the system would keep going sustainably.
Benefit the economy? When funds that should be used for other services, build infrastructure and other productive ventures are being cut reducing the general quality of life. In the council I live they released a list of services that they are planning to cut eg. School hours, roads that will be gritted during winter snow, frequency of garbage collection, closing down public buildings, reducing the hours street lights will be on for amongst other essentials services not to add councils going bankrupt, laying off of staff and increasing taxes. This and others with their wider implications.

I am not against social care, etc but the money will eventually run out someday and taxes will continue to go up etc. plus a lot of these providers and users are gaming the system, making loads of money.

As a labour advocate, it is best you follow the foreign policy of your government and the opposition so that when u start the door-to-door campaign, you will have extra points to sell your party..

The current onslaught of the UK/US attack on the Houthis in Yemen is been led by David Cameron because of the Red Sea shipping route.

Rushy can't help his strangling cold economic policy, but can send bombs to the ME/Yemen to kill innocent people all because of the Zionist IsraHell govt controlling his balls. Meanwhile, they are still massively funding Ukraine Zelensky on taxpayers money working in the cold winter!

Hypocritical West!
The money they are 'funding' Ukraine is being put back into the economy. Read that most of the military hardware will be built in the UK. Goodness knows all the T&Cs for the 'aid'.

Not in my experience. I only start paying for Council Tax from the day I move in. I can't pay for Council tax for an empty house and also my residential home at same time. I collect keys and keep paying Council Tax for my current home, then start paying for the new home the date I move in. I may be wrong o, folks can correct me.

As for the Utility Bills, kinda same. Electric and Gas, Water won't really accumulate till you move in so yeah, they overlap but it doesn't really matter.

Broadband, TV License, etc definitely don't overlap.
New build ba?!!! i doubt you'll get away with it for an old property. The seller would have informed the council that they are no longer responsible for the tax and would give them your details. Councils can give concessions and collect no tax on empty house for a period, not indefinitely, but i think the owner would have to apply for it. In some councils the council tax for empty houses are even more than those that are occupied to discourage empty homes.

thanks for making it worse sad lol

How do people manage the timeline considering they're not in control of when the mortgage is fully completed
Usually your solicitor should have a target completion date if the sale is straightforward. You can work around that date with a one week, two week overlap to move etc.

If you have a contract with your landlord, you will have to pay rent on what's left on the contract, however, if you have an AST or rolling contract just give the landlord the required notice. You hardly move house without having some sort of liability for both properties at the same time.

On a lighter note, spend this money grin

More questions:

1. Please how do you people that have completed mortgage transactions manage the timeline between when the tenancy of your rented place is done and when the mortgage deal is successfully exchanged so that you avoid paying rent and mortgage in both places?

2. If one exchanges contract and completes mortgage in Jan 2024, when does one start paying the 1st monthly mortgage payment?
you forgot council tax for both properties

Labour is EXACTLY like Nigerian APC in 2014. Lots of promises. Lots of hot air. Zero substance. Ask them the simplest question about the ‘HOW’ and they begin to starmer (pun intended).
Ask them how they will cut NHS waiting times, they starmer and blow more hot air. Ask them if they are going to decrease or increase taxes, for the ordinary person, they will say they want private schools to pay taxes. Ask them how they will fund their fantasies, they will tell you NonDom. As if nondom is a silver bullet.

Even on this thread, ask the most vocal Labour supporter (missjekyll) she will just go on and on rehashing punch lines.

All, very hot air.

2. My dog could do better than the tories at government. I m not being facetious, I truly believe this.
Dynamics have changed, the world has changed. Governing 14 years ago is different from what it is today. I have no political leaning and I a genuinely willing to learn, not calling you or labour about.

I look in the news, Birmingham city council declared bankruptcy, a labour run council for the greater part of 40 years with services and everything in decline. They are looking on increasing council tax by 10%, the max allowed is 5%. Look at Wales, Labour run; Scotland SNP, all of them are no better.

Why are you so optimistic about Labour? Why do you think they would do better?
