While i agree with a number of things on this thread., i have to point out a few things. I will use my experience as a yardstick because i have built a house in a swampy area and i have built on a sloppy land just as i have built on other terrains. Many a time, it comes down to the budget, location and preference. I got an offer for a plot of land which is less than 5 minutes drive from a major expressway for a knock down price of 2million. That particular land was waterlogged as were a few others but those that were dry land wete going for 4-5million and above. After all analysis, it Was a good deal because whether it was waterlogged or dry land, the plan was for a storey buikding which would have required a raft foundation either way. The only difference is the pile foundation on the waterlogged land and when viewed vis a vis the difference in cost of land, it was a better deal

it will be difficult on 60ft by 60ft. I built a 3 bedroom bungalow in 30ft by 120ft and all the rooms were master bedrooms. I have a kitchen the size of a room and a blacony that is almost as big as a room. And i didnt even utilize up to half the 120ft. The drawback has been earlier stated by other good folks. The building will be to close to your fence as mine is and the rooms will be small. 2 of the rooms in my house are means for my kids. I have only a little daughter foe now who still sleeps on my room so you can understand that my need for space was quite limited. Perhaps you should consider a 5 bedroom duplex whoch will be a better suited plan for the land

thats a raft foundation so it will cost that much especially since its planned as a storey building. There is no one size fits all pattern for building. Ikorodu is more uphill so depending on your own location, you wont need up to that

I also tried the okada business about 7years ago. Infact its the first ventuee i tried after nysc. It wasnt succcessful but it taught me lessons.

i wasnt specific about ayobo. I know its impossible to get 500k land in ayobo. I bought a plot in baba lati area a few years ago for 1. 5m and the least a plot goes for there now is around 3-4million. Even areas close to that pako that lead to hotel busstop go for 1m and above

A caveat emptor has been placed on land in Ayobo in Alimosho Local Government Area of Lagos State, according to the Permanent Secretary, Lands Bureau, Mr. Hakeem Muri-Okunola.

Muri-Okunola spoke in his office, urging the public to be wary of individuals, families, traditional rulers and communities who sell government acquired land in the area.

He said the land covering 455.76 hectares in Ayobo was acquired by the state government, by virtue of its Official Gazette No 15 Volume 34 of May 5, 2001, adding that it was named Ayobo Residential Scheme.

Muri-Okunola said prospective buyers should verify any land before buying.

He advised the public to obtain a Land Information Certificate from the Office of the Surveyor-General, ascertain the status of the land and ensure proper validation of the titles on such lands from the Lagos State Land Registry.

“The unsuspecting members of the public are, therefore, enjoined to take caution by verifying the status of any landed property, else they may purchase litigation, which venture may end up as colossal waste of hard earned financial resources,” he said.

He added that the activities of illegal fraudsters is on the rise in the area, warning that thepublic should be wary of them

there is indeed a scheme on ayobo and last i heard, the government fully allocated that scheme as at 2008 or thereabout. That doesnt mean the entire ayobo is under the scheme. It simply means buyers shoukd do due dilligence when buying there just as people should do due dilligence when buying any land anywhere in lagos. I dpnt understand why people find it difficult to pay a lawyer or surveyor or consultant between 20-50k to perform a search on the land they want to buy. That 20-50k can save you millions while givong you rest of mind. The current house i live in is very close to the ijanikin rose garden scheme. Infact, its less than 150metres away from the boundary and i have no worries because my house isnt within the scheme.

A lot of houses have been built on the scheme and i cant but pity those people because one day, they will suffer the consequences. I had a client who wanted to buy in my area because its very affordable and less than 5mins feom the express. He had initially gone to the omonile and they had showed him one particular plot. When he showed it to me, i already knew it was within the scheme but i wanted him to see it himself so i picked the coordinates and we charted it and he saw it himself. He eventually bought another plot in same area which was completely outside the scheme. We didnt even need to get a consent to survey and now he has complete rest of mind. I advise everyone to do a search before buying any land

You can only get bush land for 500k
depends on your definition of "developed part of lagos". most people make the mistake of asshming lagos begins and ends on the island and mainland. In reality almost every part of lagos is developed with most areas having new sites. I live in ojo local government area of lagos and i can confidently say there are places you can get land for 500k. Might not be a full plot in some areas while in others it might shoot above 500k a little for a full plot. Some might be a little swampy but they are places some people might consider developed. Especially people who want to build on a small budget over a period of time. I have 4 buildings in this axis and i didnt buy any of those lands for above 700k

I know ayobo and i have a propertt there. I believe it is a very good area to buy land and develop it. The only problem is many of the acccess routes havent been done. There is a road that links ayobo to igando, another links ayobo to hotel busstop which is close to isheri, another links ayobo to igbesa. Most of these roads have wooden bridges linking one end to another. If the government can get those roads done, ayobo will become hot cake. Aside from that, the main road from ipaja is sufficient for anyone working on the mainland and island.

Jonathan’s led FG offered to settle with the governors out-of-court by sharing $1 billion and saving up the rest for Nigeria’s children.

The governors rejected the offer. They wanted it all! Since the law mandates that the proceeds of the ECA is shared, the court gave judgement in favour of the governors and the$10 billion was shared!

FG lost, Nigeria lost, our children lost… essentially, we all lost!

Isn’t it foolhardy to find deluded Nigerians cursing and insulting GEJ for not saving and turn round to call Amechi and APC Saints?!

The Nigeria Governors forum went to court because the FG was illegally deducting from the ECA in the name of emergency which is why the governors insisted that rather than FG spending tbe money, it should be shared to all the states. Besides of the entiee amoubt, the FG got 55%. What stopped Iweala from saving that? Didnt they also spend/loot it?
